Before you buy a #historic property, know the rules and guidelines when it comes to renovation. And they can vary. If you are using a historic tax credit or grants to fund a historic #restoration, you’ll have strict parameters to follow. Additionally, if your build-out is in a historic district, they’ll have their own controls to follow. Tip: If you are on a tight deadline to open your business in a historic building, have your #architect advise on the sequence of applications to multiple decision-makers to speed up the approvals. Being an Architect is a really interesting job. We recently visited this wonderfully quirky listed property in Woodstock to advise the client on significantly updating the house, including a new contemporary rear extension. Whilst not without their challenges, listed buildings like this one are a joy to work on, balancing preserving their special heritage qualities with modern living. Personally, I love the front street elevation and the way this has been adapted by function and fashion over the years.......serving as an important reminder that many of our historic buildings are so interesting because of how they have been changed and modified and that having a static preservationalist view of these buildings is not always the best approach. #listedbuildings #buildingconservation #houserenovation #homesandhouses #thinkingbuildings

🏢 Beaulieu: Harmony between Demolition and Conservation Atenor and AG Real Estate in collaboration with the BMA are delighted to present a real estate initiative designed by a2o, VELD and Kollektif Landscape for their project Beaulieu. This challenging development for residential housing balances demolition and preservation. 💡 The southern bays of the building retain the original architectural elements, while the northern bays benefit from new openings and volumes. The atrium is transformed into an interior street. Vis-à-vis between dwellings is avoided thanks to an ingenious double orientation. 💡The residential typologies are diversified, with adaptable programming for flats, offices, and co-living spaces. 💡The building's post-modern architecture has been reinterpreted with brick accents, giving it an attractive residential character. A large bicycle storage area on the ground floor provides easy access to the future urban boulevard. This development is highly praised for its coherent integration of constraints and its adaptive reuse approach.
