Across the UK, building owners are actively preparing their properties for a low-carbon future through a variety of retrofit projects aimed at enhancing building performance. Accelerating the retrofitting of existing commercial buildings is crucial to achieving the Net Zero 2050 goals. A report by property consultant JLL estimates that the UK needs to increase the pace of retrofits by 5% annually, requiring double the retrofitting levels seen in the past decade. This acceleration involves reducing the carbon footprint and energy consumption of a vast array of buildings. Additionally, it is essential to equip the construction workforce with the necessary skills to deliver buildings suited for a low-carbon future. Efficiency and sustainability are the cornerstones of these projects, as both private and public sector landlords strive to meet new regulatory standards and cater to the demands of increasingly environmentally conscious tenants. They are also adapting their properties to cope with changes in the UK climate, such as hotter summers and wetter winters. With 90% of properties across Europe at risk of seeing their value fall by an average of 30% as a result of incoming decarbonisation legislation, there is an urgent need to adapt buildings quickly. Juliette Medana, JLL argues that regulation is an opportunity to deliver much-needed change, placing pressure on investors but also on occupiers, to choose sustainable buildings and use them effectively to close the performance gap. In fact, occupiers are already ahead of the market, with JLL data suggesting that 30% of occupier demand for low-carbon buildings in 2025 will not be met. The industry rapidly needs to increase the rate of retrofitting buildings - currently sitting at 1% per year - to match this growing demand.
