  • Developer Robert Hitchins Ltd has sold a new industrial unit in Stonehouse, Stroud to private investors for more than £3.7 million, reflecting a net initial yield of 5.43%. The purchasers of Unit 1 at Stroudwater 13 are UK-based Rushmire Ltd. The 22,523 sq ft facility was built speculatively in 2023 by Robert Hitchins Ltd on a self-contained 1.4 acre site at the entrance to the new £12m first phase of its Stroudwater 13 scheme, alongside Stroudwater Business Park in Stonehouse. A spokesperson for Rushmire Ltd said: “We were particularly attracted to this property being modern and built to a high standard. Having a 10-year lease already in place to a company with a strong covenant meant that the decision to buy was a no-brainer. We are looking forward to working with Robert Hitchins again in the future.” Robert Hitchins let the building to Loudspeaker Technology Limited, globally renowned manufacturers of high-performance audio equipment to the music industry, on a 10-year lease in October last year.  The investment sale to Rushmire brings to completion the first phase of the scheme which also included the relocation of pharmaceutical company Greiner Bio-One from existing premises in Stonehouse, subsequently refurbished and sold by Robert Hitchins, into a new multi-million pound, 53,500 sq ft UK HQ developed by the company at Stroudwater 13 in 2023.  Senior Development Manager at Robert Hitchins, Mike Plimmer, said: “This is a fantastic milestone to reach and a testament to the great occupier and investment interest in new-build industrial warehousing in the area. “Unit 1 is a highly-prominent, modern and sustainable building let to a strong regional company with international reach on a long-term lease which is a great investment product and we are delighted with the offmarket sale to Rushmire Ltd. “It’s been a fantastic effort by the whole team to bring forward this investment in Stonehouse from inception through land acquisition, planning, development, letting agreements and sale.” The agents were Alder King. Partner Oli Stretton said: “We’re delighted to have played our part. It’s a fantastic outcome which underscores our view about the strength of the market for high-quality industrial development of this nature. Unit 1 is terrific space in a market starved of new stock. New opportunities like this are few and far between.” Stroudwater 13 forms part of the employment allocation for Robert Hitchins’ wider Great Oldbury urban extension at Stonehouse which also includes 1,300 homes, a primary school, local centre and extensive sports and community facilities.   It is close to J13 of the M5 and adjoins Stroudwater Business Park occupied by multinational companies including Renishaw, Schlumberger and Muller.

  • Independent builders’ merchant MKM Supplies has moved into a brand new 20,000  sq ft unit at Central Park, Bridgend, developed by Robert Hitchins Ltd. The company’s 132nd branch creates 18 new jobs and aims to bring a fresh approach to the area with exceptional service, an extensive product range and a strong commitment to supporting the local community. It joins several other MKM branches in Wales, including Cardiff, Llandudno, Ruthin and a further branch in Bangor due to open later this month. Branch director Jonathan Thomas said: “We’re bringing something new to Bridgend - a one-stop shop for builders, tradespeople and the public, all delivered with a warm Welsh welcome. Shwmae, Bridgend! Our goal is to set the benchmark for customer service and community involvement.” John Jones, Senior Asset and Development Manager at Robert Hitchins, welcomed MKM to Central Park on the Bridgend Industrial Estate, which is close to J35 of the M4. “Our commitment to delivering employment-generating development in Bridgend and South Wales continues and we are proud to be investing further with commercial premises which are best-in-class,” he said. Robert Hitchins has developed Central Park over several phases since it acquired the former Kimball Electronics plant in 2006. A scheme of 16 trade counter units amounting to 51,000 sq ft was developed in 2008, followed by a 13,500 sq ft trade counter scheme in 2012, a 40,000 sq ft state-of-the-art facility for PCI Pharma Services in 2017, and an 82,000 sq ft industrial warehouse for parcel giant Evri in 2024. It brings Robert Hitchins’ investment in Central Park to more than £25 million. Mr Jones estimated that there are currently more than 500 jobs associated with Central Park and said its continued development is providing a much-needed boost for the region and the wider economy. “We are proud to be investing for the long term in Bridgend by self-funding the development of high-quality buildings which has become increasingly rare in the commercial property market due to rising build costs and other factors.” The builders of the MKM unit were EG Carter & Co.

  • Parcel giant Evri has moved into a brand new 82,000 sqft unit at Central Park, Bridgend, developed by Robert Hitchins Ltd, and is all set to expand. Evri has tripled in size in the last five years to become the UK’s biggest dedicated parcel delivery company, delivering more than 730 million parcels per year with a team of more than 20,000 couriers and close to 17,000 ParcelShops and Lockers. In the first 24 hours at its new base on the Bridgend Industrial Estate, the team processed 128,000 parcels. Head of Estates at Evri, Edmond Leahy, said: “Every parcel matters and that is why Evri is committed to continually improving its services by investing in its people, infrastructure and processes.   • Robert Hitchins Ltd has leased a brand new industrial unit in Stonehouse, Stroud to Loudspeaker Technology Ltd, a world-leading loudspeaker and electronics manufacturer, on a 10-year lease. Unit 1 is a 22,523sqft facility at the entrance of the new Stroudwater 13 development. It is the last remaining unit in the current phase of Robert Hitchins’ £12 million employment development in the area, which also includes a new UK facility for pharmaceutical company Greiner Bio One. Loudspeaker Technology Ltd was formed in 1974 by the late Billy Woodman, the father of current MD Will Woodman. Based at Aston Down, it has a worldwide reputation for manufacturing high-performance loudspeakers and audio electronics for the music industry. Its products are installed in some of the world’s most prestigious multi-channel studios and auditoria and have been used by many superstar performers including Pink Floyd and Supertramp.
