A new multi-story warehouse being built in Chicago. This reminds me of multi-story retail and some of it's downfalls. Can you find tenants willing to lease? Can you achieve the rental rates needed to justify the higher construction cost? With the ability to always build a little further out, we do not have the same land constraints in Dallas/FW. Although, as demand for larger warehouses continues to grow as does our population (2020-2023: +423,000) in densely populated areas, especially e-commerce distribution, we could see similar developments explored.

The biggest challenge? Finding the right space -- at 2601 Lively Blvd., Elk Grove Village, IL -- for a corporate consolidation in a highly competitive submarket. Jim's secret to success? Always focusing on the clients’ needs.
