🏡 Success in Stretton, Rutland Class Q is pleased to announce that we have secured planning permission for a bespoke dwelling on the outskirts of Stretton, Rutland. This approval marks a significant achievement in a complex planning landscape. 🔑 Strategy: We successfully renewed permissions for an existing barn conversion and the retention of a mobile home as part of a strategy to establish the principle of development. 🌟 Design: Our approach focused on creating a design that significantly enhances the site compared to previous permissions, with a keen eye on architectural quality and landscape integration. 📜 Planning Obligation: We successfully negotiated a Section 106 agreement to remove previous extant permissions. We look forward to commencing construction and delivering a home that not only meets the high expectations of our client but also contributes positively to the local community. #PlanningPermission #ClassQ #Rutland #UrbanPlanning #ArchitecturalDesign

🏡 Planning Milestone Achieved in Saltby! We are pleased to announce that Class Q has successfully secured planning permission for a 3-bedroom home in the village of Saltby, near Melton Mowbray. This development represents a significant step forward for our client, a young family looking to build their future close to relatives. The journey to approval wasn't straightforward. Following a previous refusal in 2022 due to concerns about local need and the proposal's fit with the village character, we were engaged in an attempt to turn the tide. 🔑 Our Strategic Approach: Tailored Advice: We focused on the critical issue of demonstrating local need. Robust Evidence: A commissioned Housing Needs Assessment substantiated the demand for two dwellings in the parish, including this 3-bedroom home. Design Alignment: We revamped the design to ensure harmony with the village’s aesthetic. Persistence and detailed reference to similar successful appeal decisions (including our own Class Q) ultimately convinced the Council. Their acceptance of the Housing Needs Assessment led to the green light for this development. This project underscores the importance of expert guidance in achieving planning success. We eagerly anticipate bringing this essential home to life for our clients. #PlanningSuccess #ClassQ #HousingNeeds #Saltby #PlanningPermission

🌟 Great News from Tewkesbury! 🌟 We’ve just crossed the finish line with Tewkesbury on a project that’s been two years and four case officers in the making. We're excited to share that we’ve received the green light to transform a disused farmyard into four beautiful new homes! This project is particularly special as it not only breathes new life into an underused space but also thoughtfully enhances the area next to a grade II listed building. We’ve even woven the site's old machinery store into one of the dwellings, preserving a slice of its history. Here’s to breaking ground and crafting spaces that our future residents will be proud to call home. #TewkesburyDevelopment #HeritageHomes #NewBeginnings

FULL AWARD OF COSTS - Council accuses appellant of 'point scoring' 🔍 Key Points from the Decision: Handling of the applications was "indicative of the Council’s misunderstanding of Class Q and the extent of the development it permits". The Council failed to provide objective analysis or evidence to support their refusal, relying on vague and generalised assertions. Inconsistent decision-making was highlighted and the "failure of the Council to provide adequate reasons for taking a decision contrary to 22/5037M amounts to unreasonable behaviour." "[10] The Council suggest the applicant submitted three appeals for the same site ‘purely for point scoring reasons’. This is a wholly unreasonable and unwarranted remark to make by the Council, not only because the three appeal developments are all different, but the applicant has every right to exercise their right to appeal the Council’s decisions. Indeed, the fact that all three appeals have now been allowed validates their decision to do so. [11] The lack of an application for an award of costs being made in relation to a previous appeal, whether by the appellant or the Inspector, does not mean unreasonable behaviour did not occur. It simply means no argument was made that it had. [12] Overall, the failure of the Council to make an objective analysis of the evidence before them and their lack of consistent decision-making amounts to unreasonable behaviour. In such circumstances, it is evident the appeals in this case could have been avoided if the Council’s unreasonable behaviour had not taken place. The applicant, therefore, suffered wasted expense in pursuing the appeals and a full award of costs is justified." #Planning #PermittedDevelopment #ClassQ #UrbanPlanning #TownPlanning #PlanningAppeal #AppealDecision #CostsDecision #Development #PlanningPermission #DevelopmentControl #PlanningPolicy #LandDevelopment #PlanningInspectorate #PlanningLaw

🏠 FOUR REFUSALS, TWO DISMISSED APPEALS, ONE VICTORY! 🏠 We're delighted to announce a big win for Oakwood Homes Ltd in Castle Bytham! Despite a challenging planning history, our appeal was allowed for the erection of one new dwelling. The Inspector concluded: "I am satisfied the revised proposal overcomes the concerns identified by the previous Inspector in the 2022 appeal and the proposed development would not have an unduly dominating impact... The appeal proposal also accords with the Framework insofar as it requires development to have a high standard of amenity for existing and future users." A great result and we look forward to working with Mark Nicholls and his team to see this project through to construction! 🎉🔨 #AppealSuccess #Construction #Planning

🏡 Exciting Development News in Historic Barrow, Oakham! 🏡 We're delighted to announce the unanimous approval by Rutland County Council for a new, bespoke 4000 sq. ft. dwelling in the picturesque village of Barrow. This approval marks a significant milestone following our initial consent under Class Q in November 2023, which allowed for the conversion of an existing barn into a dwelling. Building on that success, we proposed the demolition of the old barn to make way for a new-build that is more in tune with the local architecture. Thanks to a collaborative and iterative design process with the RCC planning and design officers, we have crafted a proposal that singnificantly enhances the site's context when compared with the original conversion. A special shoutout to Alice Maylor for her exceptional designs, which have been instrumental in achieving a result that far exceeds the original scheme in both functionality and aesthetic. This project is a testament to what can be achieved when innovative design meets thoughtful planning. We are excited to see this project come to life and contribute positively to the local heritage and community. #BarrowDevelopment #RutlandCountyCouncil #ArchitecturalExcellence #NewBuild #CommunityDevelopment CGIs credit: Architectural Imaging Solutions

🎉 APPEAL ALLOWED FOR UP TO 30 HOUSES IN BRAUNSTON-IN-RUTLAND! 🎉 We are delighted to announce that our appeal was allowed this morning granting permission for the development of up to 30 dwellings at Brooke Road, Braunston-in-Rutland. The Inspector concurred with our arguments that the locational development plan policies did not recognise the intrinsic character and beauty of the countryside and were based on outdated housing requirements. He also agreed that, as there had been a reliance on unallocated countryside sites to meet the housing requirement, were housing only approved in line with the constraints set out by policies CS4, CS9 and SP6, the Council would have been (and will continue to be) unable to deliver its required housing numbers. Polices CS4, CS9 and SP6 therefore run contrary to the Framework’s objective at paragraph 60 of significantly boosting the supply of homes and are out of date. In finding no harm to the conservation area or landscape setting he allowed the appeal which also delivers: 40% Affordable Housing; 2 Self-Build/Custom Dwellings; a 10% Biodiversity Net Gain; and support for the local economy and infrastructure. #PlanningSuccess #CommunityDevelopment #AffordableHousing #Biodiversity #SustainableDevelopment #UKHousing #HousingPolicy
