Places for Everyone plan for new homes, jobs and sustainable growth in Greater Manchester reaches its final stage, following a report by planning inspectors which concludes the plan is sound and legally compliant with recommended modifications. Places for Everyone is a long-term plan of nine districts in the city-region: Bolton, Bury, Manchester, Oldham, Rochdale, Salford, Tameside, Trafford, and Wigan. It's a comprehensive joint development plan of the districts that will determine the kind of development that takes place in their boroughs, maximising the use of brownfield land and urban spaces while protecting Green Belt land from the risk of unplanned development. 🚨 Guildford Borough Council has started the review of its Local Plan 🚨 The revised Local Plan will guide the strategic direction of future developments, including residential projects, infrastructure improvements, and environmental sustainability policies. The review is in response to growing housing demand (partly thanks to the new housing standard calculation method) and some big changes to the national planning policy framework (NPPF) introduced by Angela Rayner, Secretary of State for Levelling Up, Housing, and Communities 🏘️🏗️. The whole process will take about 2.5 to 3 years, with at least two chances for the public to give feedback. It’s important for anyone with an interest in Guildford’s future to get involved! Great to see this initiative & proactivity from Tom & team @ Mayo county council. With over 72,000 long-term vacant in Ireland, primarily outside Dublin, and with 1m new jobs amongst young a decade chasing just 50,000 First time buyers new homes a decade under Planning regulator / Dept of Housing / county housing plans, using some of those long-term vacant to increase the supply for first time buyers through regeneration with existing owners would double the first time buyer rate a decade in high demand counties in the West, South West, Borders which have three years worth of first time buyers supply above EU average vacancy rates (5%) in towns And an existing home doesn’t have the problems of poor infrastructure legacy & lower carbon, improving SDG’s.

"I strongly agree" A productive morning out of the WSP in the UK office with three highlights that truly stood out: 1.- Exciting Progress: It was great to see the Midland Metro Alliance Birmingham Eastside Extension works and how they are starting to define the site boundaries of Martineau Galleries scheme. I have been lucky to be working on this regeneration scheme for the past few years supporting Hammerson. It’s always rewarding to see planning come to life! 2.- Topping Out Celebration: Had the pleasure of attending the topping out ceremony for the Glasswater Locks residential development. A key milestone in a project that’s set to bring fantastic new living spaces to the area by Berkeley Group Plc, St. Joseph team. 3.- Inspiring Conversations: I met a group of scholars conducting a survey on urban regeneration in Birmingham. One of their questions: “Do you think the regeneration around the area (we were opposite Millennium Point) is benefiting the community?” I immediately ticked the "I strongly agree" box. Amazing how young people are getting awareness on what is, and what regeneration means, in a city context like Birmingham. Big things coming to the south side of the Colorado River...I mean SoCo on Lady Bird 🤣 🏙️ **Austin's South Central Waterfront District is undergoing significant development changes:** - 📅 In 2016, the City of Austin adopted a planning framework for the South Central Waterfront district to promote urban and connected development across its 118-acre area. - 🚫 Despite the framework, a formal regulating plan for new projects within this district has not been officially adopted. - 🚉 The arrival of Project Connect's light rail lines has intensified efforts to implement development regulations to support transit-oriented housing and commercial land use. - 🏗️ The city plans to introduce a Combining District and Density Bonus Program to encourage larger developments with community benefits like affordable housing. - 📈 Proposed regulations would allow for building heights of up to 50 floors or more, aiming to create around 481 affordable housing units in the area. https://lnkd.in/epTQm-Ra

Last night’s town hall for the Kay Bailey Hutchison Convention Center Dallas Master Plan gave residents of Council Districts 2 and 14 an update on the project by first peeling back the layers of how the project came to be and then providing information on what the public should expect moving forward. Big thanks to Council Member Jesse Moreno for answering my question on the impact that redevelopment will have on our unhoused population. Here are a few of my key takeaways: 1) Construction funding will not come from taxpayers. 2) Conversely, when completed, the revenue generated from visitors to the area will help to simulate the economy, both within downtown and across the DFW metroplex. 3) Construction of the buildings is just the first part of the vision to make this area a lasting source of connectivity, positive economic impact, and community engagement. Additional town halls are scheduled across the city and I encourage you to attend, ask questions, and participate in the process of transforming the Convention Center area into something that represents us all. This week saw the first meeting of Ashton Mayoral Development Zone (AMDZ) which will help create jobs, homes, and improve spaces helping to make Ashton a better place to live. Work is already underway on the regeneration of the town centre, and the designation of the zone will help boost the investment already being made and unlock more exciting possibilities for the town. The focus of the zone is around three principal opportunities: Ashton Moss, St Petersfield, and Ashton town centre as well as areas across both the Eastern Growth Cluster and Tameside. The board will be looking to maximise the opportunities for joint working and build on the investment already on the ground by the Council, Department for Levelling Up, Housing & Communities (DLUHC), GMCA and Homes England. There are strong themes around transport and job creation and employment which will bring together plans for the three key areas relating employment, residential and other commercial uses. I dream of owning a home simply for the stability it would bring. Without stronger renter protections, families like mine live with a lot of uncertainty. Right now, renting makes the most sense for us. We can rent our beautiful house for $3,600 a month, while buying it would mean a mortgage of over $8,000 a month—money we just don't have. By renting, we get to live in this wonderful community, and still afford groceries, baseball, and gymnastics for our kids. We're choosing to enjoy a high quality of life now, even if it means sacrificing some financial security for our future. Our property owners are fantastic and tell us we can stay as long as we want, but things can change in an instant, and without a legal document like a lease, those words are meaningless. What I wish for are long-term leases—20 or 30 years—with negotiated CPI rate hikes. These leases would provide true stability for families. There are successful models around the world that we could learn from. None of them are perfect, but all of them are worth learning more about. Germany for example offers 99-year leases that can be transferred to family members, providing long-term security.
