An interesting article on sustainability and accreditation Vs occupancy and use by Adam Strudwick in Building Design. "Joint research by Knight Frank and BRE shows that of the 4,500+ offices leased in central London between 2020 and 2023, the proportion of those within BREEAM ‘Excellent’ and ‘Outstanding’ rated buildings has risen from 28% to 42%. And yet, with average office occupancy levels across London and the UK still sitting at around 35% - according to Remit Consulting’s latest ReTurn Report – the net sustainability of these certified-green spaces remains debatable." https://lnkd.in/eW8VtjUH

You’ve got to love a project that treats sustainability as an integral part of the design, rather than being simply an add-on. I introduce ‘Holbein Gardens’…….. Rethinking Steel: Sustainability at the Forefront in London's Holbein Gardens ♻️️ This project is pushing boundaries in sustainable construction: Holbein Gardens by Heyne Tillett Steel! The office development in London's Sloane Square is a shining example of how we can transform outdated buildings into awesome workspaces with a focus on circularity. Here's what makes Holbein Gardens so interesting: ▶ Pioneering Steel Reuse: A whopping 35% of the structural steel used in the project came from reclaimed sources! This not only reduced embodied carbon but also helped establish a more sustainable approach to construction. ▶ Modern Meets Retro: The project involved refurbishing a 1980s office building and adding a new floor. This clever strategy breathes new life into existing infrastructure while creating a modern and flexible workspace. ▶ Net-Zero Hero: Holbein Gardens is designed to be a net-zero carbon building by 2030. This achievement is thanks to features like an all-electric design, extensive greening, and innovative materials. ♻️ By prioritizing reuse and achieving significant carbon savings, Holbein Gardens sets a new standard for sustainable office development. #SustainableConstruction #SteelReuse #CircularEconomy

Totally agree and this applies to public places. We must create strategies that make places engaging, immersive and vibrant 24/7, to deliver social, cultural and commercial sustainability
"It is surely common sense at this point, but it still needs to be said loud and clear: we need spaces that are as full of life as they are sustainable." Demand for sustainably-certified buildings may be growing in the UK, but workplace occupancy levels in cities like London are still hovering around 35%. As an industry, how can we ensure we are creating spaces that people actually want to use? Adam Strudwick spells out the need to step back from our hyper-focus on green building credentials🌿 🏢 and ensure we are designing for buildings that will be cherished and bustling with activity - in the latest opinion piece for Building Design. London’s underutilised spaces show us what true sustainability is (hint: it’s not a certification)

The new trend in sustainable offices that might surprise you… While sustainability is a requirement in many projects, most commercial buildings are made from concrete and steel. No matter how many plants you build into them, in carbon footprint terms, it's a bit like Darth Vader holding a daisy. Sustainable offices are shifting toward using timber as the primary building material. Unlike traditional concrete and steel structures, timber is carbon-neutral, stronger than steel, fire-resistant, and has a lighter carbon footprint. Architects are increasingly choosing wood for its sustainability and organic aesthetic. The 15-storey T3 building in Melbourne is proof that we can produce beautiful office spaces that people want to work in. #GrayJohnson #CommercialRealEstate #MelbournePropertyMarket #CommercialRealEstateTrends #RealEstateTrends

It's World Green Building Week #WGBW24 from the World Green Building Council 💚 🏢 💚 🏗 Typical office space can undergo around 10 interior fit outs during an average operational lifespan of 50 years. These include modifications to the layout, new partitions, furniture, and technology infrastructure, as well as updates to the electrical and mechanical systems. While these such renovations or refurbishments are necessary to accommodate changing tenant needs, they can easily exceed 50% of the building's total lifecycle carbon emissions - eek! At JPA we help clients furnish for longevity and circularity, supporting products from specification to decommissioning and everything in between- including in-use maintenance and support. Helping our clients get more out of their furniture by using twice or three times as long as usual can save 50% or more waste, carbon and procurement spend - ask us how at hello@jpa-workspaces.com #responsibleconsumption #responsibleproduction #responsibledesign

🌲 Living in a tress house? but how and where? 🏡 Buildings that feature greenery and natural light do more than just look good. The green spaces prove beneficial to building occupants, and even the building itself stands to benefit. The research on how indoor greenery impacts employee health and productivity can’t be refuted, and its positive effect continues to be seen. When plants are used on the walls and roofs of buildings, the results are positive too: 1. Plants reduce energy usage. 2. Plants extend roof lives. 3. Plants moderate temperatures in hot spots. 4. Plants even can provide fresh vegetables for building occupants https://lnkd.in/gZhvcmgQ #GreenBuildings #SustainableDesign #BiophilicDesign #IndoorGreenery #EmployeeWellbeing #ProductivityBoost #EnergyEfficiency #RoofGardens #earn #ClimateAction #HealthyWorkspaces #GreenRoofs #EnvironmentalBenefits #GreenArchitecture #business
