FACTORY BUILDING. When I acquired M4 Factory the building (and business) needed a lot of love. The '08 recession had left it in suspended animation, and incredibly tired, worn out. It reflected a by gone era, one in which production above all else was valued. Its external bones were sturdy brick but had been covered up with metal sheets. And the internal environment was dark, with decades of buildup, scattered with outdated furniture and no technology. I had the great pleasure of working with a dear friend, previous colleague and incredible architect who understood me and industrial buildings, Alex White FAIA to begin the Master Plan for M4 Factory physical evolution. Adding in landscape architect Rudolph Magnani and muralist Lauren Asta were icing on the cake. I used to be embarrassed of the building, so unaligned to my design aesthetics and beliefs. While it was an incredibly heavy lift, and still more to do, every day I walk into the Factory, I am honored I could steward her to brighter days and relevance. Reading Herman Miller Bath Brief, of how Max De Pree approached the Factory build and its Statement of Expectations make for a good checklist for almost any building and without too much of a stretch for any design project. “Our goal is to make a contribution to the landscape of aesthetic and human value.” “The environment should encourage fortuitous encounter and open community.” “The space should be subservient to human activity.” “Commitment to performance for single functions or needs is to be avoided.” “The facility must be able to change with grace, be flexible and non-monumental.” “Planning of utilities has to meet the needs we can perceive.” “We wish to create an environment which will welcome all and be open to surprise.” “The quality of the spaces should reflect the company’s commitment and reputation in environmental arenas. “Whatever we do must be constructively involved with the neighborhood and civic community.” “Utilization patterns should allow for future options, for growth and for change.” “We would like a building that permits maximum relation of work spaces to the outdoors. -Relationship between people, process and space. -A respect for design, a belief in the innate worth of every individual, and a commitment to share risks and rewards with all employees. Sometimes, the most brilliant ideas come from the most unexpected sources. In the mid-20th century, a New York City high-rise was undergoing a major renovation. The architects were facing a significant challenge—how to install additional elevators in an already cramped interior space. They brainstormed complex, expensive solutions, but nothing seemed to fit. Enter an unlikely problem-solver: the janitor. This janitor, who observed the daily operations of the building, suggested something unconventional for the time—why not place the elevators on the exterior of the building? This idea, though simple, was revolutionary. It not only solved the space issue but also transformed the building's aesthetics, making the exterior elevators a hallmark feature. The outcome? A perfect blend of functionality and design that also freed up valuable interior space for other uses. This story is a powerful reminder that innovation doesn’t always come from the boardroom. Often, those closest to the problem—like maintenance staff, janitors, or security personnel—see solutions others might overlook. Their insights can lead to game-changing results. Next time you’re facing a challenge, remember: great ideas can come from anywhere. Don’t dismiss them based on their source. Mixed-Use Commercial Complex Design | Concept Development This project involves the design of a mixed-use commercial complex located on a 44,000 square meter site outside the city. The concept was inspired by the idea of creating a multifunctional hub where commerce, leisure, and well-being intersect seamlessly. The complex features two floors above ground and one basement level, integrating diverse spaces, including retail areas, recreational zones, residential units, and healthcare facilities. The layout is designed to optimize user experience by ensuring smooth circulation, accessible pathways, and functional zoning. Key design strategies include: Connectivity: Creating a network of pedestrian-friendly pathways that connect commercial, recreational, and healthcare facilities while encouraging exploration and interaction. Sustainability: Incorporating natural lighting, ventilation, and green spaces to promote environmental sustainability and user comfort. Landmark Identity: Designing a contemporary façade with dynamic forms and materials to establish the complex as a visual and cultural landmark. This project not only serves as a commercial destination but also as a community space, fostering engagement and enhancing the urban experience in an area that previously lacked such facilities.

Have you heard that Chicago is considering revamping the Magnificent Mile? Renderings by design firm, Gensler, unveiled a more pedestrian-friendly makeover. The area is typically a tourist hotspot but it's also where about 120,000 residents in Chicago live and many would like the Mag Mile to get a facelift. In the renderings, a lane of traffic has disappeared and added are cafes, water and art features instead with a potential bridge that would connect Michigan Avenue over to Oak Street Beach. Dezeen’s recent series on the 25 most significant buildings of the 21st century inspired our Executive Director of Design, David Polzin, to reflect on CannonDesign’s most impactful work. Over the coming days, we’ll highlight his selection of 25 influential projects from the past 25 years, chosen for their ability to redefine typologies, earn major recognition, or exemplify exceptional design. We begin today with the first five years of the 21st century: 2000–2004. 2000 | Montante Cultural Center at Canisius University is an adaptive reuse project that transformed a 1926 Byzantine church into a venue for events. It earned an AIA Institute Honor Award in 2003 and highlights the timeless value of reuse and respect for historic architecture. 2001 |The PNC Firstside Center by L.D. Astorino Companies (acquired by CannonDesign in 2015), is an urban infill redevelopment in Pittsburgh that won an AIA COTE Top Ten Award in 2001. It was the nation’s first LEED Silver-certified structure and an early model for sustainable office design. 2002 |The Lloyd D. George U.S. Courthouse, designed by our Yazdani Studio of CannonDesign under the GSA’s Design Excellence Program, earned the GSA’s first-ever 10 Year Award in 2016 for its iconic design, including a "giant articulated column" hailed as a signature in a city of signs and symbols. 2003 | In the early 2000s, CannonDesign was commissioned by Domino’s Pizza founder Tom Monaghan to design Ave Maria University and its centerpiece, a 10-story oratory in southwest Florida, showcasing a stunning feat of exposed structural steel expression. 2004 | The Baptist Heart Hospital at Baptist Medical Center features a sinuous facade facing the St. Johns River, a stacked arrival system with a freestanding helipad, and an innovative design that earned numerous AIA awards for blending organic form with functional purpose.
