It answers the fear of what neighborhoods would look like with more housing. Spoiler: they will look almost the same as how we used to build neighborhoods. The report talks about Junius Heights and other older neighborhoods that already has this kind of Missing Middle Housing. We can build these kinds of neighborhoods all across Dallas, along with adding more housing in those older neighborhoods. It also goes into the many benefits for both homeowners and the city as a whole. And it makes clear that it's not the only way we should add housing but is a first look that will likely be what works for most existing single-family homes. When we began revitalizing the East Liberty community according to the community's vision, we knew that we needed to tackle the scale of the problem. That meant taking on real estate risk and implementing a strategy of “Test Drives, Flips, Targets, and Mothballs.” ➡️ We rented houses in good condition to prospective buyers to "TEST DRIVE" the neighborhood, ➡️ FLIPPED houses in fair condition to new buyers after moderate improvements were made, ➡️ Developed nuisance and poor condition properties as TARGETS to supply move-in quality homes to new buyers, and ➡️ MOTHBALLED properties for future development that would drain resources. This strategy has led to a total of 738 properties being land banked and put back into active service, with 320+ houses acquired and rehabbed, many of which were then sold to low-income buyers.
