The design is driven by a commitment to health, wellbeing, and sustainability, featuring over 12,917 sq ft of green roofs, 2,088 sq ft of private and communal terrace space, and state-of-the-art facilities. The vibrant reception area will serve as a public hub, bringing together neighbours and building users with a range of amenities and a boutique health and wellness offering. Fusing beautiful architecture with cutting-edge technology and nature, SYSTEMS creates a modern workspace that redefines how innovative businesses operate. What a year 2024 has been! As the year draws to an end, we wanted to reflect on the great things that happened over the past 12 months Through collaboration, good work and a genuine ambition to ensure our work is a force for good, we’ve managed to reach some remarkable milestones: We completed our reinvention of The Heal’s Building presenting over 60,000 sq ft of newly refurbished, design-led space that is being made publicly accessible for the first time in two centuries. Gave Walworth Town Hall back to its local community after 11 years of closure, restored and reimagined as an inspiring hub for neighbours, users and visitors alike Completed phase 1 of our repositioning of Highgate Studios, which includes a new cafe and hotel-style lobby, alongside a series of newly refurbished workspaces that safeguard the building’s past and future as a campus for innovators. With a lot more coming in 2025… And also delivered a fully transformed Stratford Workshops - the former Great Eastern Railway printing works -, delivering an exciting new hub for East London’s makers and innovators Topped out at Florentia, a 1.5 acre creative campus in North London, which will double the size of the existing campus and provide creative makers with, much needed, affordable, high quality space that is fit for purpose - arriving in 2025 Started on site at SYSTEMS, a new benchmark in design-led, user-centric and wellbeing focused workspaces spanning 120,000 sq ft, and saving 9,500 tonnes of carbon from the atmosphere through reuse. Submitted our plans for Singer Studios, the reinvention of two historic terraces of victorian buildings into a vibrant mixed-use campus that sets a new standard of human-centric places to work, play and stay. We’ve continued our duties as custodians of the Royal Albert Dock in Liverpool, collaborating with our neighbours to deliver a masterplan that will not only significantly improve its public realm, accessibility and landscaping, but also protect its future by creating a year-round cultural, retail and experiential destination. Across our sites, we’ve continued to implement our Community Wealth Building programme to help and educate local young people, generate employment opportunities for local communities, reduce inequality and promote sustainability Working with our General People friends, we’ve accumulated 5,086 hours of social impact And helped 30 talented entrepreneurs kickstart their businesses through our incubator programme We’ve hosted art festivals, training workshops, talks, exhibitions, fashion shows… We’ve grown! Welcoming Joe, Sam and Diogo Oliveira to the team And won Developer of the Year at Property Week ‘s awards! Liverpool’s Royal Albert Dock is one of the most iconic pieces of UK heritage. In the 1800s, the Albert Dock was a bustling hub for innovation and commerce, becoming the epicentre of global trade. Two centuries later, the 375,000 sq ft estate stands defiantly as the largest and most prominent cultural and commercial destination in the North, receiving over six million visitors a year. But, as custodians of this historic landmark, our ambitions go beyond relying on the visitor economy. We are working closely with our neighbours, and our partner Neo Capital to deliver a comprehensive plan to improve its public realm, so that the Dock becomes a landmark can be enjoyed by both locals and visitors, year-round. The largest single collection of grade I listed buildings in the country, our focus is to preserve and enhance - injecting new energy and creativity into the estate to secure its future. Our plans include improved accessibility, wayfinding and storytelling as well as public amenity and extensive greening that will add up to 40 species of adaptive plants to revitalise an underused public realm. This is all topped off by an exciting cultural and events programme, creating a truly unique public offer while celebrating the heritage and cultural qualities that make this area of Liverpool such an intrinsic part of the city. #heritage #culture

Works are well underway at Systems, our reinvention of a rare 1930s building in West London The new design will celebrate the building’s unique and undeniable character By retaining the original, imposing facades and leaving the concrete structure exposed internally, we will honour the building’s history and architecture Through our re-use of the existing structure, 9,500 tonnes of carbon emissions will be saved, compared to a demolish and rebuild approach A two storey extension will be added on top of the original structure - providing light-filled office space with views over London and access to a landscaped wraparound terrace Designed with health and wellbeing in mind, we’ve put a focus on enhancing biodiversity and urban greening A three storey rear extension will provide greenspace and landscaped green roofs to every floor The new reception has been designed to become a vibrant public space, providing exciting amenities to both neighbours and building users With design-led, contemporary workspaces and a boutique style health and wellness offering, we will create a new exciting hub for this characterful neighbourhood And as part or our company-wide ambition to deliver a bespoke framework of initiatives that create long-term and meaningful social value for our neighbours and wider society in every project - last week we kickstarted our youth outreach initiative Part of our wider programme set to span the entire construction process and future operation of the building, this initiative invited postgraduate architecture students at the University of East London to tour the building to investigate and learn about the construction process and how a project’s vision transforms through the design, procurement and construction process into built form They then produce their own report and perspective on resolving specific matters, becoming almost a real collaborator in the project, which gives them invaluable real-life experience for their future practice Fusing user experience with beautiful architecture, cutting edge technology with nature; and with a resolute focus on user wellbeing and community benefit, Systems will redefine how the world’s most innovative businesses work in London while making a positive contribution to users, local neighbours and wider society A Neo Capital and General Projects concept #restoration #retrofit #heritage

I am very proud to announce that Walworth Town Hall has officially been removed from Historic England’s Heritage at Risk Register. The grade II listed building suffered from a devastating fire in 2013 and was listed on the Heritage at Risk Register ever since. This project is very close to my heart. Having started the process in 2018, General Projects have spent years of painstaking work, closely collaborating with Southwark Council and Historic England, to restore this beautiful property and bring it back into active use. This could not have happened without our partners at BlackRock, and our incredible team Feix&Merlin Architects Quartz Project Services Heyne Tillett Steel RED Engineering Design Heritage Architecture Ltd helping us deliver our vision for the building, as well as Conamar for executing the delivery. We are very excited to soon re-open the building which will include strikingly unique workspaces operated by General People, a new café and restaurant operated by Jusu Brothers, and a new community centre.
