    WOTSO FlexSpace is set to open its third New Zealand site, partnering with Ngāti Whātua Ōrākei Whai Rawa, the commercial arm of the central Tāmaki tangata whenua and one of Auckland’s largest landowners, in the vibrant eastern city centre precinct of Te Tōangaroa. WOTSO’s newest flexible workspace will occupy a prominent ground floor space in AECOM House, an eight-storey A-grade building close to cafes, restaurants and shopping. Jessie Glew, Chief Executive of WOTSO Property, said the high-profile site is ideal for flexible workspace due to high foot traffic with a potential client catchment up to 3500 residents living in surrounding apartments. “We’re excited about bringing this space to life, there’s something special about it, and we’re very pleased to be partnering with Ngāti Whātua Ōrākei Whai Rawa,” Glew says. “It’s a big win, a great deal, and will really work well with our existing Auckland sites in Takapuna and Belmont.” Whai Rawa Chief Executive Grant Kemble says partnering with WOTSO aligns with Whai Rawa’s vision and revitalisation of the precinct. “WOTSO’s ethos and innovative approach to flexible workspaces will add great value and amenity to the area’s business landscape,” he said. Due to open next May, the corner space will be subdivided using XFrame wall framing technology into 16 office suites of between three and seven desks, meeting rooms, a co-working zone, event area, private phone booths and a stocked communal kitchen.     WOTSO partners with Two Good Co. WOTSO FlexSpace has partnered with social enterprise Two Good Co, a ‘business for good’ that empowers and employs women with lived experience of domestic violence and homelessness. Two Good Co. funds its employment training programs – based around participants making meals for women’s shelters or services (more than 260,000 so far) – by selling its premium personal care range of soaps and body products. A selection of these products; hand wash, body wash, shampoo, conditioner and lotion, are now available in the washrooms of all 27 WOTSO FlexSpace sites in Australia and New Zealand. Half of the profit generated from sales is donated by the Two Good Foundation to support the ongoing work of Two Good Co. and the flagship ‘Work Work’ employment pathways program. Two Good Co. hires around 50 women a year from the shelters it services, empowering them to re-establish their self-belief and independence, while bridging the ‘love and skills’ gap to facilitate their re-entry into the workforce after living in crisis. Ellen Pinch, Senior Administrator – Operations and Property at WOTSO, says Two Good Co makes high quality products and its social mission resonated with the management team at WOTSO. “It’s important to us that we work with providers whose values align with ours, and we’re increasingly looking for opportunities to source goods which contribute in a positive way to society,” says Pinch. “We discovered Two Good Co and their mission to support, empower and employ women with lived experience of homelessness, domestic violence and complex trauma and were inspired by the work they do to create safe spaces for these women to transform their lives. “Partnering with them makes so much sense and we’re excited to continue sharing the message behind Two Good Co throughout our spaces, and look forward to seeing how our partnership will grow.” Suzie Barnett, who leads Business Growth & Partnerships at Two Good Co, says the social enterprise is proud to partner with WOTSO. “This collaboration not only enhances the experience for their community but also enables us to change the course of vulnerable women's lives, allowing us to continue our mission of creating positive change,” says Barnett. “Together, we're making an authentic and meaningful impact."

    Starting small, thinking big, helping others Meta Healthcare is a fast-growing company providing National Disability Insurance Scheme support and allied health services for people of all ages in western Sydney with physical and emotional needs. Based in WOTSO Blacktown, Meta Healthcare has come a long way since it was founded by brothers Tristain Fauvette and Peter Fauvette with Charlene Castillo in 2019. They had clear goals but getting traction took longer than envisaged. “It was a lot of grunt work for the first two years. I was making peanuts and barely scraping by. Same with Peter, who was flying down from Queensland to see our clients for exercise physiology, and I’d drive him around to our clients all the way out to Freemans Reach.” The original plan was to provide allied health services – psychology, occupational therapy, physiotherapy and exercise physiology – but it didn’t take long before they were also offering support services to clients.     WE DID IT!   WOTSO has successfully completed the Better Challenge 2024, hitting our target of $20,000 and raising an incredible $21,519 in support of The Kids' Cancer Project.   Together, our amazing community of members and team moved a whopping 38,199 km - the equivalent of almost circling the Earth!   Special shoutout to WOTSO Toowoomba for being the top fundraising location with $1,500 raised. And a huge congratulations to Rhiannon Brownbill from bangawarra, our highest fundraising member who raised $1,070!   To date, WOTSO has proudly raised $240,000 in support of The Kids' Cancer Project to help fund vital childhood cancer research.   Thank you to everyone who participated, donated and supported this cause. You are making a difference!

