BUILT IN ONE DAY....let that sink in for a minute. Just imagine how many single family homes can be built if the City would create a better process in releasing the city-owned vacant properties. Think about it. It's been reported that the city has 10,000 vacant lots - mostly on the south and west sides. Hypothetically, if all 10,000 vacant lots were developed (at minimum) into single family homes and let's say the average property tax for a 1,700 square foot new single family home was $3,000 annually, the City would potentially generate an additional $30 million annually in just property tax revenue. And most of these city-owned vacant lots have been vacant for more than 20 years. So, let's do the math again. $30 million annually multiplied by 20 years equal $600 million. So, if my math is correct, our communities mostly on the south and west sides have been robbed of nearly $600 million in programs and services that are generally paid through property taxes. Not too mention loss of equity, wealth, and stability for the community. Think about the retail industry that counts rooftops and measures the vacancies in our neighborhood to determine if they will invest into our communities. Thanks to companies like Kinexx Modular Construction, you can assemble a single family home in a single day. Our organization is slated to do similar modular homes but we are still waiting for the city to release the vacant lots we requested. Great job to all for pushing through and accomplishing this amazing task for Roseland.

The Santa Maria City Council will soon make a decision to adopt a General Plan that will have enormous consequences for the future of our community. Proponents of a no new land policy say the community doesn’t need new land today. Probably true. But a General Plan isn’t about today … it’s about the next 30 years. It’s about making sure that the next generation gets to live in a great, well planned community. We encourage the City Council to select a planning model for their staff to study that explores several future scenarios and, ultimately, to select the approach that gives Santa Maria the best chance of being the premiere city on the Central Coast to live, work, and play. Some ideas included in my 2021 & 2022 Holiday Greeting 'Cards' were adopted by the provincial government this year. I'm hoping many of the 12 ideas in this year's card will one day become policy. They include a new approach to property assessments; allowing housing to be integrated with light industrial uses; a greater emphasis on home sharing and flex housing; wider application of retractable balcony glass without impacting FSR calculations; a request to stop selling density; and adopt a new approach to financing growth; a call for greater application of modular housing; and individually owned 'fee-simpl' rowhouses; new incentives to retain heritage buildings; a nexus lane for prequalified applicants at city hall; and a revised local area plan for the Downtown Eastside. https://lnkd.in/gC8fciTk

Our neighborhoods are more than just geographical areas; they're living, breathing entities with their own unique character and charm. That's why I advocate for zoning practices rooted in cultural, architectural, and social considerations. By doing so, we not only preserve what makes our communities special but also enhance property values and foster a sense of pride among residents. Moreover, the risks associated with blanket rezoning cannot be overlooked. From increased congestion to strained infrastructure and declining service quality, the potential drawbacks are concerning. We mustn't rush into transforming our neighborhoods without carefully assessing the local market dynamics and considering the implications for residents and homeowners alike. While I acknowledge the urgency of addressing housing affordability, I firmly believe that a targeted approach to zoning is the way forward. By embracing sustainable growth practices and prioritizing initiatives like preserving green spaces, promoting energy efficiency, and encouraging smart development, we can strike a balance between meeting housing needs and safeguarding our environment. But perhaps most importantly, we need to ensure that the voices of all stakeholders, including residents, property owners, and real estate professionals, are heard loud and clear throughout this process. Robust community engagement, transparent dialogue, and meaningful consultation are non-negotiables if we truly want to shape a future that reflects our collective interests and values. As we navigate through this pivotal moment, I urge my fellow Calgarians to educate themselves on the potential implications of blanket rezoning. At Committee of the Whole last week, Council approved the recommendation for: 1. The demolition of George Street School 2. To begin the public consultation process for the design of the park 3. To proceed with the process to rezone the George Street property through a public planning process. This passed with a 5-1 vote (Councillor Gaertner opposed and Councillor Gilliland was absent). This recommendation will need to be ratified at Council at the end of the month. The vision – as per the draft conceptual drawing, includes the creation of a new park for which public consultation will soon begin to gather input from the community. This will ensure that the park is tailored to the needs and preferences of local residents as well as the community at large. Key elements under consideration include playgrounds, green spaces, walking paths, and recreational facilities. In addition to the park, the recommendation is to begin a public planning process. This public process will ensure that any changes to zoning regulations reflect community interests and promote balanced development. The vision for the proposed housing will be designed to complement the park and surrounding neighbourhood, providing much-needed residential options while maintaining the area’s character. Residents will have ample opportunity to provide feedback and contribute to discussions through the public planning process on how the site can best serve the community. This approach is one that will provide much needed parkland in Ward 2 in a fiscally responsible way, as the Town will recoup some of the costs associated with the purchase and the park’s development. The vision for a new park and compatible housing development will enhance the community’s quality of life and create a welcoming environment for current and future residents. (I'm looking at you, City of Phoenix, where over 600 people died last year from heat-related illness, mostly due to being unhoused in extreme temperatures) Looking for innovative solutions? How about combining more efficient buildings, decreasing heat-trapping parking lots, while increasing population density that can support local businesses and mass transit use? Take a look at zoning reform and how City of Minneapolis is getting it right: '"The zoning reforms made apartments feasible. They made them less expensive to build. And they were saying yes when builders submitted applications to build apartment buildings. So they got a lot of new housing in a short period of time," says Horowitz. That supply increase appears to have helped keep rents down too. Rents in Minneapolis rose just 1% during this time, while they increased 14% in the rest of Minnesota. ... The Sundial is the sort of building many cities want more of: housing that offers options for people at different income levels and different stages in their lives, in neighborhoods that already have amenities like restaurants and transit routes. Meg McMahan, planning director for the city of Minneapolis, says the Sundial is a good example of how these reforms can make more housing units possible in more places. It's no accident that throwing out the parking rules was vital to the Sundial's construction.
