About us
Askival provides outstanding project management for regeneration schemes and the development of affordable housing. Our mission is to deliver the sustainable properties that our clients want to manage and the great homes where their residents want to live. Through an on-going association with Poplar HARCA in London’s East End, we are currently engaged with the delivery of four major regeneration programmes at Aberfeldy Village, Chrisp Street, Teviot Estate and Stroudley Walk which, in total, will deliver in excess of 5430 new homes along with significant non-residential facilities and major infrastructure improvements. Askival has been instrumental to all four schemes, providing development management and CPO management input from the outset. In addition, we work with Sussex Housing & Care, Adur & Worthing Council, Waltham Forest Council, Lambeth Councils and a number of housing associations including the Industrial Dwelling Society, Agudas Israel and Innisfree. Where Askival is engaged to provide client-side development management services, the team’s aim is to integrate with the in-house organisation and to provide complementary services and advice that allows efficient and effective project delivery. We are experienced in every aspect of development work, from land acquisition and project inception, including the formation of public and private sector joint ventures or other partnership approaches to the delivery of regeneration, through to build contract procurement, progress monitoring, handovers and aftercare. It is good to see the construction of 22 homes at 285 Golders Green Road, London progressing so well for our client Agudas Israel Housing Association Ltd (AIHA). The new scheme, on an existing AIHA site, will provide 22 shared ownership family-sized homes, tailored for the Orthodox Jewish Community in North-West London with kosher kitchens and balconies to accommodate sukkahs. As project managers from the outset, Askival directors Malcolm Ward, Mike Nestor and associate Tim Cork, appraised the site; procured the design team - Rivington Street Studio, The Vertex Companies LLC and Bannerman Consulting Engineers Ltd; oversaw the planning application to its successful conclusion and appointed Jerram Falkus Construction Limited as the contractors. We're pleased to share that we've appointed award-winning Hill Group UK as lead developers on our proposed regeneration of Andrews Place and Rainsford Lane area in Chelmsford, Essex. If approved, the project will replace 69 bungalows built in 1949 with new, affordable homes designed to meet the needs of the local community. Following on from a competitive procurement process, The Hill Group were awarded the contract where they'll initially support pre-planning application activity and resident engagement. Resident involvement has been central to this process, with Keith, a resident of Andrews Place, saying: “I’ve worked as a builder and was delighted to be on the selection panel. I was really impressed with The Hill Group’s commitment to quality and community engagement.” Fiona Hollingsworth, CHP’s Growth and Partnerships Director, said: “The Hill Group demonstrated expertise in redevelopment and a strong focus on community involvement. We look forward to working with them and our partners, including HTA Design LLP and the Alzheimer's Society, to deliver much-needed affordable homes for Chelmsford.” Robert Jack, Regional Director of The Hill Group, added: “We are committed to engaging with the community from the outset to ensure the new homes meet local needs and are delivered to the highest standards.” This partnership reflects a shared commitment to creating homes that benefit both current and future generations. This is appalling - a 90% reduction of grant-funded London starts on 2023-24 (which was no record-breaking year itself). It has been evident for about 18 months that this collapse was on the way and there's no obvious reason why things should dramatically improve anytime soon. Askival is looking for partners with whom to find ways to delivery. We don't have all the answers but please get in touch if you want to try to find some of them with us.

While the machinations of yesterday’s autumn budget are digested, Askival director Tony Draper was interested to see the subject of empty homes hit the BBC headlines recently. Even though he has previously been involved in this area of work he still learned something new – that housing authorities do not have a statutory duty to bring empty homes back into use, albeit that they have a range of powers to do so, and it makes sense from a social and economic perspective to see unused resources brought back into use. Tony was involved in setting up Kent County Council's No Use Empty scheme which has brought over 8,000 homes back into use since its inception in 2005. He says if funding is an issue, perhaps central government should create a national funding solution similar to the No Use Empty loan scheme. Today, deputy prime minister, Angela Rayner, set out the new government's house building plans. The secretary of state for housing, communities and local government announced a series of housing reforms to overhaul planning rules and bring back mandatory housing targets to build new social homes. Gavin Smart, chief executive of Chartered Institute of Housing commented: 🗣 “Today’s announcement is a welcome recognition and action by new government to make sure everyone has a decent, affordable place to call home.
