At our joint breakfast with Conductor and KMDC at UKREiiF this morning, we engaged with a diverse group of minds from the real estate sector. The discussion revolved around opportunity out of advertising and with yesterday's announcement of the upcoming election there was naturally a focus on it's potential impact for housing. There was a strong consensus that a Labour government would likely be the successor. Participants expressed impatience and urgency regarding the delivery of more housing, noting that the one year timeframe stated in Angela Rayner's speech at the conference, to deliver new towns is too slow. The need for accelerated action and policy implementation was emphasised, with a particular focus on reforming planning policies to meet housing targets more swiftly. While Labour's vision to develop new towns across the UK received widespread support, there was a clear call for government engagement with the private sector. It was recognised that the public and non-profit sectors alone cannot meet the growing housing demands nationwide. The room advocated for a mixed-tenure approach, including social housing, Build to Rent, and market sales, to address diverse needs and speed up delivery. There was a sense of the industry being poised for action with optimism around change and a more cohesive approach particularly in London between the mayor and central government but some concerns over other local administrations who have both financial and political uncertainty. Additionally, the sector stressed the importance of open and honest collaboration between the private and public sectors. Innovative contributions from the private sector are deemed vital for the public sector to effectively meet housing needs and achieve climate targets and importantly a sense that the industry must make things happen rather than waiting for government intervention. It is always a pleasure hosting a joint breakfast with SAY Property Consulting and KMDC, this time in rainy Leeds for UKREiiF. Great discussion on the upcoming election, what we all predict, hope for and would like to see from the government to help our spaces and places. Key takeaways are: – There is significant anticipation for upcoming policies, particularly in reforming planning processes. The current system is seen as a barrier to meeting housing targets promptly, requiring more planning officers and decisive changes. – The consensus is decision-making from the new government needs to be swifter to tackle the housing emergency, highlighting the necessity for action and more effective policy implementation. – The necessity for the government to involve the private sector in housing solutions is emphasised, alongside a call for a mixed-tenure strategy (social housing, BTR, market sale etc) to meet diverse customer needs.

𝗢𝘂𝗿 𝗺𝗼𝗺𝗲𝗻𝘁 𝘁𝗼 𝘀𝗵𝗮𝗽𝗲 𝗼𝘂𝗿 𝗳𝘂𝘁𝘂𝗿𝗲 Today we launch our campaign around driving the development of a regional master plan for Greater Hobart - one that is co-created with the community and independently governed.  Since its inception, the Committee has undertaken foundational research, and talked with our members, young people and stakeholders to understand what they believe is important for the future liveability of our region. Our research into cities and regions across the world that are thriving showed that they have developed a clear and distinct ambition and a clearly articulated, community-owned and supported plan for the future. We believe it is essential that a regional master plan for Greater Hobart, facilitated by the Committee and collaboratively designed with and by the community, is delivered with independent oversight and accountability. Our campaign is designed to shine a spotlight on the fact that currently, planning for the region is done in silos without due consideration for the interconnectedness of the region and its attributes.  This is leading to a number of issues impacting on the liveability of Greater Hobart like access to safe, affordable and fit for purpose housing, access to health services and transport congestion not being resolved.  The Committee has identified a gap between local and state government where we believe we can work with all levels of government to help facilitate a solution.  We are calling on the incoming State Government to work with the local councils and the region's residents, businesses and organisations to join us in building a better future for our region.
