About us

Form Structural Design was established in 2005 by chartered engineer Andrew Ilsley to provide specialist structural engineering consultancy to private residential clients, speculative developers, architects, contractors and public sector bodies including councils and housing associations. We specialise in structurally challenging, architecturally stimulating, new build and refurbishment work including period and listed buildings. Our current portfolio of work includes projects in all of the following public and private sectors: Residential (Private & Social), Education, Retail, Leisure and Commercial. Contract values range from £100k to £20m and our current construction workload is in the region of £150m per year. The ethos of the practice is to provide innovative and cost effective design solutions to ensure architectural intent is achieved. The principal and associates are involved in all projects irrespective of size or value. This ensures a well managed, ‘hands on’ service to all clients. We pride ourselves on being commercially and architecturally aware and believe that our brand of engineering can enhance any project.

    MIPIM No. 2 done. Wetter than expected but a brilliant experience all the same. My biggest regret is only just starting to attend. I’ve reconnected with so many in my London network, something I rarely get to do while busy working. I’ve met so many interesting people and potential collaborators, and it’s been insightful to understand what’s driving the property market in London and beyond. The biggest takeaway for me is how many people are still finding ways to push forward despite the current negativity surrounding the industry. This has inspired and motivated me even more to succeed this year. I’m returning to London with renewed focus on what I can control, blocking out the noise, and continuing our path of growth. Time for a detox too but I’ll be back next year for sure ! Au revoir Cannes 🇫🇷 you’ve been great.

  • We’re excited to announce Jamie as our new Head of Sustainability at Form Structural Design!   Jamie graduated from the University of Plymouth in 2010 and started his career as a Graduate Engineer at MLM Consultancy Limited. He then progressed to Project Engineer at Heyne Tillett Steel, where he completed his Chartership with the IStructE. In 2021, Jamie joined Form Structural Design as a Senior Engineer and became Principal Engineer in September 2023.   Throughout his career, Jamie has managed projects across various sectors, overseeing junior engineers and technicians while taking responsibility for structural analysis, design, coordination, programme delivery, and structural inspections throughout all RIBA stages. He has also mentored Graduate/Junior Engineers, supporting their progression to Chartership with the IStructE.   Sustainability has always been at the core of Jamie’s approach. In his new role, he will lead our commitment to reducing embodied carbon across all projects as part of IStructE’s Net Zero Pathway. Jamie will work closely with clients and architects to embed sustainable solutions at every stage of design.   At Form, we have always championed re-use, re-purpose, and lean design.   • Delighted to be appointed on the Twyford Abbey project that blends structural engineering with heritage restoration. The development includes nine new residential blocks surrounding the Grade II-listed Twyford Abbey in Ealing, west London. Two of the new buildings will be constructed using traditional loadbearing masonry, while the others will feature reinforced concrete (RC) flat slab construction. In total, the development will deliver 326 new homes, including 30 within the restored abbey and 296 across seven new buildings, with 50% designated as affordable housing for local people.     Our team at Avonmouth Street are making tremendous progress, with the student led housing scheme really starting to take shape. Our second scheme for Tribe Student Housing, the development comprises 226 student beds along with amenity space over 14 storeys, with commercial space on the basement and lower floors. RC frame has just two pours to go, the first elevations of brickwork are complete, and the internal fit out and show units are underway. This is a logistically challenging scheme which required extensive temporary works to enable the excavation of a double basement - a solution which enabled the early works to proceed efficiently and seamlessly.  The development will transform the existing site with attractive new façades and landscaping, connecting the building to Newington Gardens and the surrounding area.     Architect aca studios Structural Engineer Form Structural Design M&E Designer CGP | MEP Ltd #progress #studentaccommodation #PBSA #buildingeveryvision #londonconstruction

  • Exciting to see the progress at Sand Martins Golf Club. Kingerlee is nearing completion of the new Maintenance Building, a key part of the golf club’s wider redevelopment. Form provided the structural design for this project, which features a steel portal frame with a lightweight mezzanine floor. Great to see this coming together. Looking forward to the finished result!

    We are pleased to share a project update with you from Sand Martins Golf Course in Wokingham. The project has come on a significant way since our previous update, with the site looking to complete in the coming months.     Externally, the access road which will connect the new maintenance building to the golf course is almost fully formed and ready for tarmac. The aggregate storage bays constructed from steel posts and horizontal timber sleepers now complete. New irrigation tanks have been installed giving the ability to store five hundred and seventy thousand litres of water, with one of the tanks including a fully complaint hydrant connection for fire service use.    Second fix MEP works are nearing completion and internal fire doors have been installed and witnessed for Trada certification.     Arcadian, Huntingdon Street, Nottingham 🏙️ Arcadian is a purpose-built student accommodation development launched by Homes for Students in 2024, delivering 293-beds, and offering a mix of ensuite rooms and studio apartments. The new build structure spans 7-storeys orientated around an inner landscaped courtyard space and includes a green roof, ample amenity space such as group social spaces, study areas and a gym. The Art Deco façade of the former Amusements Arcade has been retained and refurbished, creating a welcoming, prominent feature for residents. Glazing at street level enhances the street scene, adding an active frontage and character back to the area.