    WOTSO opens first satellite site WOTSO FlexSpace is always willing to innovate and has just opened its first unmanned satellite site in Belmont, on Auckland’s North Shore. Since acquiring the site earlier in the year the WOTSO team has breathed new life into the property, transforming it into a bright flexible workspace with eight separate offices. What makes Belmont different to the 26 other WOTSO FlexSpaces in Australia and New Zealand is that there’s no permanent staff member onsite, nor is there any co-working space or meeting rooms. Instead, it has been conceived as satellite office of WOTSO Takapuna, just 3km away, which has 155 desks plus meeting rooms and other facilities for Belmont members to use if required. WOTSO CEO Jessie Glew says Belmont is a departure from WOTSO’s usual approach and presented an unaccustomed challenge. “A really important element of flex workspace is creating community, and I think the challenge with an unmanned office is how do you build that community,” says Glew. “However, we’ve always been of the view that it is the members that build the community and WOTSO’s role is to create the spaces in which they can meet and develop those relationships organically, not to force community on our members. “Where you’ve got larger sites you need a facilitator, a space leader, to build that community. But if you’ve got a smaller site and create a welcoming space with meeting points such as a well-stocked kitchen, we believe the community can foster itself.” Glew says the office will be serviced by staff from Takapuna. “By having Takapuna close by we can easily manage it and provide the kitchen consumables people want; the beer in the fridge and the lollies in the jars, which will be replenished daily. “It just won’t have a permanent staff member there, and the idea is to leverage the Takapuna location, as the sister site, for meetings and co-working space.” She says Belmont is a test case. “We want to see if this concept works at a smaller site, and if it does, it will allow us to scatter more locations in proximity to larger sites in order to service more people locally.”

    Brace yourself – Putting the W into WOTSO through adaptive reuse WOTSO is all about people working together and getting things done. Nowhere is this clearer than in WOTSO’s transformation of older, unloved buildings into bright, friendly and modern flexible workspaces. CEO Jessie Glew says WOTSO has always embraced the character of older buildings, excited by the canvas they offer for enhancement and reinvention. Examples of WOTSO’s commitment to adaptive reuse include the conversions of a sailing museum (Mandurah, WA), a seconds appliance store (Cremorne, NSW), a bulky goods complex (Sunshine Coast, Qld), an abandoned German Club and the adjacent sunscreen lab (Adelaide. SA). And at the heart of every new site design is collaboration.  “There is no designer – the WOTSO team does it all inhouse, with builders and consultants throwing their ideas into the mix” says Glew. “We spend a lot of time in our property meetings going through different scenarios and layouts, landing on what we all feel comfortable with.  For example, the idea for the big steel ‘W’ at the front of WOTSO Cremorne came from our engineer who said we need an earthquake brace for that building, and why don’t we make it a W. “We went ‘yes, that’s perfect’, let’s make it huge. We amplified his idea of the W, and lit it up to transform it into an impressive feature that also reinforces our branding (and our building).” The Cremorne building was originally available for Lease but WOTSO negotiated an acquisition in late 2021 after a site inspection revealed surprising character including great timber boards, character ceiling and brick. In a high-profile location on Military Road, near Neutral Bay Junction, the building was well-known as a second’s discount warehouse and before that, the home of respected speciality bookstore Motor Books, a hub for motoring aficionados. Legends such as Jackie Stewart and Murray Walker launched books onsite, and there’s still evidence of Motor Books’ occupation in the Ferrari insignia and checkered flag painted on the ground level timber floor. Now, the building comprises three storeys of flexible office space, a busy working hub filled with light and people. A building that’s been given a new lease of life, the definition of adaptive reuse and epitomising what WOTSO FlexSpace is all about.
