DEVELOPMENT NEWS | We’re continuing to grow our industrial footprint, with planning approval received for our $280 million new super prime logistics estate, Dandenong Works in Victoria. In a unique outcome for an industrial project, the 12.2 ha site will retain many of its key heritage elements, including parts of the façade, 60,000 re-used bricks and design elements from the former International Harvester Company site built in 1952. The development approval of this prominent site further supports ISPT Core Fund’s future-focused industrial strategy to deliver market leading prime industrial estates along Australia’s east coast to meet demand. “When complete, this new industrial project will deliver industry leading ESG credentials and provide tenants with best-in-class amenities and fit-outs. We see prime grade industrial stock as a highly defensible and strategic asset class and are planning on catering to growing demand by re-weighting our Core Fund to include more high-quality projects like Dandenong Works,” said Matthew Cox, ISPT’s Project Director (Industrial). What does the future hold for the office market in NSW? Our Group Executive, Head of Property Amanda Steele delivered the keynote address at this year’s Property Council NSW Office Market Report last week, to explore the latest trends in office supply and tenant demand, offering an insight into how the sector can continue to prosper in 2025. Key takeaways from the report noted: ▪️ CBD Vacancy rates have slightly increased from 13.6 to 13.7 per cent driven by increased supply and with positive demand above historical averages across four major cities ▪️ Non-CBD Vacancy rates have held steady at 17.2 per cent ▪️ The Overall Vacancy rate has experienced a marginal increase to 14.7 per cent Reflecting on ISPT’s own recent achievements in Sydney including the 100% leasing success of our flagship George Place, award-winning recognition at 477 Pitt in the heart of Tech Central, and our latest retrofit underway at 270 Pitt, Amanda emphasised the importance of adaptive reuse, leading with ambitious ESG targets and experience-based amenity to deliver a workplace for tenant partners and their employees to thrive. “At ISPT, we’re committed to delivering exceptional office developments that meet the growing needs of tomorrow’s workforce. Our team proudly welcomed Prime Minister Anthony Albanese and City of Melbourne Lord Mayor Nick Reece to our iconic Melbourne's GPO last week for the finale of the remarkable ‘Bean and Birtles: Roadster Drive’ – a journey recreating Francis Birtles' legendary 1927 drive to raise vital funds for the Royal Flying Doctor Service of Australia (RFDS). Melbourne's GPO provided the landmark backdrop for the finish line of this historic drive, paying homage to the car’s original route which concluded 97 years ago in the same location in 1928. The drive raised $115,000 so far to fund lifesaving RFDS services while showcasing the extraordinary spirit of those living in the remote communities throughout the route. ISPT is honoured to have played a part in supporting this incredible cause which helps provide a positive impact to communities all across Australia. Our retail centres have been spreading kindness across the globe this festive season, connecting our customers with their loved ones far and wide this Christmas. In a new initiative designed to give back to our local communities, our retail centres across the country have been busy creating Merry Mailboxes, inviting customers to write a complimentary ‘My Kind of Christmas’ postcard before having it sent on their behalf. So far, we’re on track to send over 13,000 postcards - many reaching overseas mailboxes - proving an old-fashioned note never goes out of style! Through our Gifts of Kindness campaign, we’re also aiming to donate over 10,000 gifts and non-perishable food items to support those in need this Christmas. As our centres head into the busiest week of trade for the year, our Head of Portfolio (Retail) Sam Curry reflected on the important role ISPT shopping centres play in the local community. “During December, our centres welcome over 11 million visits across the country, as customers flock in-store for gift shopping and all their Christmas menu needs.
