But this constraint motivates us to find creative solutions.” “Even though we are only redeveloping the retail part, we have to think about the entire building, which is already a mixed-use building,” adds Vanessa MEDIONI “This is one of the biggest learnings of our projects Promenade Sainte-Catherine in Bordeaux and Le 31 Lille.” To make use of the full potential of the building, REDEVCO France introduced the concept “Stories, by Redevco ! ✨” in the Boulevard Haussmann asset. Colombia has been doing Adaptive Reuse for many years now. The authenticity that the different fabrics (categorized by years e.g., 1920s Art Deco, 1940s Mid-century) bring to each street is reflected in the uniqueness of the neighborhoods. Now it is how to make it financially accessible to convert distressed office buildings into mixed-use, much of it housing, to get buildings fully occupied while decreasing the carbon footprint from demolishing and wasting the skeleton provided for upgrades. So, the feasibility depends on the financial structuring of these buildings, many which are going back to the lenders, or lenders working with the owners to do such conversions. These projects can not be analyzed from a cap rate perspective only, the gains comes from the IRR which demands a robust holding period. Yet the uniqueness of these conversions also increases tenants and tourists needed for foot traffic and sustainability of retailers and the still office tenants. Full buildings generate income not just for the owner but primarily the cities. Ever since I started working at Redevco - now 11 years ago already! - I walked through cities with different eyes, always looking up, beyond the shop windows, to take in the beauty of these magnificent, buildings that we have in Europe. To this day it amazes me how many stunning buildings we manage on behalf of our clients. And it also makes me proud to see our teams skillfully and carefully making them better, fit to the current consumer needs, in a sustainable manner, without destroying the character of what often are listed, historic monuments. So that these edifices are future-proof, start their new chapters in their existence and can last generations again. This ACROSS Magazine article describes two of those complex but fulfilling repurposing projects in the heart of Paris. $100 Million Redevelopment of Melbourne Landmark.......Blocked! The $100 million redevelopment of 135-year-old Robur Tea House has been blocked by Heritage Victoria, who cited concerns that the project would compromise the cultural heritage significance of the landmark. The proposed development would have transformed the warehouse into a mixed-use precinct featuring hotels, luxury apartments, offices, and retail spaces. However, Heritage Victoria argued that the scale of the project would have been too much for the historic site, and that it would have destroyed the warehouse's unique character. The decision has been met with mixed reactions. Some people believe that the development would have been a positive addition to Melbourne, bringing much-needed economic activity to the area.
