On Saturday 21st of September, we will be hosting a series of guided tours offering an exclusive preview of this new chapter for the building This marks an amazing milestone for us, as we approach completion and get ready to reopen the doors of one of London’s most iconic civic buildings A Grade II listed complex that brings together old and new, sitting at the intersection between the exciting Elephant and Castle regeneration area, and the established Walworth Road After being ravaged by fire in 2013, it was placed on the Heritage at Risk register and remained closed to the public Now, we have transformed it into a community asset - a concourse for the next generation of innovators that truly inspires and brings value to users and neighbours Restoring what was lost in the fire that caused its closure in a like-for-like manner, we have made sure to preserve all its intricate architectural details to celebrate the building’s rich heritage and history Followed by the introduction of a new pioneering CLT structure where the original fabric couldn’t be salvaged - which is not only infinitely more sustainable, but also more sympathetic than any other material - and left exposed to reference what was lost Delivering a new concept of flexible workspace that is designed to help creative, small and local businesses thrive With comprehensive amenities that foster collaboration and community engagement Balancing commercial, cultural, community and environmental needs to establish a new benchmark for success Feix&Merlin Architects will be joining us to guide the tours and give you insight into all the behind the scenes of the restoration process Guided Tours 📆 Saturday, September 21 11:00 - 12:00 12:00 - 13:00 13:00 - 14:00 Can’t wait to see you there!     Highgate Studios has always been home to an eclectic mix of creative individuals and innovative businesses. Built in the 1800’s as a bottling factory and laboratory, it later became a wallpaper factory for the likes of Shand Kydd and Sanderson’s during the 1900’s Today it is being reimagined as a campus for makers, thinkers and creators with limitless potential. A place where individuality is celebrated, inventive spirit is nurtured and creativity is always in motion. Our vision is to renew and elevate the innovative spirit of the site, by weaving together new amenity spaces and existing historical features to create a welcoming, accessible and design-led campus, ready to grow and nurture a vibrant community within it.     It’s always hard to explain the role of the developer to those outside our industry.   We are not quite architects or builders, financiers or marketeers…but we do seem to do a lot of all of those things…   To us we’re more like the movie producer – balancing vision, teamwork, and resilience, to create a product that delights and excites our end-users and, hopefully, leaves a lasting legacy that stands the test of time.   Developers have the power to shape the future, and our industry - now more than ever - needs those who realise the extent of our responsibility and are committed to making a positive, lasting impact.   Developers, like producers, craft a ‘script’ (the business plan), assemble a talented team, and navigate challenges to deliver a fully-fledged vision for the end user.   And more often than not, the most challenging projects become the most compelling.   At General Projects, we take on projects others might avoid, focusing on repurposing sites to build human-centred, environmentally friendly spaces that benefit society.   Of course, this vision must also appeal to investors. To maximise value and justify investment, every aspect of the script – social, commercial, and cultural – must be carefully measured and evaluated.   Next, we have to assemble the right team. Not only is it more sustainable… It’s an opportunity to create better, more interesting places. …Our projects have saved over 35,000 tonnes of carbon from the atmosphere thanks to our commitment to adaptive re-use and pioneering the use of CLT in all new construction. …Within the next five years, we will have delivered over 350,000 square feet of space built entirely out of CLT …In the last year, our Community Wealth Building Programme has delivered over 8,760 hours of social impact and helped over 100 young people in their careers with free desk space and business mentoring. …To date, we have generated over £10m of direct social value and created opportunities for over 4,000 young people through internships, apprenticeships, work placements, outreach programmes and events. All underpinned by our desire to reinvent the role of the developer as a force for positive impact, and to create places people genuinely love.     