  • Demand in Australia’s industrial and logistics sector is normalising – and rental growth has stabilised. Those are the key takeaways from CBRE’s 2Q24 Australian industrial and logistics report. But what else did CBRE’s research uncover? Let’s take a look 👇 📈 E-commerce penetration is up by 13.4% That equates to AUD 57 billion over the past 12 months. 🏗️ Gross take-up was the lowest recorded since 2015, at approximately 426,200 sqm. Even so, vacancy rates remain low, averaging 1.9% in most major Australian markets. 📉 Quarterly rental growth slowed across most Australian markets. And super prime net face rents now average AUD 176/sqm. 📊 The national average midpoint yield for super prime grade assets now stands at 5.9% Only Sydney and Adelaide markets recorded a yield expansion this quarter. 💰 Investment sales for income-producing assets (≥ AUD 10 million) totalled AUD 2.8 billion. Sydney experienced the highest concentration of sales activity, by value. 🏢 16% of the calendar year’s new floor space was delivered across 31 projects. Now, the new supply for CY2024 is expected to total close to 3 million sqm. Another interesting tidbit? Almost 50% of the completed developments, by floorspace, were speculative builds.   • Last week, WIN and UTS Women in Built Environment joined forces to host an evening with the next generation of women in property. Facilitated by Camilla Bradley of LOGOS, the event empowered students in the construction and property sectors by sharing advice on how to: 🙌 Gain confidence at work 🙌 Network in male-dominated environments 🙌 Progress in their careers 🙌 Overcome career challenges Words of wisdom were delivered through a panel and Q&A session featuring up-and-coming WIN members: 💠 Ashleigh Fayad, Fund Analyst at LOGOS 💠 Rachelle Eid, Project Manager at TMX 💠 Harriet Snodgrass, Assistant Project Manager at Cushman & Wakefield 💠 Georgia Dickinson, Property Manager at Charter Hall 💠 Monica Ngo, Project Engineer – Infrastructure at Frasers Industrial Property And the feedback? As one second-year student put it: ‘These opportunities are hard to access. I’m grateful for the valuable insights the panellists gave us about the diverse range of options available to us that we didn’t know about.’ Construction and property development programs have lower female participation rates, making events like this essential for tackling the gender diversity gap in the industrial and construction sectors. We’re thrilled to see the University of Technology Sydney (UTS) challenge this imbalance head-on by appointing an academic lead to address the issue. UTS has also established a framework to help maintain female participation rates in the sector and support their academic and professional development. It was a delight to partner with UTS Women in Built Environment on this event – and we look forward to continuing to support its new platform. Tracy Armstrong, TMX Transform’s new Director of Portfolio Management, readily admits that she is no stranger to pressure. And with an impressive career journey, she’s got plenty of inspiring advice to share 👇 ‘The industrial sector is a new and exciting chapter in my career. Prior to this, I worked across various property sectors, spending a significant period of my career as Director of Property at Aldi Australia. ‘I’ve also worked in aviation with Sydney Airport Corporation, in telecommunications with Vodafone Australia, and in property services for Sydney Water. ‘So, how did I move across to industrial? By making the most of my highly transferable skills. ‘Since joining TMX, my experience in aligning business and property strategy, risk mitigation and development has been particularly valuable. ‘So if I could offer advice to someone considering a move into the sector, it would be this: Take the leap – and trust in your skills! ‘The industrial sector is undergoing fascinating changes, and your diverse property industry experience will be highly valuable. ‘When it comes to career challenges, I’ve faced a few! But one stands out more than others. ‘Early in my journey, I was thrust into a large organisational restructure and assumed the new property leadership role. ‘At first, it was overwhelming.     Have you heard of LOGOS’ intermodal facility at Moorebank? The newly completed precinct is Australia’s largest freight infrastructure project, making it a highly relevant presentation topic at a recent Women in Industrial (WIN) lunch and learn event in Sydney. Danielle Eloss, Business Development Manager at LOGOS, was the guest speaker. She told the facility’s story, focusing on the intersection of logistics, real estate and – of course – innovation! Danielle also generously shared her career journey, highlighting the twists, turns and pivotal moments that shaped it. Her tale resonated with each of the 15 property professionals in the room. The key takeaway? Continuous learning and adaptability make a powerful combination! Hosted at Garden State Hotel, this power-packed function featured a Q&A session starring an extraordinary panel of women: 🌟 Jennifer Marks GAICD, National Industrial Manager at Coles Group 🌟 Sonia Dunne, Head of Sales and Operations Planning and Logistics ANZ at Kraft Heinz 🌟 Janine Zammit, Chief Operating Officer at CouriersPlease So, what did we talk about?     Last month, 15 professionals gathered at TMX Transform’s Melbourne office to hear Sonia Dunne talk about her career in supply chain management. As Head of Customer Excellence & Demand Planning at Kraft Heinz, Sonia had the crowd enthralled – and flinging questions her way from the get-go! Some of the topics she discussed were: ➡ The different facets of a supply chain and where demand planning fits in ➡ The responsibilities of her role, including statistical forecasting, supply management and inventory planning ➡ The economic factors challenging the transport and logistics sector Sonia was refreshingly candid about the more difficult aspects of her work. In her own words: ‘80% of my job involves putting out fires. The other 20% is strategy.’ It’s always enlightening to hear transparent career accounts from industry leaders who can share the highs of their work – and the sector’s areas for growth.     What’s the key to WIN’s success? Is it: 👉 Our committee’s dedication to raising the profile of women in industrial? 👉 Our members’ passion for boosting diversity in their sector? 👉 The consistent support of our partner organisations? In truth, it’s ALL these things plus one extra ingredient: planning 📝 That’s why every year, our Board and Committee members meet for a power-packed brainstorming session to set our annual objectives. And this year was no different. Many sticky notes and sketch pads later, we created an Annual Roadmap that will help WIN bring the industrial sector one step closer to equal representation for women at all levels. Here are the 4 key result areas identified in the Roadmap 👇 👏 Continue to provide a networking platform for women within the sector. We’ll do this by partnering with key organisations, like the Property Council of Australia, to keep expanding our presence in Victoria and Queensland. 👏 Attract and retain female agents within the industrial sector. We’ll sponsor two university scholarships to help female students overcome financial disincentives to entry. And we’ll keep exploring the barriers to entry and re-entry, so we can address them with our member organisations. 👏 Promote industrial as a career path of choice to students. We’ll achieve this by levelling up our already strong educational programs for university and high school students, including providing curriculum solutions for lecturers through guest speakers. 👏 Drive effective marketing strategies to promote the WIN brand. We’ll raise awareness of our work in the industrial sector with consistent messaging, branding – and lots of interesting content.
