Stamp Duty Land Tax ("SDLT") might just be the hidden hurdle that could impact your most cherished investment – your home! Recent news sheds light on its significance as HMRC has recently won a First Tier Tribunal (FTT) appeal involving a disputed SDLT bill linked to a property's residential status. A family were living in their new home – a six-bedroom house with a double garage, an office above, and a self-contained barn with two bedrooms, two bathrooms, and an open-plan living space. The property also has two stables and a two-acre paddock. Despite being in occupation since November 2018, some twists and turns pushed the completion date to January 2019. HMRC determined that the residential SDLT rate applied to the entire property acreage and that the property was exclusively utilised for residential purposes upon acquisition. Your Annual Property Tax Bill is Due by December 10, 2023 Reminder: Your annual property tax bill must be settled by December 10, 2023. To facilitate online or e-check payments, a Personal Identification Number (PIN) from the original paper bill is required. The bill is split into two installments for payment convenience. The first installment is due on November 1st and is considered delinquent if not received by 5:00 pm or postmarked by December 10th. A 10% penalty will be added for payments received after this date. The second installment is due on February 1st and is considered delinquent if not received by 5:00 pm or postmarked by April 10th. A 10% penalty plus a $10 fee will be applied for payments made after this date. Are You A “Fixer -Upper”? A recent release from the ATO reported the majority of rental property owners had their tax returns amended, despite 86% of these returns being prepared by tax agents. The main reasons for the amendments to rental property owners tax returns were as follows: 1. Borrowing costs claimed outright 2. Assets being claimed as repairs 3. Claiming interest on loan draw downs for private purposes 4. Lack of documentation to substantiate the claim As the Commissioner of Taxation has stated “don’t rely on things you hear at a Sunday afternoon BBQ”. After a historic state legislative decision earlier this month, I was curious why I wasn't seeing more publicity regarding this topic. After moving into our first home in 2021, we were urged to get our homestead exemption filed and after seeing the numbers, I understood why.😆 Currently, the state of #texas ranks #6 in the nation for the highest property tax rates with an average tax of 1.66% (yahoo finance). #harriscountytx (Greater Houston), the most populated county in the state, has an average property tax rate of 2.31% (tax-rates.org). If you are a current #homeowner, own multiple properties, a #smallbiz owner, or care anything about your monthly expenses, this is HUGE! All of these proposed changes only go into effect if they are approved by #TexasVoters on November 7th!