Our reinvention of Florentia, our creative maker campus in the Haringey Warehouse District, is the epitome of our ambition to create places people truly love and want to be in. Spaces that are inextricably linked to place and purposefully made through a community-first approach. This characterful site has been a home for fashion and manufacturing businesses since the 1970’s. Now, working closely with the local community, we’re reinventing Florentia as one of London’s biggest creative SME hubs. Through a 1.5 acre extension that will double the size of the existing campus, and designed to perfectly integrate the Village’s past into 100,000 sq ft of new, future-facing and service-led maker facilities, entirely powered by on-site solar panels. The space created will not only be affordable to local businesses, but will also deliver an entirely new concept for creative maker spaces that will become benchmark, while remaining true to the Village’s heritage. The site will be stitched back into the wider Warehouse District thanks to a network of communal areas that will reactivate the currently vacant land. Enhanced biodiversity and a series of new public spaces - topped with a programme of free cultural events, training workshops and business incubator programmes - will bring back the village’s sense of vibrancy and community.     Excited to welcome Joe Peake and Sam Stark to the team! Previously with Savills, Joe joins our Development Team as Development Manager Joe is an avid cyclist and, having worked in architecture for several years, he has a keen eye for detail and design. He will be working on the reinvention of the iconic Walworth Town Hall, Singer Studios and 43 Brook Green among others. Previously at Mileway, a Blackstone Portfolio company, Sam joins our Investment team as Portfolio Analyst. Sam is a keen sportsman and lover of competition, so he’ll be making sure we work harder, smarter and faster! He will be working across our portfolio and looking after projects like Florentia Village, Storybox and Expressway. Can’t wait to see what you guys will accomplish! 💥

    Liverpool’s Royal Albert Dock is one of the most iconic pieces of UK heritage. The 375,000 sq ft estate stands defiantly as the largest and most prominent cultural and commercial destination in the North, receiving over six million visitors a year. Last week at UKREiiF our CEO Jacob Loftus discussed the future of Liverpool’s waterfront and how our plans for the Dock go beyond the visitor economy. As the largest single collection of Grade I listed buildings in the country, our focus is to preserve and enhance - injecting new energy and creativity into the campus to secure its future. With a programme of cultural events and activations that create a strong sense of place and community for local people to enjoy year-round. Improved public realm, landscaping, accessible routes and amenity to benefit users, visitors and local businesses, big or small. The Royal Albert Dock will, once again, be the catalyst of a new era of innovation and growth in the heart of this vibrant city.     Welcome to the West End’s most iconic place to work. Just over two years ago we acquired The Heal’s Building with KKR. A historic Central London site where Ambrose Heal founded his famous design atelier in the 1800s – fusing advanced design, innovation, manufacturing and production eventually becoming a collection of nine unique buildings where furniture was made and dispatched to the world. Two hundred years later, the building remains an institution that stands for the best of British design. Our vision was to transform this Grade II* listed landmark into a new home to those who share that same spirit of creativity and innovation. So we are incredibly proud to (re)open its doors and present an exciting new era for The Heal’s Building that has experience, high-performance and sustainability at its core. Recently featured in Monocle’s The Urbanist, this is now the best performing listed building in the UK - with an EPC A and BREEAM Excellent rating. Offering over 60,000 sq ft of newly refurbished, design-led space that is being made publicly accessible for the first time in two centuries. The former loading bay space has been transformed into a new reception and cafe space featuring artworks by Galvin Brothers – Contemporary Handcrafted Furniture that reference the building’s heritage in manufacturing and craft. What was once the Heal’s workshop, where the first spring mattresses were invented and manufactured, is now a collection of one-of-a-kind spaces that celebrate the building’s past but are fully engineered for its future. Featuring a series of private and communal outdoor landscaped spaces that foster a culture of health, wellbeing and creativity, and support productivity. All while preserving and enhancing Heal’s’ future in their forever home, with an improved high street presence - through a newly refurbished and modernised flagship that now extends to the entirety of the ground floor. The Heal’s Building provides an urban campus that sets the scene for businesses crafting the work of tomorrow.
