Why Cardiff Is A City Worth Investing In As I’ve mentioned before, you need certain strong fundamentals in place wherever you plan to invest. And Cardiff has them in abundance. In its latest corporate plan, the Cardiff Council has outlined the priorities and goals it has set itself for at least the next three years. Rather than a bunch of long-winded, lofty nonsense, the document sets out how the Council will deliver a ‘Stronger, Fairer, Greener’ vision for Cardiff, to improve the lives of all its residents through its broad programme of works. That vision has these promising categories of ’wellbeing objectives’ to fulfil: 1. Cardiff is a great place to grow up 2. Cardiff is a great place to grow older 3. Supporting people out of poverty 4. Safe, confident and empowered communities One of the councillors said: “When Cardiff prospers, Wales prospers and it’s important that we lead the way when it comes to economic development, and that means attracting good, well-paying jobs to the area and also supporting the cultural sector and attracting major events to the city.” Sounds like sensible stuff. And they also listed a range of promising commitments that include: Ensuring Cardiff remains an open, competitive and outward-looking international city Enhancing the city centre as a location for businesses and investment by progressing the development of Metro Central and the Central Quay development Continuing to regenerate Cardiff Bay by delivering the new Indoor Arena by 2026/27, regenerating Atlantic Wharf, and developing the Graving Docks area Completing the restoration and refurbishment of Cardiff Market by December 2026 Delivering a major music festival this autumn, attract and deliver new major international sporting events, including the 2025 Investec Champions Cup, the EPCR Challenge Cup Finals, and the Euro 2028 football matches Whether or not the Council will actually succeed at delivering on every one of its objectives I can't be sure, but for investors it’s great to know that it is focused on improving the city and life for its people. That means more investment, more people attracted to the city, better living conditions for all, a strong property market and better investment opportunities for everyone. Looking forward to adding some of these assets to our $3bn asset portfolio at Liverpool City Council ( circa 7bn by 2030 ) We have been working ahead of this asset aquisution having procured the maintenance model of Brightly to look at predictive maintenance Understanding and modelling our exposure during an aggressive growth cycle will be instrumental in understanding lifecycle costs in perpetuity (Bit like when your cousin gives you a great present but you need to buy the batteries for the toy forever) Asset renewals will progress as one of the greatest challenges for growth councils and baselining your portfolio becomes critical - for this reason alone Asset Management Systems are invaluable in quantitative analysis Leveling resources and capital investment will be stage two as we get increasingly closer to first plane / first train ( let’s hope we can get there along 15th Avenue!)

Love this Doug Arthur and Russ Murfey, looks like I missed a great gathering! Reminds me when I presented to the City Council back in 2014-16 during the #Uptown CPU when I was cheerleading for high denisty, little to no parking and I observed the future was a #returntoourhistoricroots and still have the presentation I should re-publish with our progress. San Diego at the turn of the century, the after WWI and again after WWII converted industrial, commercial, hotels and homes/manors into apartment buildings and built #SRO and #microunits by todays standards without parking. I asked why can’t I build 50 units on a 5,000 SF lot and 100 units on 10,000 SF like my Dad did? When Horton Plaza was developed we had to replace 2,000 units in the City immediately… Turns out you ask and you shall receive, and I have $500 million of active attainable rent developments in the City and working on the next round of projects daily, powering through the naysayers in this market. I have watched you guys #dreambig and create magic most will never come close to at a young age. Keep up the good work! The next frontier beyond building apartments faster, smaller, parking-lite is a new sustainability value proposition PearlX I am bringing to market unlocking GP equity from the #energyestate, boosting NOI/property values and a pathway to cheaper debt for long term holders, which most of us #middlemarket players utilize as a strategy. $2.7Billion Gabba Redevelopment Faces Critical Review, with Former Lord Mayor to Spearhead Olympic Review! The incoming Queensland Government, led by former Brisbane Lord Mayor Graham Quirk, is set to review all major infrastructure projects for the Brisbane 2032 Olympic Games. The spotlight is on the $2.7 billion Gabba redevelopment and Brisbane Arena, responding to reported cost concerns. Quirk, alongside infrastructure expert Ken Kanofski and event partnerships guru Michelle Morris, embarks on this 60-day review. Premier Steven Miles underlines the mission: making the Games work for Queenslanders. Simultaneously, a delivery authority is established to execute the Games' plans by mid-2022. Whilst for many whom are focused solely on economic growth and new emerging affluent communities this will be viewed as positive and a hoorah for all the investment that has been made by the money men. But for me with my critical eye it's a far cry from the lives of many local people for whom the gentrification and rapid development of the area is having a negative impact - on the very edge of these eye catching, grandeous developments are disadvantaged and neglected communities, that lack access to basic services, families already crippled by the cost of living being priced out of the area as fancy supermarkets crop up and more new developments threaten to close essential stores to replace them with upmarket artisan shops and apartments for young professionals from across the UK. Young people who lack access to basic spaces to play football as the local pitch is chained up and rented out to Premier league clubs for training and outreach. The same young people who are demonised and criminalised if they go over to Salford Quays looking for fun or something to do, who see all of this development and recognise sadly its not for them. The grim reality is that Salford has terrible mortality rares, already has poor air quality because of traffic which is only made worse by more commuters and is in the midst of a housing epidemic that has seen over 600 children forced to live in temporary accomodation, often in one room together with their family, without cooking equiptment, without any luxuries like televisions or even kettles, far from their friends and schools, as there is no adequate housing available and everything is too expensive. The crisis is so bad we have seen tents outside the town hall, people turned away from housing options and told to sleep in cars and on streets because they are not vulnerable enough. This absolute erosion of our health, our lives and our communities is one of the biggest contributing factors as to why we also have such a problem with Poverty and Inequality in the City. This picture and these statements for me are a stark visual reminder of the deeply entrenched Inequality we battle with daily. With every new development another chunk of our City is lost and the proud memories of our heritage and hardwork crumble to dust like our ancestors who built this City with their own bare and dirty hands. Theres nothing to celebrate until we are all thriving - not just the elite and the affluent. #Salford
It’s official. Salford ranks as the third best regional city to live in the UK – making it the top pick in the north of England as revealed by exclusive research by The Telegraph and Savills earlier this month. The study looked at the best combination of value for money and high standard of living with the development of MediaCity, cultural attractions such as The Lowry, Imperial War Museum North and its educational powerhouse The University of Salford all cited. Salford is a greener city than most with 60% made up of natural space with the report hailing ‘the riverbank along the Irwell and Kersal Wetlands, once the old Manchester racecourse, which was left to rewild and is now a bird and wildlife sanctuary’. Not forgetting the tranquil waterways of the Bridgewater Canal and the inspiring and uplifting RHS Garden Bridgewater on the site of Worsley New Hall which opened to great acclaim in May 2021. We’ve always known Salford is sprinkled with stardust even before the arrival of the BBC, ITV, Corrie’s famous cobbles and dock10 which beams out many of the nation’s favourite TV shows. It boasts a raft of illustrious musicians with Salford sons behind Britain’s most iconic bands including New Order and Joy Division, Tim Burgess (lead singer of the Charlatans) and Peter Hook of Factory Records fame. The successful regeneration of the Manchester Ship Canal’s landbanks along the Quays as well as dock 9 and dock 10 has certainly contributed to raising Salford’s profile nationally. However, it would be misplaced for MediaCity to take all the glory. Salford is inherently blessed with all the ingredients required to make a place great - heritage, culture and beautiful wide, open spaces and, of course its people.
