You’ll need to prove, in the event of an audit, that you have materially participated in the rental real estate you are taking income from. Here is a list of material participation activities that could be used for hours: - Showing Property for Rent - Taking Tenant Applications - Screening Tenants - Preparing and Negotiating Leases - Cleaning/Preparing For Rent - Doing Repairs Yourself - Doing Improvements Yourself or Arranging Improvements - Hiring/Supervising A Resident Manager (Careful to avoid conflicts with participation hours.) - Purchasing Supplies/Materials For Your Rental Business - Inspecting The Property - Responding to Tenant Complaints and Inquiries - Collecting/Depositing Rents - Evicting Tenants - Writing and Placing Advertisements - Maintaining A Website Include date, hours, location, and specific tasks. Ultimately, you are the one who is responsible for the log. Play the game with accuracy and integrity.
