In transforming a 1920s YMCA into a downtown St. Louis boutique hotel, VDC proved its worth.
According to Russell Co. Project Engineer Byron Conley and Senior VDC Manager Taylor Moon, in a recent podcast with Construction News and Review (CNR)'s Kerry Smith Buck, the 21c Museum Hotels St. Louis project saved a whopping $1.3 million by utilizing virtual design and construction.
With these types of projects, “You need as much information as you can get your hands on about that existing building,” said Conley.
Moon adds that VDC enables project teams to preemptively identify unforeseen conditions before they become a cost implication such as issues behind a wall, under a floor deck or behind a roof assembly.
Conley and Moon also explain that VDC is an amazing tool for solving current construction challenges such as a misaligned wall. Here, the technology can forecast out all the ripple effects of changing the condition. This, in turn, assists with problem solving and making decisions.

I've been traveling around the US a lot lately and worry about losing regional identity. Every podium multifamily essentially looks and scales the same; no distinction between Denver or Nashville, Seattle or Atlanta, San Diego or Boston.
Multifamily architecture has become so economized, so repetitive, so thoughtless (and that includes my work). I get it...we're all trying to make a living...
But we need to do better. The commoditization of real estate, feckless urban planners, and lazy design is destroying the fabric of America...
I'm committing to imbuing every multifamily I do with regional identity and quality like no others. The forms need to become exciting again, the materials local. The Architect(s) need to get back to basics on creating form and elevations... not just auto-generated garbage from Revit.

Just made my debut in front of the camera to talk about the “4-C’s of Multifamily Design” (Cost, Codes, Community, and Collaboration).
Here's a quick rundown of what I shared:
1. Cost: Without a cost-effective project, it’s not going to get off the ground. Creativity with construction types and podium designs is key. Each region has its own best construction methods, and GCs have different pools of subs for competitive pricing. Massachusetts differs from North Carolina; Maine from New Hampshire; Worcester from Boston.
2. Codes: Navigating the new energy codes in Massachusetts can be quite an adventure. Our team simplifies this process and finds pathways forward, balancing client needs while meeting code requirements.
3. Community: Without community buy-in, projects face serious hurdles. Our most successful site permitting projects involve early engagement with neighbors through informal sessions. Listening with empathy can turn opposition into advocacy.
4. Collaboration: Ensuring everyone is on the same page from the start is crucial. Bringing together developers, engineers, architects, and the community early on, along with cost exercises with GCs and engineers, provides a clearer financial picture for developers.
I believe every multifamily project needs these four pillars to succeed.

Using these virtual tools, I created a detailed 3D model that ensured the design fit seamlessly within its urban context.
