West End Developments, the local partnership developing the Kèjän + Rogers land parcel (formerly 5th and Rogers), has started pre-construction work. This work includes evaluating the escarpment slope stability risks and mitigations, assessing geotechnical and groundwork requirements, and conducting a hazardous building materials assessment prior to demolishing the existing site structures. Efforts are underway to try and save the existing buildings to reduce waste. "We are working hard to complete key activities required prior to construction. This development will add vibrant spaces for both residents and businesses to the heart of our city and the positive impact of this project will be felt for generations," said West End Developments Tiffany Eckert-Maret. Upcoming priorities for West End Developments include furthering site design and working with the City of Whitehorse on utility and servicing needs, permits and regulatory approvals. The partnership is also planning a community engagement process to bring local values into the design and development of the site. "The Kèjän and Rogers development will help revitalize an underutilized area of Whitehorse by attracting residents and businesses, helping to strengthen the city’s downtown core," said Premier and Minister responsible for Yukon Housing Corporation Ranj Pillai. "Our government is pleased to support local business in the development of much-needed housing and commercial spaces. This project reflects our shared commitment to building stronger communities, and it highlights the important role we all play in shaping a vibrant and sustainable future for Whitehorse." The Government of Yukon signed an agreement in March 2024 to sell the Kèjän and Rogers site to West End Developments for a nominal fee with sale conditions for the development partnership to take on the liabilities and costs associated with the site. "Today marks an important milestone in this critical project. Kèjän and Rogers will significantly enhance housing and commercial opportunities in Whitehorse, paving the way for growth and innovation in downtown south," said Minister of Energy of Mines and Resources John Streicker. "It is exciting to see this project moving ahead and we look forward to the concrete benefits it will provide for Yukoners." Phoenix's industrial market sees build-to-suit projects thrive despite a development slowdown. While overall industrial construction is taking a breather, Phoenix is experiencing a trend in build-to-suit projects. Recent reports show a surge in delivered space (around 9 million square feet in Q2), pushing the vacancy rate above 10%. The Journey of ZedX Construction LTD In January 2024, fueled by a passion for building and a dream of leaving a mark in the construction industry, ZedX Construction LTD was born. We envisioned ourselves as a key player in transforming landscapes, erecting sturdy structures, and delivering quality that spoke louder than words. But as we quickly learned, dreams in the construction world often come with hefty challenges. In our first six months, optimism ran high. We hired a relatively large team, rented a spacious office, and invested in equipment we thought was necessary. Our first few projects came in quickly—small residential houses, a commercial warehouse, and some renovations. However, cracks soon began to appear, not in our structures but in our business strategy. We overestimated our capacity to handle multiple projects at once. Cash flow became tight as clients delayed payments, and overhead costs mounted faster than expected. Meanwhile, errors in estimating costs on projects led to slim or nonexistent profit margins. We even took on a large project that seemed like a golden opportunity but turned into a nightmare due to unexpected site conditions and poor subcontractor coordination. The stress was palpable. We were stretched thin, morale among the team wavered, and I often questioned whether we had bitten off more than we could chew. In one particularly tough week, I spent sleepless nights wondering if ZedX Construction could even survive the year. It was during those challenging months that I learned one of the most valuable lessons of my career: remain small until you figure out what works, then expand. We decided to pivot. We scaled down operations, letting go of unnecessary expenses and focusing only on core, manageable projects. I personally met clients to rebuild relationships, and we took the time to reflect on what we could sustainably deliver with excellence. Instead of pursuing every opportunity, we became selective, choosing projects that aligned with our expertise and resources. By the end of the year, things started to stabilize. The scaled-down approach allowed us to deliver better quality and establish a reputation for reliability. Clients began referring us to others, and our pipeline of work began to fill with projects we were confident in handling. Now, ZedX Construction LTD is slowly but steadily growing again, but this time with a strong foundation built on the lessons of humility, patience, and adaptability. While it’s tempting to chase big dreams immediately, this experience taught me that growth is a process, not an event. The journey of ZedX Construction is still unfolding, but one principle guides us every day: start small, learn the ropes, and expand only when you're ready. A fantastic proposed solution to quickly deliver much needed housing. Given that the majority of a building’s carbon footprint is from its operational use (think heating and cooling), when designed properly, the high thermal mass that is inherent in precast buildings minimises internal temperature fluctuations. That means a LOT lower energy is needed for artificial heating and cooling. Plus there are the added sustainability benefits of precast (think not just environment, but society and economy too), like SIGNIFICANTLY less waste, use of waste products like flyash in concrete mixes, safer construction sites (work is transferred from site to safer factory-controlled environments), low impact construction (cleaner sites with less material deliveries, dust etc), less concrete requirements (efficient factory processes and innovative products like hollowcore), durable structures that are termite, flood and fire proof, fast and cost effective construction, and importantly, employment of local communities.

Cleveland’s Industrial Construction in 2024: A Mixed Bag of Trends The Cleveland industrial construction market is wrapping up 2024 with 38 completed projects totaling 1.6 million square feet (msf). This marks the lowest annual total since 2015, significantly trailing prior years. Speculative new construction has slowed considerably in 2024, but this reflects a shift in overall market rather than a lack of demand. High interest rates, economic adjustments, and elevated material costs. For developers with completed or near-completion buildings, this presents a significant opportunity. The demand for move-in-ready facilities remains strong, and those who can provide functional spaces in this climate are well-positioned to thrive. However, there’s a silver lining: 22 projects are currently under construction, adding a 4.6 msf to the market. But these numbers come with important context. A significant portion - 2.5 msf - is attributed to Ford’s Avon Lake expansion, where a new electric commercial van will be manufactured. Another 747,000 square feet comes from HC Companies’ new facility in Middlefield. HC Companies will be vacating several other existing facilities throughout Northeast Ohio. Looking ahead, there’s market chatter about a major build-to-suit facility in Lorain County, potentially adding 1.1 msf. In one of its latest social housing projects, Midland Heart has explored how traditional concrete construction methods can be used to meet the new Future Homes Standard. A 12 home development in Handsworth Birmingham was built on former brownfield land and has been designed to deliver an 80% reduction in operational carbon. As the construction industry develops, brokers must research coverage for prototype buildings and materials. These "prototypes" may not be untried, but they're not yet widely used in Canada. Modular construction is gaining traction, offering faster construction times and improved quality control. However, risks like transportation and storage losses must be considered. Eco-friendly buildings are another growing area, but they also bring risks.
