The antithesis of Jane Jacobs This is an absolute DISASTRE for heritage buildings in Calgary. A huge economic disincentive is being created to redevelop vs retain (heritage )- its is so obvious . Why would anyone (apart from some charitable souls) keep a heritage building when it’s more economically attractive to redevelop than retain ?! The group-think among so-called “progressives” in Calgary is off the charts - and the City Planning department has less creativity to deal with this than the chickens I used to have. Blanket rezone -wow that’s creative . Without mitigation strategy to make it economically equivalent to retain a Heritage property as to redevelop it , this will be a disaster. The city makes mistakes constantly and repeatedly . It upzoned bridgeland in the 1970s and saw the community empty of owner occupants and huge disinvestment - so it had to change course and downzoned again . The 2008 Hillhurst Sunnyside ARP was a huge boondoggle - upzone parts of heritage community without any mitigation strategy . Heritage has been lost and will continue to. . Either create proper mitigation tools for heritage or leave inner city alone . BTW will be bad for affordability too - many older properties are broken into multi units and is cheap housing Bad, bad , bad

Well, this has certainly been a controversial issue, testing the powers and controls of local and state governments, particularly in the context of housing. The truth is that this site, and many others like it, have to be considered as Gold Coast’s population grows. The question is, what will it look like, and how can we best involve the community in this journey? I would be surprised if the council weren't considering a longer-term plan for similar underutilised land parcels and their role in mixed-use developments, including housing, while maintaining a green and eco-friendly footprint. However, it has to act decisively, with close to 16,180 new residents arriving every year up to 2046. It will be interesting to see how the process unfolds from here. On Friday I attended the Sunshine Coast Business Council’s CEO Lunch. The topic was, “Regional Housing strategies to accommodate growing population and address homelessness.” Jen Williams, Queensland Executive Director for Property Council of Australia Queensland presented and moderated a panel with Emma Thomas, Sunshine Coast CEO and Larry Sengstock, Acting Noosa CEO. Some critical takeaways: Sunshine Coast Median House prices are the fourth highest in the state, just below a million dollars and our social and affordable housing is one of the lowest percentages in the state. The only way we will be able to accommodate the continued migration will be to look at other types of housing than single detached. This will need to include more three to five level buildings and will likely include more mixed use designs. The draft Shaping SEQ 2023 is pretty clear about this as well. Premier House needs significant maintenance, with a recent report suggesting the prime minister's official Wellington residence needs tens of millions of dollars worth of work. But is it worth it? Tommy's Real Estate sales director Tim Clark told Breakfast this morning: "First and foremost, I believe the prime minister needs somewhere that they can host other international dignitaries. "There's some interesting things with the building though, the report came out at around about $30 million to get the property back up to standard... That's a significant amount of money, obviously, [but] it is a significant building. "But in terms of what the building could offer, there's been some precedent."
