Government instability in Clearwater is only part of the story and the less significant part. I imagine the developers were likely also frustrated for not being chosen for the bluffs redevelopment although do not know them personally. However, the elephant in the room not mentioned here is that over 200 parcels of land in downtown are controlled by parties connected with the Church of Scientology who appear confusingly content in allowing their properties to remain vacant. Every other urban environment in the country is bustling with activity while Clearwater sadly remains a ghost town. It’s too large a risk for private capital to consider developing anything in the city without a subsidy given the large uncertainty of success. Maybe the bluffs redevelopment by Gotham/DeNunzio will help be a catalyst and a big kudos to the City of Clearwater for making that investment. #cre #clearwater #tampabay
Breanne Williams has big news out of Clearwater: Two investors have sold off all of their properties, citing instability in city leadership as the reason why. “It’s a nonstop adjustment, and it makes your investment unstable. Investments are a balance between risk and reward. Obviously, being in the city of Clearwater has not been very rewarding.”

[NEWS] £755 million equity deal for Quintain’s Wembley Park Quintain Limited has secured a £755 million preferred equity commitment which will enable it to develop the final cases of Wembley Park, in north-west London. The deal was led by funds from Ares Management Corporation, and Quintain’s owner Lone Star will also contribute £337 million to the preferred equity instrument. James Riddell, co-head of European real estate at Lone Star, added: “This is a significant next step in the evolution of Quintain’s development of Wembley Park under Lone Star’s ownership. Wembley Park is one of the largest build-to-rent schemes in the UK and a great example of ambitious place-making. The weekend at RWinvest was MASSIVE! 12 units agreed since Friday, with one of the guys in the office selling 5 units in #TheGateway to one of his regular UK based investors (so it’s not always the big bucks of the Middle East who tend to monopolise on these amazing deals). Great to see so much momentum in this as we’re heading towards the last remaining units, and there are still options left that have incredible views, so there’s time yet for you get involved and secure something special 🤩 We’re offering these units *at least* 10% below current market value. 🤔 How do we do this? We have each development independently valued by a RICS registered chartered surveyor and then we set our prices based on that with the 10% discounted price (so around £20k - £40k). 👨🏫 Why do we do this? We do this to ensure that our investors get the best returns from their deposited fund by jumping on board at the earliest stages. 💹 Throughout the launches of each block, the developer ups the prices as the demand becomes even higher, meaning that if you’re one of the lucky ones who got in early, you can literally watch the value of your investment rise as the development continues to sell out. (you can still be one of the lucky ones if we get talking soon!) 🤝 The payment structure that we have is flexible (typically 15%/15%/70%), it gives you the option to drip feed your funds over 3 years and by the time your second stage payment is due, the site will be well underway and advanced enough to see the structure, but you will also be able to recognise that the natural price appreciation is starting to blossom too. So, for those of you who think that you “lose” your money for 3 years it’s time to think about this again, because it simply isn’t true or accurate ❌ Like any good investment, the longer you’re not able to touch your money, the more you will see it grow, and this is the case for this type of investment, but come the first year of completion, you are GUARENTEED anything in the region of £11,500 - £27,000 to paid into your bank account over that year, so there’s the big return on your 2-3 year wait, plus you’ll have the best part of £20k - £40k in equity sitting in your apartment 💰 🏙 Food for thought as you’re scrolling through LinkedIn today!
