It’s not often that the fruits of our hard work graces the digital pages of Time Out Group plc magazine! Since our appointment as DM on this exciting project back in 2022 we have secured planning consent for a comprehensive redevelopment of 21 Southampton Row and Vernon & Sicilian House on behalf of Tristan Capital Partners, and more recently we have been working hard alongside Structure Tone London on an 18-month construction programme with practical completion now on the horizon. This landmark project has caught the attention of the media, thanks to Sicilian Avenue’s claim to being the capital’s first purpose-built pedestrianised high street, dating back to the very start of the twentieth century. The first part of Holborn’s iconic Grade II listed shopping parade has been sensitively refurbished, along with the connected Grade A office space, and we are getting very excited about work concluding later this Spring. Until then, do read more in the press! https://lnkd.in/eqQvzn_5 Also reported in Ham&High, 365 Retail, Premier Construction Magazine and MyLondon #refurbishment #readallaboutit #Holborn

Another international business has joined the line-up at Campus Reading Multinational medical company, Baxter International Inc., has signed a 10-year lease for 9,477 sq ft of workspace in a deal which will see Alchemy and landlord Tristan Capital Partners deliver a new fully fitted contemporary office. The news of Baxter Healthcare’s arrival follows the announcement that Aspen Technology has recommitted for a further 10 years at Campus International, relocating to a newly refurbished 16,075 sq ft space. We have also partnered with leading mental health charity Sport in Mind to offer a rent-free space at The Farmhouse, as part of our commitment to supporting key local charities. All three occupiers will benefit from the market leading business community at Campus International which is also home to Verizon, Investec and Adobe, highlighting continued demand for out-of-town office space in the Thames Valley. As we kick off 2025, one of our key focuses is continuing to support the revival of London workspaces as the return to the office gathers pace and occupiers find themselves with increasingly less choice when it comes to best in class office product. We are currently working on several exciting projects across the capital to upgrade outdated office stock into high quality, prime workspaces ideal for businesses seeking modern, well designed amenity-led offices. This is all part of a continued emphasis on creating spaces which encourage workers to collaborate and engage in-person for more of the working week. At Alchemy we remain very confident in the future of prime London offices and believe 2025 will represent the turning point for the office investment market with diminishing supply, relatively high yields and an anticipated reduction in interest rates all driving a business case to invest. We are supporting our investor clients as they seek to strengthen their central London office portfolios in 2025 and beyond, to attract occupiers ‘shopping’ for the right move. It is great to see a second key local business select The Dock in Kings Langley as their new headquarters. Leading provider of innovative construction services Munnelly Group have taken 7,802 sq ft at The Dock and will shortly be relocating from Harrow. Recently refurbished by Tristan Capital Partners and Alchemy Asset Management Limited, The Dock is helping to resolve the shortage of well-connected quality office stock in the north west M25 region, and also welcomed Taylor Wimpey plc at the end of 2024. David Hughes will be joining the industry discussion at tomorrow’s Construction News Forecasting conference, taking place at Cavendish Venues' newly launched Minster Building. We can scarcely believe it was already a year ago that he was in attendance at the 2023 event, leading a break out debate on 'Office Refurbishment & Remodelling’! A lot has changed since then: we have a new Government pushing for reform of planning to accelerate housing delivery, a patchy office market and turbulence in the construction sector, most notably the news of ISG’s collapse just weeks ago underlines the precarious position some parts of the market are in; so we need serious blue sky thinking if meaningful change is going to come about. David is particularly interested to hear from key note speaker, Fergus Harradence from the Department for Business and Trade but the wider line-up looks really interesting. Drop us a note in the comments if you’re going along. #CNforecasting #blueskythinking #realestate

Thank you Workplace Creations; it was refreshing to work again with you and our mutual clients at Hargreaves to refurbish this lovely old building in Sussex – creating what is a very different HQ offering to many of the big contemporary central London schemes we deliver. It has been a real success story in the moulding of a modern workplace that has delivered much better facilities for Hargreaves’ staff through the harnessing of good design - that respected the building’s heritage features – with cost effective solutions imaginatively created break-out spaces, contemporary amenities and facilities that align with today’s business practices and workforce needs. It was a pleasure to create modern workspace from some really interesting, historic real estate that is so different from the big glass and steel office buildings we often work in. Thanks also to Gleeds for their PM and QS support. #refurbishment #workspace #teamwork #sussex
We're delighted to have completed refurbishment works to the stunning Rustington House in West Sussex on behalf of the private property company, Hargreaves. Built in 1822 and formerly a Grade II Listed building, Rustington House has a rich history of various uses, including a family home, army barracks, trade union headquarters, and a private girls' school. Our works comprised upgrades across the interiors, refurbishing offices, breakout spaces, and bathroom facilities. We took great care to ensure the building's original features were preserved and maintain. It was a pleasure to once again work with Alchemy Asset Management Limited on the successful restoration of this beautiful and historic building. #SpacesByWorkplace #WorkplaceDesign #WorkplaceInteriors #DesignAndBuild #Refurbishment

Permitted development has not proved the ‘easy’, fast-tracked way to gain consent for a change of use that it was designed to be, despite an overhaul on the wellness and amenity access requirements as part of 2021 policy revisions. Our own David Hughes has penned his thoughts, as published in BE News today, considering why not and how we might unlock the stalemate between many local authorities and would-be developers with apparently viable PD schemes that could unlock much needed residential homes. Have a read here – https://lnkd.in/eqdG-T6B and let us know in the comments what you think would make PD more palatable to seemingly unconvinced Councils! #permitteddevelopmentrights #officetoresi #commercialproperty

Just a week out now from Bisnow’s Leasing Trends and Occupier Demands conference, that is being held as part of their Office Series at The Gilbert on Finsbury Square. An extraordinary building that itself pivoted to modern workplace demands, while acknowledging its history and the gifts of its original architecture, our own Guy Bishop is looking forward to seeing Brookfield Properties’ investment for himself and discussing the evolving nature of office occupier expectation now and in the period ahead. It will be interesting to hear Dan Scanlon’s keynote and to catch up with contacts and peers; do drop a note in the comments if you’re attending. #officeleasing #conference #lookingforward https://lnkd.in/eAmd2Fgd
