Why Banning Apartment Rentals Isn't the Answer to Overtourism With overtourism plaguing many popular destinations, some propose banning short-term apartment rentals as a solution. You all read about Barcelona banning short term rentals in late 2028. While the pressure on local residents and infrastructure is real, a complete ban on rentals could have unintended consequences. Disproportionate Impact: Banning rentals can hurt smaller property owners who rely on income from short-term lets. Not all apartments are owned by large corporate entities. Less Competition and Higher Prices: Favouring hotels over apartment rentals is a direct intervention on behalf of one industry over another, and has the potential to leave travellers paying for it as less choice means higher prices. Worse quality: Tourists will still find accommodation, potentially resorting to overcrowded hotels with less incentive to maintain high standards, or unregulated rentals, worsening living conditions overall. A Break in the Sharing Economy: Rentals can foster cultural exchange and spread tourism dollars beyond traditional hospitality sectors, benefiting local businesses and communities. So, what can be done instead? Regulate, don't Eradicate: Implement regulations like registration requirements, occupancy limits, and responsible guest behaviour guidelines. Focus on Long-Term Solutions: Invest in affordable housing initiatives for residents, support local infrastructure improvements, and market to other types of travellers to avoid mass-tourism. Spread the Wealth: Encourage tourists to explore lesser-known destinations in the region, and disperse tourism's impact. If you really think your destination is full, perhaps stop advertising for people to come, and set caps on visitor numbers. Overtourism requires a multi-faceted approach. This is seismic travel news and a foretaste of what cities will do to combat over-tourism, Airbnb hiking property prices out of the reach of residents, and attracting the wrong type of tourists. In this instance it's Amsterdam. It's a long article but a worthwhile read. For those who need a summary, Amsterdam is taking the following actions - not discussing it in some useless committee; actually doing it. 1) Any short-terms rental property in Amsterdam can only be used for 30 days a YEAR. The fine is 21,000 Euro per offence for those whom ignore it. 2) A total ban on the building of, or creating any new hotels/hostels/B&B's - unless another hotel etc is closed. 3) A massive reduction in cruise ships stopping or starting cruises from Amsterdam. 4) A new tourist tax. 5) Campaigns to stop people coming to Amsterdam for either sex or drugs. smoking bans are closing the dope cafes and brothels are being forced to move out of town. 6) A ban on any more tourist focussed shops, selling either junk or snacks. Watch this space for other cities to follow. Barcelona, Venice, Canary Islands, Vancouver, Split, Dubrovnik, Lisbon, Valencia, to name but a few.

Roatan saw incredible change in 2023, which gives us reason to believe that 2024 will be a huge year for the island. In terms of real estate, 2023 was the first rapid growth year since before the COVID-19 pandemic and the resulting recovery. Home sales saw a huge increase, and construction continues, offering even more inventory throughout the island. Roatan has been put on the map by many more people in the travel industry, which is a great indicator for continued growth. Add to that our incredibly convenient direct flights from more and more international destinations. A new trend in European motorhome travel: the shift towards advance bookings 🚐 📈 Recent surveys conducted by Campercontact, the app and website directory of over 41,000 places in 58 countries for motorhomes to stay, reveal a substantial shift in booking preferences. A growing number of owners now prefer to book campsites in advance rather than arriving without a reservation. Five years ago, only 41% of Dutch motorhome owners had ever booked a site in advance, a figure that has now risen to 61% in 2024. Italy and Germany have witnessed substantial shifts as well, with Italy jumping from 43% to 67%, and Germany experiencing the most significant leap from 36% to an impressive 74%. "This increase in the number of motorhome enthusiasts booking their pitches in advance reflects a changing travel culture," says Lars Smit, Commercial Director at Campercontact. For motorhome stopovers and campsites already using a property management system (PMS), Campercontact now offers seamless integration. They can present their sites on the platform, allowing users to book directly through Campercontact while effortlessly managing bookings through their own system.
