India is set for the biggest urban development of the twenty-first century. Between 2018 and 2050, the country's urban population is predicted to quadruple, adding 416 million people. India needs to tackle the enormous challenges posed by the rapid urban surge, from mobilising more resources to build the urban infrastructure to promoting new centres of growth and managing congestion and pollution. By 2030, India’s urban population will reach 600 million people, twice the size of America’s entire population. India needs to build 700–900 million square meters (1076.39 Sq.Y) of residential and commercial space annually to accommodate its growing urban population, equivalent to a Chicago-sized city each year for two decades. India is projected to have 60 cities with a population of over 1 million and 6 megacities with a population of over 10 million by 2030. Is the rise of township development proving as a fall for urbanization in India? The impact of township development on urbanization in India can be complex and multifaceted. The townships like Hiranandani Gardens has created transition from a third-world experience to a first-world life experience. The barren hilly area has seen its land prices starting from INR 241/sq.ft in 1987 to INR 35,000/sq.ft today. I think the factors which positively impact the success of such projects directly align to ✔️Planned infrastructure ✔️Quality of life ✔️Reduced urban sprawl which can help protect agricultural land and natural resources on the outskirts of urban areas ✔️Controlled growth of population But we also come across some examples which might not cater to well planned or inclusive urbanization. ❗️I can see some townships designed as exclusive communities leading to socioeconomic segregation. Inequality starts from here! ❗️Many townships only cater to higher income groups, neglecting the housing need of lower income population. ❗️There is a profit-driven decision-making rather than holistic urban planning due to a dependency on private entities nowadays. ❗️Some exclusive townships isolate residents from the social and cultural characteristics of urban areas. And dont you think the overemphasis on township development might divert resources and attention away from improving infrastructure and services in existing urban areas?🤔

Our real estate sector, a linchpin of the economy, plays a pivotal role in this evolution. I've long advocated for urbanization as an engine of economic growth. Achieving this necessitates engineering at scale, a goal that can be realized through widespread technology adoption, reaching even the remotest corners of our nation. Yet, it's not about building cities alone; it's about building them thoughtfully. It's about urban planning, sustainable infrastructure, and inclusive communities. To navigate this urbanized world, R&D is key. We all need to ask the right questions, and only then can we build better and build at scale. To achieve this vision, collaboration between the government, private sector, and civil society is a must. As per the Pradhan Mantri Awas Yojana (PMAY) scheme, the unit's carpet area should be up to 30 sq. mt for Economically Weaker Section (EWS) and up to 60 sq. mt for Low Income Group (LIG) to qualify for affordable housing. Similarly, for Middle Income Group I (MIG I) it should be up to 160 sq. #HousingSocieties in India. 10 prominent ones. However all situated in the North , Central and West India.
