❌ The KPIs distracting you from capturing the real value of your innovation hub: Growth of members, % of sold areas and revenue. When I toured through Europe, meeting with investors and operators I found that most of them missed out on measuring the real value they are creating! As those hubs bring together PEOPLE, IDEAS and MONEY, they have a huge ripple effect on the ecosystem they are located in. This is called innovation-led placemaking! 💡 Of course selling your spaces is important and KPIs like the ones above are part of your internal metrics, but they should be accompanied by tracking those: ↘ New companies registered ↘ Jobs created ↘ Investments raised ↘ Relocations attracted ↘ Regulations initiated ↘ Collaboration projects initiated ↘ Research projects commercialised ↘ New hospitality concepts & retail attracted … Innovation spaces like Factory Network, TECHNOPARK® Zürich or Madrid Food Innovation Hub are great examples of how whole city disctricts are transforming through their work. Innovation hubs should integrate this systemic value into their overall strategy to monetise their impact beyond their buildings. Last thought: Growth of members is important, but even more important are your engagement rates! Imagine having 6.000 members, but 80% of those are inactive! The Portuguese coworking services provider LACS celebrates 6 years of operation and cumulated investments of € 7.5 Mio. LACS' network is made out of five locations, covering 30,000 m2 of spaces between the cities of Lisbon, Cascais and Porto. "LACS accommodates 3,500 members and 350 companies, start-ups, scaleups or multinationals, including names such as Cognizant, EDP Inovação, GALP, Uber, Rock in Rio, Multilem, R Power, PWC, Satore Studio, among others", comments Martim de Botton, CEO of LACS. "LACS strategy goes beyond the traditional coworking concept from the outset, assuming the creation of a community that fosters synergies and environments that inspire creativity and promote talent retention",states the company. The company's staff amounts 22 people. The flexible workspace market dynamic remains strong in Portugal. Bisnow Coliving Summit What better place than the National Liberal Club, envisioned as a “home for democracy, void of class distinction” to discuss Co-Living developments and the communities who call them home. Some really interesting points made by panel members Damien Sharkey, Helena Tsiantes Jansson, Ilya Tabachinskiy, Ali Reza Ravanshad, Susanna Rock, and attendees alike. Key takeaways which resonated most strongly with me and our work in the sector were: • Design quality is key to success, meeting space standards alone doesn’t deliver success, intelligent and informed design thinking, which optimises every square foot of the private and shared spaces makes desirable places to live. • Informed amenity provision, know what the residents need and want, the types of spaces they want to access to come together and cultivate community. • The importance of built-in flexibility and adaptability within the design so it can shift with the changing needs of the market. • Think of the architecture as hardware and the fit out as software. Make sure the hardware is compatible with sustainable software upgrades. • Sustainability first (obviously) for the planet and for the community, informed customers want to know that their home is climate responsible and how. • Co-Living will work for suitable stranded assets and will bring inert buildings back to life and activate the places they sit in. • Learn from the data, it's early days for the sector but the information available from monitoring can inform better design in the next generation of Co-living. • Operators, Operators, Operators, after design the key to successful and sustainable Co-living communities is the quality of the operator, the services they provide and the way manage and cultivate their communities. What’s the difference between an innovation hub and a coworking space? Let’s debunk the buzzwords. An Innovation Hub vs. Coworking means: ∙ An entire building vs. floor(s) ∙ A curated set of users vs. any customers ∙ An external partner network vs. an internal one ∙ Innovation programs vs. general networking activities The two share similarities, but an innovation hub offers a whole new scale. And focus too. And it’s this distinction that’s attracting private equity to this growing investment class. Can a coworking space also be an innovation hub? I don’t think so. But I’m up for being challenged on this. I’ll just ask, what do you think the difference is? #innovationhubs
