A new multi-story warehouse being built in Chicago. This reminds me of multi-story retail and some of it's downfalls. Can you find tenants willing to lease? Can you achieve the rental rates needed to justify the higher construction cost? With the ability to always build a little further out, we do not have the same land constraints in Dallas/FW. Although, as demand for larger warehouses continues to grow as does our population (2020-2023: +423,000) in densely populated areas, especially e-commerce distribution, we could see similar developments explored.

As a born and raised Chicagoan (now residing in Austin), it’s pretty cool to see the groundbreaking development of its first multi-story warehouse at 1237 W. Division Street. Highlights of the project: ◾ Situated near the Loop and North Side, this 1.2 million-square-foot project offers unparalleled access for tenants serving a dense consumer base. ◾ With ramps and parking for cars, vans, trucks, and semis on multiple floors, this vertical warehouse is designed for efficient logistics, even in challenging weather conditions. ◾ The design doubles the available storage space within a limited 11.5 acre footprint – a significant advantage in a high-demand area. We have seen multi-story distribution centers built in Asia and Europe for decades (some projects reaching as high as 5 stories tall). In recent years, developers in the U.S. have followed suit in densely populated cities such as Seattle, New York, San Francisco, and now Chicago.
