The upcoming “Rupert and Renfrew Station Area Plan” is the City of Vancouver’s next area plan, identifying new higher-density redevelopment strategies for another area of the city — similar to recent area plans such as the Broadway Plan, Cambie Plan, and Grandview-Woodland Plan, reported Daily Hive. "As the name suggests, this is an area plan for the combined area that surrounds SkyTrain’s Rupert Station and Renfrew Station on the Millennium Line. The area plan is generally framed by Park Street to the north, Boundary Road to the east, East 27th Avenue to the south, and Kamloops Street to the west. Three residential developments with a total of 207 units have been approved for Kitchener’s south end. Councillors approved the three infill projects at a meeting this week. Two of the sites are next to each other on the north side of New Dundee Road, between Robert Ferrie Drive and Pinnacle Drive, while the third sits on the portion of Pinnacle Drive on the other side of Homer Watson Boulevard, in the historic Lower Doon neighbourhood. One of the New Dundee Road proposals, in particular, continued to see opposition from some area residents and councillors over concerns including traffic and site access, height, density and grading. On the other hand, a completely revamped plan for the Pinnacle Drive project was praised as a welcome change from what had originally been proposed. The third project, attracting the least attention at council this week, will see a total of 26 single and semi-detached homes built at 448 New Dundee Rd. There, a private internal road will run from existing Ridgemount Street, with an access for emergency vehicles only from New Dundee Road. Interest rates followed closely by construction costs have been the largest contributor to a stall in development in Markets like Westfield. The developers and owners can not make the numbers work at a reasonable lease rate and tenants can only absorb so much of the increases. Latest property and construction news….. Plans for a proposed tower block in Colmore Row are to be reviewed following environmental concerns from Historic England. It was proposed to increase the height of Colmore Gate from 17 to 26 storeys. The average house price increased month-on-month in February by £3.091 according to Rightmove. The Stirchley Co-operative Development has said that it intends to deliver 39 affordable flats and three business units with no landlords (it would be owned and run by its residents) in Hunts Road/Pershore Road, after the building firm it was using has come across difficult times. Some UK housebuilders are to be investigated over whether they have shared information that could influence house prices. The Competitive Markets Authority has undertaken a year long investigation across the county and have also expressed some concerns about the quality of new homes. #property #constuction #housing #business
