Spinnaker House’s History 🏡 Spinnaker House Extra Care scheme, part of our £25 million investment in Rock Ferry, Birkenhead, opened its doors last week but the scheme is filled with nods towards the area’s history. In the 1920s, the former Rock Ferry High School opened its doors. It continued to serve children up until 2011 when, following a merge with Park High School, it became derelict. A century after it first opened, the site of Rock Ferry High School has been transformed to give people aged 55+ a safe place to enjoy the later years of life. Throughout the scheme, which is home to 102 apartments, you will find nods to the local community’s nautical heritage including wave-style windows, marine-themed interiors and artwork of Cammell Laird. There’s even a brass diver’s helmet on display! In memory of Walter Smith - former Rock Ferry councillor and Wirral Mayor - the new access road has been named Walter Smith Way. Civilization runs on cheap, abundant energy. The greatest monuments to that fact are Art Deco skyscrapers in Buffalo and New York City, The Hoover Dam, etc. Few know that the spark that lit the West (of the Mississippi) happened first in Corsicana, Texas. We can say that Corsicana is the Birthplace of Abundant American Energy. This is the story we're telling with the City of Corsicana and Storefront Renaissance League co-founder Rik Adamski. We are grateful to have the opportunity to help the city find its superpower, which is a rich history of being the first spark in the spectacular wealth creation story of America. Corsicana has a three-corridor downtown where Beaton St. is the main thoroughfare, capturing most of the action. The League's idea is to create active gathering spaces on the three corridors and along cross streets 4th, 5th, Colin, and 6th. There's great assets like old businesses, theaters, historic buildings and cobblestone streets. We envision a long-term activation program that highlights Corsicana's past by salvaging and repurposing decommissioned oil rig parts- and using the resulting third places -benches, parklets, etc. as educational opportunities, as well as bringing museum-like educational displays to some of the city's iconic storefronts, currently vacant. Further work would identify which of these storefronts, sidewalks and vacant lots can be subject to a story based project that pencils out, and take the necessary steps to implementation. The League's work is to make policy, marketing and streetscape recommendations, and we're confident these will help Corsicana find its many superpowers, as the Birthplace of Abundant American Energy. #community #placemaking #economicdevelopment #mainstreet

Exciting changes are on the horizon for the Indiana State Fairgrounds! A $39 million beautification project is underway, focusing on enhancing the entrances to create a more welcoming experience for visitors. The first phase, costing $21 million, includes the construction of Gate 9, which will feature a slip-lane configuration for smoother traffic flow. This innovative design aims to improve access to the infield parking area, making it easier for guests to enter and exit the fairgrounds. Additionally, Gate 6 will be transformed into a roundabout, streamlining traffic and enhancing safety. With extensive landscaping improvements and modern gate structures, this project is set to elevate the overall guest experience. As Cindy Hoye, executive director of the Indiana State Fair Commission, stated, it’s about creating a welcoming environment that reflects our commitment to the community. Notably, funding for this project will not impact ticket prices for events at the fairgrounds, ensuring accessibility for all. Stay tuned for more updates on this transformative initiative! 🌟🏗️🌳 Read more here: https://lnkd.in/dAh_T_EB #Indianapolis #CommunityDevelopment #StateFairgrounds #chucksellsindy #amrrealestate #indianapolisrealtor #indyrealtor #indianapolishomesforsale

Late last month, the Morristown Zoning Board unanimously approved a back-of-house expansion to the 87-year-old Mayo Performing Arts Center in the Town of Morristown. 🎭 The plan calls for a 31,000 SF five-story addition and a bi-level parking garage. While the historic façade along South Street will be unchanged, #MPAC will now extend from South Street to King Place. We also want to note that most of the back-of-house addition will be dedicated to their #artseducation program, currently located in the buildings being replaced by the expansion. So not only will this expansion add to #Morristown’s historic charm and contribute to its economic vitality, but will also inspire local artists of the future. 🎨👨🎨 Cultural institutions like #MayoPAC are a vital economic engine for downtowns across the State, and particularly in Morristown, not only driving foot traffic to surrounding businesses, but driving the community's economic health. 🛍 In their most recent annual report, the Center stated that the nonprofit arts center generated more than $15 million in revenue for local businesses in the 2022/23 season. 💰 That's no chump change. This is a wonderful version of moving house. Rather than demolishing a significant old building, the 16th century in was underpinned, lifted, and later relocated to fit in with adjustments needed to the area. #structuralengineering
The Old Wellington Inn and Sinclair’s Oyster Room in Manchester were once a house, built around the mid-16th century. This photograph was taken in 1971 when the building was underpinned with concrete stilts and raised to fit the new street level. It was later moved as Shambles Square was developed.

A piece of West Des Moines history came tumbling down this week. 🏚️ The 130-year-old building that housed The Longest Yard sports bar in Valley Junction is no more. As I watched the demolition, I couldn't help but feel a mix of nostalgia and excitement for what's to come. For decades, this spot was a gathering place for sports fans, a hub of community spirit, and a landmark in our evolving cityscape. How many of you have memories tied to this old building? 🍻 But change is inevitable, and often necessary for growth. The demolition marks not just an end, but a new beginning for Valley Junction. It's a tangible sign of our city's progress and development. What do you think should replace this historic site? 🤔 • A modern eatery to carry on the location's legacy? • A community space to bring people together? • A mixed-use development to boost local businesses? Let's use this moment to reflect on how we balance preserving our heritage with embracing the future. After all, the stories and connections formed within those old walls will live on in our community's collective memory. Share your thoughts or favorite memories of The Longest Yard below! Let's keep the spirit of this West Des Moines landmark alive, even as we look forward to what's next. #WestDesMoines #ValleyJunction #CommunityDevelopment #UrbanPlanning #LocalHistory

We're thrilled to see the vision for Gotham Park coming to life. Check out this The New York Times piece, which sheds light on our client Rosa Chang’s work to create a vibrant public space under the Brooklyn Bridge in Lower Manhattan and the park’s potential to revitalize a long-overlooked area. HR&A Advisors is proud to have created a comprehensive economic study which outlines the park's potential economic, fiscal, and social benefits, and ways to ensure the surrounding communities—especially those of color and lower-income households—are not left behind in this transformation. The proposed park promises to be more than just a green space; it’s envisioned as a hub for cultural, recreational, and social activities, including skateboarding at the legendary Brooklyn Banks, markets, public art, environmental activities, and more. It’s a space where New Yorkers can come together, fostering a sense of community and connection. The potential $290 million per year in business to local merchants underscores the significant economic benefits, alongside the social and environmental impacts. We're excited to see how this project can set a new standard for public-private partnerships in urban development, creating accessible, inclusive spaces for all.
