Fearless structures: 270 Park Avenue 270 Park Avenue is set to be the new global headquarters for JPMorgan Chase. The 423 m, 60-story skyscraper will be New York City’s largest all-electric tower with net zero operational emissions and exceptional indoor air quality that exceeds the highest standards in sustainability, health and wellness. Using a state-of-the-art structural system to negotiate the site constraints below and at ground level, the innovative fan-column structure and triangular bracing allow the building to touch the ground lightly across the entire block: the result is a truly courageous structure, which supports a skyscraper on just a few points of contact with the ground. By lifting the building about 24 m off the ground, it extends the viewpoint from the Park Avenue entrance through to Madison Avenue. What do you think of this adventurous structure? After a complex site assembly process and extensive consultations with Camden Council, we leveraged high-quality architectural design principles and aligned with the London Plan's encouragement of tall buildings near transportation nodes. This approach enabled us to successfully obtain planning consent for a landmark 10-storey mixed-use tower adjacent to Finchley Road and Frognal Overground Station. Constructing within such close proximity to a platform presented challenges, and our pre-planning efforts included extensive negotiations with TFL and the establishment of a Basic Asset Protection Agreement (BAPA). Stop misinformation from flowing; be transparent about process! Allocate funds based on needs not cookie cutter processes that are antiquated! Hold the bigger pockets feet to the fire as you do entrepreneurs…yeah, I can go on n on cause I’m at the table. I see unnecessary duress because the order takers are not decision makers or influencers so progress is impeded.
