    Many buildings use furnaces and boilers as heating systems - these generate heat from respective energy sources to control internal temperatures. However, the earth itself also works as a large geothermal battery and is able to regulate cold and hot temperatures. As part of our Sustainable Development Framework, FCR is implementing geothermal heating and cooling systems in two of our active developments: one at Yonge and Roselawn and one at 1071 King in Toronto. In our efforts to reduce our greenhouse gas emissions, these developments will use energy from the earth itself. Part of a strong geothermal system is the right amount of boreholes. These boreholes reach vertically into the ground so that our geothermal pumps can successfully extract and store heat for the whole building. We have dug 66 boreholes at 1071 King and an impressive 149 boreholes at Yonge and Roselawn. We are exploring the possibility of adding more geothermal systems to future developments in our efforts to reach net-zero by 2050.     Our 2024 Summer Intern Program has come to an end! We are pleased to have had another successful term with an impressive class of summer interns. To end the 2024 program, our interns presented their CEO Capstone projects to our Executive Leadership Team, marking one of the most exciting days of the summer! The Capstone project gives interns the opportunity to gain hands-on experience by finding new ways to promote innovation across our real estate portfolio through research and collaboration. Throughout the summer, our interns have been diligently working on innovative solutions to leverage the future of CRE and create value by optimizing our assets.     Our 2023 ESG Impact Report highlights FCR's efforts to maintain our environmental, social, and governance priorities. In this series, we will showcase some of our achievements. This week, we are focusing on our energy consumption and GHG emissions. These statistics are measured from our 2019 baseline, allowing us to accurately track our progress over the 2020-2024 roadmap. We are aware of our impact on Canada's environment, as the buildings sector is a leading contributor of GHG emissions, accounting for 18% of the nation's emissions. Our goal is to reduce GHG emissions by 46% for scopes 1 & 2 by 2030, a target that has been validated by the Science Based Targets Initiative. Since 2019, we have also decreased our energy consumption by 12%. We monitor our energy consumption through lighting in common areas and parking, heating & cooling of premises and heating of water. Through constant attention and innovation, our teams find ways to mindfully reduce our energy consumption.     July has come to an end and FCR is busy as always! Here's this month's FCR Recap to get you up to date on our initiatives. We had the groundbreaking ceremony with @hullmarkto and Woodbourne at 1071 King Street West and installed the first crane at our Yonge and Roselawn development. We were also the recipient of the Costar Power Broker Award in recognition of our leadership in top retail transactions. We announced our second quarter 2024 results with strong leasing activity. Finally, we released our 2023 FCR Thriving Neighbourhoods Foundation Impact Report and newly redesigned website.     This week we released the FCR Thriving Neighbourhoods Foundation’s 2023 Impact Report. The report goes in-depth into our work and accomplishments in 2023 as we further our mission, creating thriving communities for everyone! 🌟 Our pillar of focus for 2022-2023 was Mental Health. Our signature partner was @kidshelpphone and we raised over $339,000 for their Counsellor in the Classroom Program in 2023. Key fundraising programs include our CRE Softball Classic, regional fundraising events, draws, and payroll donations & match. This contributes to the over $500,000 raised for Kids Help Phone in 2022/2023! 🏆 In addition to our signature partner, the Foundation supported more than 40 charitable organizations and non-profits through fundraising and volunteering.     Another Milestone at our Yonge and Roselawn Development! Recently, our first tower crane was erected at our Yonge and Roselawn development in partnership with Woodbourne Capital Management This milestone marks the end of shoring and bulk excavation at the site and the continuation of below and above-grade construction. This is the first of two tower cranes which will be erected on the site. This mixed-use redevelopment will include approximately 65,000 square feet of retail space, unique amenities, and over 600 residential units. It will retain heritage facades iconic to the neighbourhood and deliver a new public park for the community. This unique development is striving for best-in-class sustainability standards and will incorporate a renewable energy source, geothermal, for heating and cooling.     In honour of Intern Day, meet some of the 2024 First Capital Intern Cohort! We are celebrating by speaking with some of them about their summer experience so far. FCR's Summer Internship Program is a valuable learning experience for many young professionals as all departments across several offices take the time to mentor their interns and provide them with real-world opportunities. Some notable features from the summer include: ⭐Weekly Power Hours The interns sit with members from different departments to learn about their respective roles at First Capital. ⭐Networking Opportunities FCR interns are invited to different CRE networking events throughout to expand their network growth beyond the office. ⭐CEO Capstone Project In teams, interns are tasked with real business challenges that affect First Capital and the real estate sector. At the end of the summer, the teams present their innovative solutions to the leadership team. ⭐Hands-On Experience The internship program allows students to become integral parts of their teams as they integrate into the day-to-day tasks and longer-term projects within their departments.     Located in Liberty Village, one of Toronto's most vibrant neighbourhoods, is 1071 King Street West. Yesterday, July 23rd, we had our groundbreaking ceremony alongside our partners Hullmark, and Woodbourne Capital Management to kick-off construction. 1071 King West will create an iconic entry point into one Toronto's most dynamic and sought-after neighbourhoods. The project will feature a 17-storey residential tower with 298 rental units, and over 5,000 square feet of street-front retail space. The project also includes a new public park and a future connection to the West Toronto Railpath. Furthering FCR’s commitment to sustainability, the building will be heated and cooled using a geothermal system, and we are targeting net-zero carbon operations.
