As the then trustee of the Grade I listed Pitzhanger Manor & Gallery designed by Sir John Soane, I was responsible for leading the procurement of the Pitzhanger Lodge in Ealing Council (London Borough of Ealing) that recently won a RIBA London award designed by Joanne Townshend . Some tips on procuring a beautifully designed small project . 1 - Select an Architect that is able to undertake as many of the lead design services as possible. You never need a cast of many and the Architect is always best placed to lead and coordinate a project of this scale. Jo was Architect, Lead designer, Project manager, Planning consultant, Contract administrator and Principle Designer. It worked like clockwork . 2 - If you want the structure to be expressive and be able to tell its own story, pick an engineer that see's their practice as making art. Steve Webb of Webb Yates Engineers practices this way . 3 -To reduce carbon in the building, first reduce it in its fabric . We decided to make the entire structure without steel or concrete and instead from timber. 4-Omit as much of the needles technology as possible ...it will go out of date and only ever goes wrong. Buildings don't need to be over complicated, instead allow them to be easily adapted. 5- Finally, pick individuals whether they are the designers or contractors that you know that when you a hit a problem and you will, that there is a culture to work together and proactively find a solution.

Comparing architectural plans to structural plans is essential for ensuring that a building project progresses smoothly and meets all necessary requirements. Architectural plans focus primarily on the design, aesthetics, and functional layout of the building, including aspects such as spatial organization and appearance. They outline how different spaces will be used and how the building will look. Structural plans, on the other hand, are concerned with the safety and stability of the structure. They detail the framework needed to support the building, including the foundations, load-bearing walls, beams, and columns. By comparing these plans, one ensures that the architectural vision aligns with the structural integrity required to support it. This comparison is crucial for safety and compliance with building codes and regulations. Structural plans are designed to meet safety standards that prevent structural failures and ensure durability. By verifying that the architectural design adheres to these standards, potential safety hazards can be identified and addressed before construction begins. For example, features such as large windows or open spaces must be supported adequately by structural elements to avoid compromising the building’s stability. Additionally, early comparison helps prevent costly modifications and delays. Identifying any discrepancies between the architectural and structural plans early on can avoid the need for expensive changes during construction. This proactive approach helps in managing the project’s budget and timeline more effectively. It also contributes to a more efficient construction process, as it reduces the likelihood of encountering issues that require last-minute adjustments. Finally, comparing these plans ensures that the building’s functional performance aligns with its design intent. It helps in confirming that structural elements like columns and load-bearing walls do not interfere with the intended use of the spaces. By doing so, the design can be adjusted as needed to maintain both aesthetic appeal and practical functionality, resulting in a well-integrated and successful construction project.

Modular construction has emerged as a compelling alternative to traditional building methods, primarily due to its efficiency and adaptability. The unique process involves manufacturing modular buildings in a controlled factory environment before transporting them to their designated locations. This approach can result in completing 60% to 100% of the structure ahead of time, significantly accelerating the overall construction timeline. For projects where budgets are tight or time constraints are pressing, modular buildings offer a pragmatic solution that allows for quicker occupancy without sacrificing quality. One of the stand-out features of modular construction is its versatility. These buildings can be designed to seamlessly match the architectural aesthetics of existing structures, ensuring that new additions maintain a cohesive visual appeal on any site. Additionally, modular buildings can adapt to changing business needs; they can be resized or relocated depending on fluctuations in demand, making them an ideal choice for businesses looking to remain agile in a dynamic environment. When comparing modular construction to traditional site-built methods, the benefits become clear. Firstly, speed is a significant advantage; modular buildings can be erected in a fraction of the time, largely unaffected by weather delays since most of the work occurs indoors. Secondly, the economic benefits are compelling. On average, modular construction is about 15% less expensive than traditional building methods, allowing projects to stay within budget without compromising on quality. Furthermore, our turnkey service includes design assistance, which means clients receive expert support throughout the process. With these benefits in mind, it’s no surprise that more developers and businesses are turning to Modbuilr as a viable and forward-thinking approach to construction. The design and build model stands as a stark contrast to the traditional methods of construction. Under a traditional method, a client engages an architect to draft blueprints. Subsequently, a separate contractor is hired to execute the construction. In contrast, design and build consolidate these phases, establishing a single contractual entity responsible for both design and construction. This fosters greater collaboration and seamless communication from inception to completion. #interiordesign #commercialrenovation #officefurniture #officeinteriors #jadeworks #reinstatement
