The question of housing affordability- and issues with costs, supply chain, design and affordability - are not a new problem. Today, I read about a program from the 1940s and 1950s - The Small Homes Service ( NSW) which was a strategy for a solution. Some quotes below - from the paper by Dr Noni Boyd “the NSW Small House Plan Service was intended to provide ‘plans for small houses which shall be architecturally correct, economically built, and correctly planned” “in New South Wales building costs had doubled between 1939 and 1946 and building materials were very hard to get. There was up to a two-year wait for bricks in areas” “The Small Homes Service (NSW), conducted by the Chapter in conjunction with Home Beautiful, continues to operate satisfactorily, giving a useful public service which aims at contributing to the improvement of design standards in small low-cost houses.” #housing #affordablehousing #housingaffordability #buildingahome

Check out the Province of BC's new Standardized Designs guide for gentle density housing! Some folx have expressed concerns about a catalogue approach to housing and that neighbourhoods will be flooded with 'cookie cutter' homes that 'all look the same'. The guide offers a 'choose your own adventure' style of housing. Want a garage? Go there. Don't want a garage? Go here. How many bedrooms? How many bathrooms? How many units? So many options. Even if all the citizen- and small-scale developers who are interested in gentle density were to choose the same style, layout, number of units, parking, etc., my guess is that these homes aren't likely to be built next to each other on the same block all at the same time (I think). The beauty of infill housing is that it's incremental. On the other hand, I've seen entire blocks of homes replaced with dozens of townhomes that look pretty much the same, and have also visited subdivisions where the homes have been chosen from a set menu of designs provided by the developer. I'm excited to see where this goes. Incrementally.

Huge day as the #BCGov announces FREE standardized housing design plans to residents of BC. The plans are modular (choose your base! choose your roof!) and allow for aesthetic variety within a neighborhood, ensuring we avoid 'cookie cutter' aesthetic pitfalls. They are also energy modelled to meet Step 4 or 5 in climate zone 5. Oh, and did I mention they are FREE? Still, more work remains. Challenges remain in financing these projects, particularly when builds are modular. Home owners will also need to weigh the pros and cons of stratification, and whether to sell or rent units on their lot. At the same time, it's crazy to think how far we've come on the housing file in the last few years. Housing targets for municipalities, standardized municipal finance tools, provincial upzoning, STR regulation, single egress stairs! These designs are one more sign that #BritishColumbia is a North American leader in addressing the housing affordability crisis. I encourage everyone to check out the Small Housing Gentle Density toolkit (linked below). Whether you are a builder, planner, designer, homeowner-developer, or general housing nerd. The toolkit is the ultimate resource for those interested in addressing the housing affordability crisis, no matter your expertise or political perspective. #residentialconstruction #housingaffordability #newhomes #stepcode

Exciting milestone for infill development with the Province releasing their new standardized designs. Looking forward to seeing how this is received in the industry. The Province also released some interesting costing metrics for the designs and BC Regions (found via the same news release link below). While the assumptions are clearly stated on page 1, the excluded costs are often the most significant areas where cost fluctuations significantly impact the viability of this housing form. A few examples on the excluded items. - Soft Costs: Design & Engineering costs can fluctuate with various municipal or region requirements. Project Financing costs typically fall into this area and are highly variable depending on the borrower's financial strength and the deal metrics. There are some new products coming online to help here. - Utility Connections: We've seen costs range from $8k to $275k for utility connections for similar sized projects, depending on the location and utility company's required upgrades (this isn't always know at time of permit submission) - Existing House Removal: The main goal of this housing form is to redevelop existing suburban neighbourhoods. House removal can be significant cost if there are hazardous materials and potentially stringent recycling requirements for demolishing buildings, depending on the Municipality. It's an exciting time and great to see the efforts in cataloging costs here, but it also highlights the need for more collaboration and programs to reduce risk and incentivize this form of housing for larger uptake. If you're interested in building and have questions - reach out! We've been working with homeowers, developers, and municipalities to develop feasible infill and #gentledensityhomes across BC.

Ingleton House stands among eight locations pinpointed by Brentwood Borough Council for the creation of a zero-carbon (in-use) housing initiative that promises to be well-integrated, sensitive to its surroundings, secure and fully accessible, with a scenic communal courtyard complementing the dwellings. Preliminary masterplan studies conducted as part of the redevelopment proposal have revealed the feasibility of demolishing the existing structure to make way for a new residential complex, potentially comprising 26 apartments or 15 houses featuring a variety of one, two, and three-bedroom layouts. As strategic partners, Hamson Barron Smith, a division of Norse Consulting, was tasked with refining the preliminary development concepts with a sharp focus on the site’s context and the ambition for zero-carbon in-use living standards. We were happy to sign a letter to The Times last week warning The Labour Party against housebuilding visions overly-focused on style, along with colleagues at Proctor & Matthews Architects, HTA Design LLP, PRP and Levitt Bernstein. As writer and critic (and former housing manager and educator) Jane Darke reminded us during our housing conference day last September (https://lnkd.in/dq75MB9T), her research showed that for residents – ‘the appearance does not have to be traditional. The case studies show that brickwork is not automatically popular: what is liked is lightness and brightness. Monotony is disliked. A pleasant outlook—open spaces, greenery, trees—is also important.’ With this in mind we’ve just published our latest sector guide – on rural and suburban housing – featuring future-proofed, connected homes in a range of projects from new settlements on the edge of small towns to finely calibrated townscapes set within historic suburbs. Their design and appearance is, of course, inspired by tradition and local character, but the overall look is contemporary. If you can win planning permission in Woodstock, West Oxfordshire, as we have, for a new settlement featuring fabric-first, Passivhaus-standard homes, there’s a simple takeaway to be had: Style wars are a massive distraction. If you'd like to know more about our rural and suburban housing work please take a look at our sector guide and get in touch with Kaye Stout or Alexis Butterfield. Toronto's Planning and Housing Committee recently considered a feasibility report that could reshape residential construction by permitting single exit stairs in four-storey buildings. This change could mitigate the housing crisis by freeing up floor space and improving living areas. Remember the days when two staircases were mandatory? This rule, rooted in early 1900s US codes, might soon evolve with modern building designs and advanced fire safety measures. Talk about progress! The proposed benefits include: - Enlarged living spaces - More natural light and accessible units - Efficient design allowing more bedrooms Potential alternate safety measures like sprinklers and wider stairs ensure that this innovative approach maintains high safety standards. Could this be the game-changer Toronto's housing market needs? What are your thoughts on adopting single exit stairs for low-rise buildings? #RealEstate #Toronto #HousingCrisis #BuildingCode #UrbanPlanning #Innovation 🚪🏙️

Extraordinary that, in a time of acute housing affordability deficit , not one of these units is affordable or adaptable or for rehousing the poor on houso lists. The revitalised architectural envelope may well be meritorious but the social aspect of displacement - is appalling https://lnkd.in/eRtv2RHM
