Green Belt (Grey Belt) Planning Approval….In record time! The design team at FINC recently submitted a fully coordinated, detailed planning application for 186 new homes from a standing start (no site layout or house types), within 7 weeks. To make things even more difficult, the site was located in the green belt, and we had to overcome landscape, utility and level constraints. We are therefore even more delighted than usual to announce that our planning application for 186 homes at Lyndhurst Farm,, Borehamwood, for GRIGGS Homes, in association with Success Property was unanimously approved by councillors at Hertsmere Borough Council Planning Committee last night. The proposals include 186 new homes, of which 80% will be affordable and a community hub building, equipped with kitchens, toilets, storage and flexible community hall overlooking the proposed open space. The approval includes a new home for the existing allotments on site, doubling the number of plots and offering enhanced amenities, including vehicle access, parking, an accessible allotment hub with toilet and changing facilities, as well as water and electricity provisions. This application is the first of its kind in Hertsmere and sets a strong precedent for housing delivery on ‘Grey Belt’ sites, observing new principles set forward in the revised NPPF. All homes have been designed bespoke for the site, to meet M4(2) and NDSS standards, including the high-quality apartment buildings designed around key landscape features. The site will deliver much needed affordable homes to the area, given the significant local need and is considered a fantastic achievement for the design team as well as the council. On Friday night Steven Fisher and Rob Symons hosted a table of friends and colleagues at the House Builders Eastern Winter Ball in support of The Curve Foundation. It was a fantastic evening shared with Ben Yallop Jane Piper Adam Leatherbarrow Sam Caslin Rob Piggott MRTPI Brad Hayward Matthew Oliver and so many of our other friends in the industry. Everyone thoroughly enjoyed a great night of eating, drinking, dancing and raising money for this wonderful cause….as this end of night photo demonstrates (for those still standing).

A truly stunning woodland setting for this draft allocation site that will deliver innovative homes designed by HAPA Architects Ltd and a much needed tenure of retirement housing for the residents of Surrey Heath. Feasibility Frenzy!... Over the past 4 weeks our design team have been busy delivering a variety of feasibility layouts, along with managing the many design and planning projects currently on our drawing boards. In the last month, these feasibilty layouts included; · The provision of 12 different layouts, for · 9 different clients (Vistry Group, Dandara, Taylor Wimpey plc, Persimmon Homes, Bellway Homes, Croudace Homes Limited and Chartway Partnerships Group, amongst others). · In 10 different local authorities across the southern half of the country. · Delivered by the 6 layout designers across the · 2 regions of FINC. In total, there were 3488 dwellings drawn. Some layouts were hand-drawn and others in CAD, with several of the layouts being presented in colour, and all provided with a detailed accommodation schedule. Our team includes urban designers and Architects, including some team members who spent decades working within housing developers, enabling the delivery of multiple high-quality layouts simultaneously. We're hopeful that the increased number of sites coming to the market is a positive sign for the industry moving towards 2025. 🚨 NEW EMPLOYEES ALERT 🚨 We are delighted to welcome both Jody Lewin and Alex Poole to the technical team in our Chelmsford office. Jody joins us as an Architectural Technician, having spent 17 years delivering residential projects for national and regional housebuilders from Architecture practices across Essex. Alex joins us as a Technical Manager, having spent 7 years working for Taylor Wimpey and Hopkins Homes on the delivery of planning applications and working drawings on sites of up to 3000 dwellings. The arrival of Jody and Alex marks the growth of FINC to over 30 employees for the first time in our history – a significant milestone in our recent and longterm evolution. The new recruits have settled into the team quickly, helping on the delivery of a variety of our ongoing projects. We look forward to seeing them both in action over the coming weeks. Our Design and Landscape team have worked closely with the wider consultants to focus on a landscape-led design that respects and enhances the surrounding character. Last week, Jordan Bodjawah and Mark Handley from our technical team visited the Donaldson Timber Systems factory with the team from Bellway Homes's Essex division for a demonstration on how the system operates and the specific details/manufacturing processes necessary to deliver the Bellway Artisan house types. Having recently delivered a large timber frame housing site for Bellway's South London team, this added layer of experience/knowledge will be a significant benefit in the delivery of ongoing and future timber framed projects for all of our Bellway clients. Jordan and Mark found the presentation both interesting and insightful.... The robots were pretty cool too!
