JUST SOLD! Our team recently completed the $6.6 million ground lease sale of a newly developed Cooper's Hawk Winery and Restaurants property in Fort Myers, FL. SRS Capital Markets Managing Principals Britt Raymond and Kyle Fant represented the seller, Stock Development, a Florida-based residential and commercial development company. The buyer, a private investor motivated by a 1031 Exchange, was represented by Josh Kanter and Anthony D’Ambrosia of NNN Pro. “Cooper’s Hawk has been extremely successful in its growth in Florida. The average unit sales volume grew to $11 million in 2023 which is 6.7% year-over-year growth from 2022. We used that data to reassure buyers that were not as familiar with the brand,” said Raymond. Fant added, "This transaction is a testimony that demand for high-quality real estate remains strong, particularly for tenants with substantial sales volumes." The properties are located directly off U.S. Highway 93, a major roadway that connects Las Vegas to Phoenix. Our team recently completed the sale of a newly developed Chipotle property located in Ocala, FL. “We were happy to find an international buyer who was attracted to the passive lease structure of this investment combined with Chipotle’s outstanding credit profile,” said Executive Vice President William Wamble “We generated multiple offers while marketing the asset and closed at a cap rate roughly 50 basis points better than national averages.” Wamble and Patrick Nutt, Sr. Managing Principal & Co-Head of National Net Lease, represented the seller, a national real estate investment and development company.
