PropTech is rapidly gaining traction in the Middle Eastern and North African (MENA) startup ecosystem. 🌍 In 2023, investments in MENA's PropTech sector reached an estimated $70 million, down from $101 million the previous year, according to Wamda ومضة Research Lab. Despite the 23% overall funding decline in the region last year (MAGNiTT data), PropTech startups are finding innovative ways to disrupt real estate, especially in booming markets like the UAE, Saudi Arabia, and Egypt. One startup, Stake, allows anyone to invest in Dubai properties starting from just AED 500. With Dubai offering some of the highest rental yields globally, this co-investment model taps into worldwide demand for a stake in the emirate's real estate market. Similarly, Partment is pioneering co-ownership of second homes in Egypt and Greece, making real estate more accessible. "It's an opportunity people may not have had without co-ownership," says Nadim Nagui, Co-Founder. Saudi Arabia's Vision 2030 economic diversification plan presents a "once-in-a-lifetime opportunity" for PropTech, according to Stake's Rami Tabbara. Startups like Ejari | ايجاري are already disrupting norms, offering flexible monthly rental payments instead of annual lump sums. As Yazeed Al-Shamsi, Ejari's Co-Founder and CEO notes, Saudi PropTech raised only $40 million last  year compared to fintech's $800 million, signaling huge growth potential. Beyond ownership models, AI integration could transform how agents operate. As Helen Chen of UAE's Nomad Homes explains, "AI should be taking the routine and mundane tasks out of the day-to-day, allowing agents to focus on relationships and expertise." With the funding crunch easing, fundamentally strong PropTech startups could reshape MENA's real estate landscape. As Nagui advises, "Ensuring you have the right fundamentals in place will unlock the right conversations."

Recent figures showed Manila’s startup ecosystem is valued at $6.4 billion (about P375 billion) as of the second half of 2021 to 2023—almost double the previous $3.5 billion, though still far from the global average of $29.4 billion.
