The 5 million bond issue will be distributed in several phases. The first tranche of EUR 1 million will bear interest of 9.25% per annum, payable on a regular semi-annual basis. The minimum investment is EUR 1 000. The bonds are offered to private and institutional investors through BeMyBond, an innovative and user-friendly crowdfunding platform. The underwriting starts on 27 August and closes on 1 September. The Windy Town is scheduled to be fully completed in 2031 and will require an investment of more than €70 million. However, in order to ensure that the town is alive and vibrant from the first phase, public infrastructure - a park, sports fields and green spaces - is being developed alongside the residential area. The second phase will bring 36 more residential units to the market, and the subsequent phases will fully realise the "city within a city" concept, including a hotel, a co-working space, cafés, restaurants, spa areas and a marina. Construction has started! 🏢🏗 The development of the business centre "Hermanas" in "Nemunaičiai", Kaunas, developed by SBA Group company SBA Urban, has begun. The new building will offer more than 10,000 sqm of office space to the market, and it seems the market will absorb this amount of space in a short time. Interest in the new project is huge and negotiations are already underway for the lease of more than half of the building's space. "Expanding local and international businesses are rapidly increasing the demand for modern office space in Kaunas, so we are immediately embarking on a new project - the Hermanas business centre. We have chosen Veikmės statyba as the general contractor for this project and signed a EUR 21 million contract with them. Tapping in Kaunas phenomenon! ⚡⚡The modern business centre Hermanas construction will start soon in the Nemunaičiai district. Almost since 2019, Kaunas market has not been offered new spaces for business expansion in the city, and with Hermanas, SBA Group becomes the first to bring business centres back to Kaunas. Verslo žinios journalist Evelina Povilaitytė speaks to Lionginas Šepetys, Chairman of the Board of SBA Urban, about what makes us believe in the Kaunas phenomenon and what makes us create it. "We believe that by the end of construction, we will have leased the new business center. Kaunas is a phenomenon in a good sense - it requires a lot of faith, an understanding of what this city is. It has always had a lot of potential, but you just have to catch it at the right moment and unleash it", says L. Šepetys. According to Andrius Rimdeika, an expert interviewed by Verslo žinios, the head of REGO Group, once Kaunas office segment returns to its normal rhythm and grows in a sustainable way, he believes that every year Kaunas would need to offer 20,000 to 30,000 sqm of office space, or two to three office buildings. The phenomenon lies in the growth of Kaunas. The country's strongest universities train highly qualified specialists here, and businesses have been looking to expand for some time now, discovering Kaunas at its best. "We identify the location of Nemunaičiai and Hermanas as the new centre of Kaunas, which is already being seen and recognised by local residents, especially now that the construction of the pedestrian bridge is underway and our location is even more accessible. The project itself will be integrated into the neighbourhood with the community, with both housing and commercial space. Not to mention all the BREEAM and WELL certificates, we will put the best of everything into the building and we will hold our own bar," says L. Šepetys. The joys of opening! 🍓 Creating, designing and building a 22 000 sqm project is one thing, but officially opening its doors to businesses and the community is quite another. We just opened the first of two Urban HUB projects. This time in the Vilnius district. Along with more than 10 new retail, entertainment and service spaces, the community and the Vilnius District Municipiality, a record-breaking artistic installation made of strawberries was recorded to mark the opening. International friendship! 🤝 Urban HUB Kaunas just opened a Bergstrasse Alley together with the delegations from Bergstrasse, Germany and Kaunas district municipality. The opening ceremony was an important milestone in celebrating the friendship between the two countries. The naming of the inner alley of the SBA Group project after Bergstrasse was an idea by the Mayor of Kaunas District. "I am happy and proud to be here, we are opening Bergstrasse Alley in the new Urban HUB retail and business city, as a sign of respect to our long-standing partners“, - Valerijus Makūnas said. "The fact that our cooperation is being celebrated with the opening of a new alley shows how strong our friendship is," said Christian Engelhardt, Mayor of Bergstrasse. More energy for your journeys! ⚡🚗 One of the largest EV charging centres on the A1 has been launched at Urban HUB in Kaunas. 13 Eldrive Lithuania stations with 26 charging points are now available and open to drivers.  "In the first phase of the SBA Urban project, we have installed 13 modern 50 kW charging stations in Kaunas, and we will install 7 more in Vilnius. This partnership is an important opportunity for us to contribute to the development of modern charging points in both Kaunas and Vilnius. It is great that companies are increasingly focusing on sustainable transport and creating all the necessary conditions for infrastructure development," says Tomas Tamasauskas, CEO of Eldrive Lithuania. "Real estate development is inseparable from sustainable mobility solutions. In the first phase, we are only installing a part of the charging points for electric vehicles in the project's shared parking lot with our partners. Oskar Minkovski made significant contributions to the discovery of insulin, which played a crucial role in managing diabetes, while Herman Minkovski was one of Albert Einstein's key teachers.
