We had a really good start to the year when our client Donard Real Estate gained approval for their mixed use scheme in Woking, Surrey, a few weeks ago. It was an exciting project incorporating 272 build to rent units, with Pulsar providing transport and highways advice from an early stage right through to planning submission. Milwaukee is the Center of Mass Timber Momentum High-end apartment structure The Ascent home to world’s tallest mass timber building, with another to possibly follow. Think of a high-tech version of Lincoln Logs, and that begins to scratch the surface of the engineering behind the tallest mass timber structure in the world, Ascent Milwaukee. The Ascent opened with plenty of attention in 2022 as a multi-purpose high-rise in downtown Milwaukee with 259 high-end apartments and first-floor office and restaurant space. The 25-story structure is one of the newer buildings in the city’s revitalized downtown area. But the words “mass timber” still grab plenty of attention two years later as an emerging technology. For some, the idea of living or working in a structure made mostly of wood seems odd. “What happens if there is a fire?” is a common and even expected question for the owners and facility managers of the building, New Land Enterprises of Milwaukee. But gradually, the idea of using mass timber to construct buildings – and increasingly more in the commercial and institutional facilities world – is gaining momentum. https://lnkd.in/g-_UAUYB

Swindon Borough Council has given the green light to plans for a district center in the expanding Wichelstowe development. Designed by BDP (Building Design Partnership Ltd), the Wichelstowe district center will stretch across both sides of the Wilts & Berks Canal, featuring a market square intended to bring the community together for various events. The council submitted plans for the district center in two separate applications, aiming to support the growth of the Wichelstowe neighborhood. Positioned as an urban extension on Swindon's southern periphery, Wichelstowe sits between the town and the M4 motorway. Over the next two decades, Barratt Homes and sister company David Wilson Homes, in collaboration with Swindon Borough Council, plan to construct up to 4,000 homes in the area. Known as Canalside East and Canalside West, the two segments of the development are crafted to infuse vitality into the locale throughout the day and into the evenings, fostering a vibrant atmosphere year-round with versatile spaces for a variety of activities. BDP not only conceptualized the project but also provided landscape architecture and mechanical & electrical services. Nicholas Ellis, associate architect at BDP, emphasized the significance of new neighborhoods in addressing the country's housing requirements. He highlighted the importance of establishing a dynamic center to unify the community and enhance the overall residential experience. The thoughtful design of the district center aims to encourage social interaction, offering ample indoor and outdoor communal areas while maximizing the appeal of the canal and incorporating abundant green spaces. This is a building that, seven years ago, would have been one of the 50,000 that are demolished every year to make way for a shiny new build – out with the old, in with the new. So the brief was simple. Reset the standard for what a refurbishment can achieve and deliver. Fast-forward over half a decade and we are only six months away from completion of one of the highest performing, amenity-rich and most sustainable developments in London. All rekindled from a Richard Seifert mid-century classic that was commissioned originally for Woolworths as their UK headquarters. It’s difficult to distil what is truly special about this building. We’ve created market-leading amenity throughout the whole building, given every floor a private garden, extended the building by 50 per cent using mass timber, planted over 4,000 trees, saved 4,240 tonnes of carbon through building re-use, achieved BREEAM Outstanding, removed all fossil fuels from our energy supply and we were the first building in London to achieve AirRated Platinum. It really is a building of superlatives. One of the key parts of developing Civic Heart was the re-design of a significant portion of Mends Street, turning a former fragmented suburban block into a vibrant, community-driven destination. In creating a true island site, Civic Heart wasn’t just about the residential apartments, but the experience of interacting with the building at a community level. With the help of Tim Davies Landscaping, we came up with a plan to carry out significant public domain upgrades and a re-design that would allow the narrowing of a central section of Mends Street and the widening of verges to create a safer shared space for pedestrians and drivers. The resulting space features design elements developed in collaboration with Element Advisory; - Local Indigenous words and their English meanings on select pieces of public seating - Seating area shade structures feature Indigenous flora patterns built in to create shadows on the ground throughout the day - Slabs cast into the ground tell the story of the area over the years, from deep time through to key European development of the area. Civic Heart’s position set-back from the street prioritises pedestrian experience and enhances the walkability of the site, while the addition of indoor/outdoor “rooms” and public seating blur the boundaries between public and private. Last week, I presented a major application to Planning Committee, which was supported with a large majority by Members. The scheme itself comprises the erection of a 37no. Storey residential tower, sited to the north of Hagley Road and this forms part of the New Garden Square Development, the first phase of which is now almost complete and set for imminent occupation. The tower will feature over 400 new apartments, offering one, two and three bedrooms units for private rent, with ample internal amenity space on offer to residents in the form of an on-site gym, meeting rooms, work spaces, lounges etc. as well as a roof terrace. Externally a network of spaces are to be provided with public access at just over 2,400 sqm. As the case officer, it was important to ensure the highest levels of design were achieved to create an identifiable, key marker building, to sit at this western gateway to the city core. Along with a high quality public realm at ground level for the public to enjoy. A financial contribution of £1.9 million pounds was secured as part of recommendation, to fund off-site affordable housing in a form and setting to be determined by the LPA, which meets the most urgent need of the city. New Garden Square aims to provide over 1,200 new homes within this sustainable location, just outside of the city core, adjacent to the Metro line, with a high quality urban park at its heart. Such approvals no doubt show the city’s resolve in providing much needed housing in all forms, at scale, without comprising on design or place making. I feel this is a truly exciting scheme which will have a transformative impact upon the local area as well as the city sky like. The two projects below are poised to transform the area, bridging the gap between the established healthcare district and the more urbanized parts of Scottsdale Road. A significant development is underway at the intersection of Mayo Boulevard and 64th Street in Phoenix. JLB Partners has proposed a mixed-use development on a 51-acre parcel, including residential, hotel, retail, restaurant, and office space. The project is designed to harmonize with the surrounding area, prioritizing walkability and modern architecture. Simultaneously, a 44-acre parcel at the southeast corner of the intersection has been purchased by Michael Lieb and K. Hovnanian. While the specific plans for this land are not yet clear, given the surrounding development, a rezoning and potential mixed-use development are likely.

Creating quality infill housing at Blue Lion Building often means laying out multiplex units that feel house-like. I've talked about this with anyone that will listen for 10+ years and encountered a lot of scepticism (because of efficiency ratios) along the way. I think the proof is in the happiness of the occupants, the beauty of the interiors, the consistent absorption of these units as primary residences, the long term stability of our units in the resale market, and also the returns for investors. More expansively, this kind of thinking highlights our company wide commitment to architectural solutions for social and economic issues. Zooming back to this Ossington built, I walked through a 4 year old Triplex to explain our approach in detail. I highlighted the many dimensions in which this scheme is succesful - urban planning, occupant privacy and comfort, construction logistics, longevity of the build, collective ownership of infrastructure and interior design opportunities.
