We are delighted to confirm that Skanska and McGee have achieved completion of the basement excavation, and ‘bottoming out’ of our latest development in Westminster, 7 Millbank, marking a significant milestone in the project’s progress. This means we can commence the sub and super structure works in the coming months, with completion set for Q1 2027. This is a result of the exceptional commitment and collaboration of our delivery partners, including Skanska, McGee, Gardiner & Theobald LLP, Make Architects, Waterman Group, Hilson Moran and the wider project team. The redevelopment is a continuation of OPLM’s vision to create high quality, sustainable and flexible workspaces, with the emphasis of the design being on wellness and occupier experience. We are delighted to announce that Ed Thomson has joined OPLM as Head of Development Management to help deliver our growing development pipeline, as well as providing succession planning for the future. Ed comes to OPLM from development and project manager CO-RE, having previously worked at Second London Wall. A Chartered Surveyor, he will bring his extensive experience delivering projects in central London for a range of blue-chip clients and developers, including having successfully delivered 20/22 Ropemaker. Ed’s appointment comes as OPLM looks ahead to the development of its portfolio, most notably the redevelopment of the 125,000-sq-ft 7 Millbank in Westminster which is due to complete in Q1 2027, alongside other exciting projects we will bring forward in the months ahead.

We are delighted to confirm that we have appointed Skanska Construction UK Limited to build the 126,000 sq ft office development at 7 Millbank, in Westminster, London SW1. McGee have already completed the soft strip, demolition and are currently carrying out the basement enabling works. In keeping with the building's surroundings, the project has involved the careful dismantling of the existing building's period façade so that it can be restored and rebuilt. This exciting new development will provide high-quality, sustainable workspace with an enlarged reception, amenity space, atrium and terraces on the 6th, 7th and 8th floors to offer amenities and enhance urban greening. Ultimately creating a modern office building with high wellness standards, flexibility, and energy efficiency for its occupiers. The company's long-term vision is to develop projects with placemaking, quality design, and exemplary sustainability standards at its heart, and this building is designed to achieve a 5* NABERS accreditation. The development will benefit from excellent public transport access, via Westminster and St James’s Park Underground stations, while also being close to Cycle Superhighway 3 and 8. Consultants to the scheme are Project Managers G&T, Make Architects, Waterman Structures Limited, Hilson Moran and WT Partnership.

We have delivered practical completion of our BREEAM Outstanding (2018), WELL Platinum, 20-22 Ropemaker project, which in turn has enabled us to complete the lettings to both Linklaters and Pension Insurance Corporation, totalling 430,000sqft of offices. That leaves two retail/restaurant units to lease (one of which is under offer) and 5,000sqft of SME space to be launched in the next couple of months through Farebrother. All of us at OPLM are immensely proud of the building we have delivered as well as achieving the rare feat of a fully pre-let office building. This would not have been possible without a great team; Skanska Main Contractor, CO-RE DM/PM, WT Partnership QS/EA, Watermans Structure, Make Architects, Hilson Moran MEP/Sustainability, Cushmans and RX London office leasing.
