Like many at Alexander Hall I started my advising journey by progressing through our Client Services Adviser team. The alumni of this department not only make up much of the Senior Management team at Alexander Hall but also of many of the top talent throughout the industry. The role is specifically designed to build highly successful mortgage and protection advisers whose progression is supercharged with our industry leading focus on training and development. Last week I had the pleasure of taking our current CSA team out to celebrate a brilliant start to 2024 at Gloria ๐ (well worth the hype!) followed by a very fun and competitive round at Junkyard Golf. With thousands of appointments qualified and booked weโve seen application levels up over 30% year on year which is possible in part due to the drive and tenacity of our brilliant CSA team. ย Adrian Fardini and I are immensely proud to now have a hand in the development of the talent through this department and we are looking to grow the team further. It was great to get everyone together for our annual launch meeting earlier this month. ๐ ย Kicking off with an energising Q&A from group CEO Guy Gittins and the official unveiling of Richard Merrett's Alexander Hall return with his exciting vision for 2024. ๐ช ย Saif Rahman, Joe Milton and Adrian Fardini celebrated some fantastic achievements from 2023, covered grand plans for 2024 and we bid a fond adieu to Tom Davies. ย Gathering regularly as a group to communicate and collaborate has always been key to our individual and collective success and we canโt wait to see everyone again soon. ย For now, heres to a brilliant 2024! ๐

Just enough of 2023 left to squeeze in our December Case Study and its a great example of our knowledgeable advisers rescuing yet another purchase; This client had been looking to purchase their 4th buy to let property, putting them in the โPortfolio Landlordโ category, but were having challenges with how long their mortgage application was taking with another mortgage adviser. They finally heard that the lender had down-valued the purchase price and rental value, which they were informed left them with no option to move forward at all. ย The client had almost given up hope but was then referred by Foxtons Wood Green to Hollie Stinson who recognised that although the clients options were diminished, they had not been prompted to explore putting a Limited Company in place. Hollie subsequently placed the case on that basis on a more competitive product than the client had anticipated. ย There was some significant time pressure from the onward chain but Hollie managed to get the offer issued within two weeks to save the purchase for her very happy client. ย By incorporating aย property or portfolio into a Limited Company there can be potential benefits around tax efficiency, lender criteria and lender affordability modelling, so this is a great example of the breadth of knowledge and expertise needed from an adviser in order to provide a high level of service.
