Cork County Council are expecting high demand for their latest #AffordableHousing development in Ballincollig. The development, which has prices up to 30% below current market prices, consists of 70 new two and three-storey homes. This level of demand is just another indicator that Ireland desperately needs more affordable housing. My instincts tell me this will neither significantly impact on the housing crisis or assist the diversification of town and city centres. From my work with small and medium-sized towns or city neighbourhoods, a better impact would be made by ensuring new edge of town developments are walkable and bikeable to town centres. Or is that a different issue? Not forgetting what imperatives can be added to the likes of approaches like that of Aberdeen to bringing empty floors over shops back into use? Happy to be informed otherwise. #citycentre #towncentre #housingcrisis #highstreets

The Observer feature, below, raises a number of questions around shared ownership (SO), service charges and estate charges..... In their 2023 submission to the LUHC Committee inquiry into SO, the National Housing Federation said: "Our members still report that in some cases they are experiencing problems with buyers who still do not fully understand how the shared ownership model works and who is responsible for what". There are at least 4 major issues when it comes to whether shared owners fully understand what they are getting into, and who pays for what (a different issue to "who is responsible for what", albeit overlapping): (1) The SO sector seems oblivious to the moral hazard in marketing SO as 'affordable' housing to financially vulnerable households, without clearly explaining that affordability may not extend beyond Year-One. To draw an analogy, it's equivalent to hospitals claiming that a major medical intervention is 'safe', because serious adverse side-effects won't kick in till a year or more after that intervention. (2) The national marketing campaign has been found to be misleading and non-compliant with the CAP Code. But there is little evidence the ruling, and guidance subsequently issued by Advertising Standards Authority, has been taken seriously. The marketing team now behind the campaign published a response entitled 'How the ASA ruling changed shared ownership marketing (ish)' - with that '(ish)' telling you everything you need to know about their attitude towards the advertising watchdog. (3) Why do housing associations enter into so many complex ownership arrangements where they have “limited influence” on decisions on which services are provided, and what they cost? (4) In how many instances do unaffordable costs include estate charges arising from non-adoption by local councils, meaning shared owners (and other leaseholders) pay for public spaces despite already paying council tax?
Jessica Salgado, who moved into her shared ownership apartment last year, says: “We don’t know how [service charges] are calculated, and when we ask for documents they are like riddles. It breaks my heart a little bit because the reason I went down this route was because I couldn’t afford a property outright in London. When you get through the shared ownership process, there is an emphasis on affordability. EXCERPT: "Q: "One of your more recent projects is The Park at Cross Creek in Malibu. It took so long to build that Whole Foods’ lease expired once before even opening. What made you interested in creating a project like this and why did it take so long to build?" A: The opponents were saying that even though he has a signed lease that he’s a developer and the D word is the worst word in the world. They said, ‘he says he’s got a lease with Whole Foods but it’s really going to be Food 4 Less or a 30-story office building there.’ They would make things up, the opponents, and it made it very difficult. So difficult that it took 15 years and three months. So the lease expired before the store opened. The president of Whole Foods told me that’s never happened to them. We extended the lease. I felt that this was needed for the community and the tenants I wanted to put in here were local tenants, people with Malibu and Valley heart to them. And so it was worth it. Q: "One of your massive undertakings over the years was Playa Vista. What are your thoughts on the direction the area has taken? Did it live up to the way you envisioned the project?" A: It went way beyond in certain ways and exactly in other ways. Beyond was a result of Silicon Beach. The 2 million square feet of office space, instead of leasing in 15 years it leased in 15 months...."

This story was interesting and shocking to me. Now, I have not heard of this ("Poor Door") happening in Chicago, but Chicago is gearing up to convert office buildings to mixed-use residential developments (rightfully so) and there needs to be a review to ensure residents occupying affordable units are not treated differently. Another possibility to ensure some of these office conversions are equitable is to set aside projects for BIPOC affordable housing developers, nonprofits, or combination partnerships. Imagine if we were able to leverage a downtown asset to do more development in communities - that was a plug for all our neighborhood developers. My second is the lesson of not building in affordable neighborhoods. We cannot only think about the four corners of the affordable apartment walls but also the other occupancy aspects, such as food/grocery, clothes, dining, parking, etc... With the negative impacts of inflation and price gouging, we need to continue to ensure our neighborhoods are affordable as well. https://lnkd.in/grgSR263

Reforming SIPP Pension rules, to enable the upper parts of buildings owned in SIPP’s (which are often vacant flats! ) to be let for residential use This reform would enable thousands of vacant flats to be let as affordable homes, within 3 months and many more to be created, from typically void upper parts within a year Most of this, would not require public funding as adaptation works and repairs, could be financed from pension savings

We’re delighted to announce the sale of a 222 acre site in Ford, West Sussex, to Vistry Group and Abri Group, (one of the largest Housing Associations in the south of England). The sustainable scheme will provide 1,500 new homes, (450 of which will be affordable). It will also include a new primary school, provision for a care home, a local centre with retail units, expansive open spaces, allotments, play areas and additional football pitches. The local car boot sales and farmers markets on the Ford Airfield will continue to run on the site, thanks to strong community support garnered during stakeholder consultations. It is believed to be the largest single allocation of homes initially proposed through a UK Neighbourhood Plan. Wates Developments first became involved in the land and planning promotion of the site in Ford more than 18 years ago and has remained committed to ensuring the site achieves a planning consent which meets the aspirations of the landowners, community & key stakeholders.
