Housing Australia’s announcement and release of the HAFF Round One project details is a welcome development. BlueCHP has been successful in three projects delivering 355 apartments in metro and regional Victoria. We are working hard to achieve contract close as these projects approach readiness for construction commencement. Whilst there has been criticism of HAFF, largely without merit, we note it takes time to reach financial close and to build thousands of homes – patience is required. The Community Housing Sector is a powerful force for good in Australia. What the sector wants is a sustainable pipeline of projects to bring certainty and enable continual development of housing, intellectual property and increase our capacity to provide more housing. The BlueCHP Development team has been engaged in Victoria over the last 5 years and is currently delivering 293 dwellings. We are excited to be substantially increasing our supply of housing in the State of Victoria with the support of Housing Australia.

Yesterday, we were excited to officially mark the beginning of the construction of 70 new social and affordable apartments at Beerwah. We were pleased to welcome Hon Sam O'Connor MP, Kendall Morton, to the site to celebrate with a sod turning. George Giannes, BlueCHP's National Build-to-Rent Manager, said it is great to provide the Beerwah community with access to long-term secure housing and that the project is a testament to the collaborative partnership between the Queensland Government, Housing Investment Fund (HIF), BlueCHP - Affordable, Social and Disability Housing, Commonwealth Bank, and Altum Property Group. Charles Northcote CEO, said our BlueCHP mission is simple: to create high-quality, secure, and affordable homes for people who need them most. Housing is more than just bricks and mortar; it’s about providing stability, dignity, and opportunity. Today, we take another step toward that goal in partnership with the Queensland Government. Joined local MP Kendall Morton this morning to officially kick-off construction on much-needed new social and affordable housing in Beerwah 🏠👷 Led by BlueCHP - Affordable, Social and Disability Housing and Altum Property Group, this project will provide 58 one-bedroom and 12 two-bedroom units. It’s a great location - close to everything these residents will need including being across the road from Beerwah Station. We’re ramping up housing construction to achieve our target of building 53,500 social and affordable homes across our state. Through partnerships with community housing providers like this, we’ll deliver a place to call home for more Queenslanders.

Powerhousing Australia CEO Michelle Gegenhuber and BlueCHP CEO Charles Northcote shared their thoughts on the HAFF submission process and the pressures on delivering social housing on ABC's 7:30 report this week. "The tender process was condensed into a very, very short space of time, and because it's new, I just don't think there was enough forethought given to what would win and what wouldn't." - Charles Northcote, BlueCHP - Affordable, Social and Disability Housing "What that means for our providers is they can target the right projects in the right areas for the right people … so that may be in some areas seniors, in other areas that may be families or families fleeing domestic violence," - Michelle Gegenhuber, PowerHousing Australia https://lnkd.in/gjicmzep
In case you missed it, PowerHousing Australia was featured on ABC's 7.30 program last night! Our CEO, Michelle Gegenhuber, highlighted the pivotal role that Community Housing Providers play in expanding social and affordable housing across Australia. We were also thrilled to see one of our valued members, BlueCHP - Affordable, Social and Disability Housing, featured in the segment. Read the full story here - https://lnkd.in/eZ8TbmjW

SDA providers and participants face many hurdles when building or securing housing, particularly in high-demand areas like Sydney and Brisbane. As property prices surge –by up to 25% in some markets– the gap between funding structures and the cost of real estate widens, making it increasingly difficult to provide suitable housing. Understanding these dynamics is crucial for ensuring the housing needs of people with complex disabilities are met effectively and sustainably. ✍ In our latest SDA Blog, BlueCHP CEO Charles Northcote discusses some of the main site challenges when developing specialist disability homes. Charles examines land prices in the NDIS SDA Funding Guide, versus the true costs of acquiring real estate. It's game on in QLD—time for a Housing State of Origin! 🏠🏆 With NSW and VIC scoring big in 2024’s Housing Australia Future Fund (HAFF) and NHFIC Bond Aggregator initiatives, it’s great to see the QLD LNP, under David Crisafulli, stepping up to match QLD ALP's commitment to 53,500 new social and community homes by 2024. But delivering these homes is just the beginning—the community housing sector is ready to carry the load! The question is, are we bold enough to reset the game plan? We need to rethink procurement strategies, streamline processes, and back CHPs to do what they do best: deliver affordable homes and vibrant communities. Let’s get the settings right and move Queensland forward! We are still feeling the excitement from the official opening last week of our Pinaroo Apartment complex in Lane Cove, NSW. It was a truly special moment to see the Hon Clare O'Neil MP, Minister for Housing and Homelessness, and local MP, Jerome Laxale, cut the ribbon with future resident, Bernard. Bernard (Paddy) is looking forward to living in one of the six specialist disability accommodation (SDA) apartments in the 30-unit mixed-tenure development. As a young man living with an intellectual disability, Paddy can now achieve his goal of living safely and more independently through SDA. "Having my new place means no stress, anxiety, depression or frustration from sharing my home... this means I'm able to live a successful life and be confident", he said. During the event, Paddy and his brother Loki had an opportunity to tour the new home. The avid Wests Tigers supporter has already given his family a list of 'must-haves' for decor, including a large Benji Marshall Poster. Loki said his brother would be much safer, happier, and more active in his new specialist home. https://lnkd.in/gh8EN-XQ #specialistdisabilityaccommodation #disabilityhousing #nsw
