If you weren't there here's a snapshot of three key takeaways for the Flex market from my GPE colleague Simon Rowley: 1. It’s not flexible working or flexibility of lease term, but the demand for a hassle-free office experience that’s driving our 'Fully Managed' success.   2. That demand makes the Flex market resilient – but any landlord that thinks they can apply an 'old school' approach to Flex will get left behind.   3.     This week we celebrated our annual Community Day across London 🤲   We partnered with five amazing charities to make a meaningful impact, working with XLP, National Energy Action (NEA), Bankside Open Spaces Trust, Coram's Fields, and Brixton Soup Kitchen. We were divided across multiple sites taking part in different activities including leading career workshops for young people, running a football tournament, renovating and cleaning community spaces, gardening, packing support packages, and cooking in the soup kitchen.   It was a fulfilling day that offered many opportunities to learn from our partner charities and support London communities. A huge thank you to our incredible team and the remarkable charities that made this day a success!     We've published our latest trading update! 🙌   Maintaining our leasing momentum, we have generated £6.1 million of new leases and renewals in the quarter, averaging 6.4% ahead of 2024 ERV, with a further £8.8 million under offer at 16% ahead of 2024 ERV.   Two exciting Fully Managed schemes will be completing imminently, with SIX in Farringdon offering 48,000 sq ft and Thirty One Alfred Place in Fitzrovia offering 41,700 sq ft of office space, both amenity rich assets complemented by a communal lounge and meeting rooms, rooftop terrace, shared kitchen and a wellness studio.    Good progress has been made on our three on-site HQ development schemes: 2 Aldermanbury Square, Minerva House, and French Railway House. Our pipeline is also expected to grow with £100 million of assets under offer and additional £1.6 billion under review.    Toby Courtauld, our Chief Executive, comments: "With economic conditions improving and interest rates now falling, London’s unique characteristics set it apart as a global office hub with healthy long-term growth prospects; strong customer demand for our market-leading HQ and Flex spaces is enabling us to lease ahead of expectations in a market starved of such centrally-located, quality space and underpinning our conviction in our sizeable near-term pipeline. Strengthening our position, this bond will support the delivery of qualifying schemes within our portfolio, creating best-in-class sustainable spaces in central London and moving us towards our goal of becoming Net-Zero by 2040. Nick Sanderson, our Chief Financial & Operating Officer commented: "We are delighted with the robust demand for our debut Sustainable Sterling Bond, demonstrating the strong investor support for the ambition of our strategy and central London focused business model. The Bond will help fund the development of our best-in-class schemes and form part of our pathway to becoming net zero by 2040.
