We give residents a firm foundation on which to build their lives.

About us

We’re settle, a resident-focused housing association. Working in communities across Hertfordshire, Bedfordshire, Buckinghamshire, and South Cambridgeshire, we provide more than 23,000 residents in over 10,000 households with a place to call home. A housing association that puts residents first, we know that everyone is different, so we ensure that we provide a service that is as individual as our residents are. There is something special about working here. It’s in the values that shape us and the people that make us – us! And it’s in caring not only about the work we do, but also how we do it. We are a team of around 300 colleagues with a wide range of experience working in the housing sector and beyond. What connects us is our passion for social housing and the power it has to transform people's lives. Leading the team is our exec, who work together to shape our strategy and help guide the direction of the organisation. They ensure that every area of settle is in tune with the rest and working effectively so that each team plays its part in contributing to our overarching purpose and delivering the best possible outcomes for residents.

  • Last week, we were thrilled to welcome a new cohort of team members to Settle and to our award-winning Housewarming induction week! 🎉 Our new colleagues spent the week meeting other teams and getting out into our neighbourhoods so that they could get a real understanding of all the work we do as an organisation. 🏘️ Rhe, who has been working at Settle for two years shared her experience of the week as she begins her new role as Neighbourhood Co-Ordinator 📣- “As a current employee of Settle, I thought the Housewarming Week may not be relevant to me. However, I was surprised with how insightful it was. I got to learn new areas of the business and meet colleagues I may never have crossed paths with in my previous role. I think Housewarming is a fantastic addition when moving or starting a new role, allowing colleagues to feel welcomed and educated on what we do and the ways we work. “ We wish them all the very best of luck! ☘️ #onbording #proud #collaborative

As Christmas approaches and we look ahead to 2025, we want to take the opportunity to wish all our colleagues, residents and partners a peaceful Christmas and best wishes for the new year. 🎄 Reflecting on 2024, there have been some fantastic highlights underpinned by our new 2030 plan, which demonstrates our commitment to being relentlessly resident focused. This also gave us the opportunity to share our refreshed priorities and values, shaped by colleagues, residents, and partners. Some of this year’s highlights include: 🏡 Delivering 172 much-needed affordable homes to our communities since the start of 2024. 🤝 Meeting with residents through neighbourhood action events and our big door knocks. 🏆 Celebrating an award for our Housewarming Initiative, a key part of our drive to welcome and support new colleagues as we continue to strengthen the services we provide to residents. As we move into 2025, we’re looking forward to continuing to work with colleagues, residents, and partners to progress delivery of our 2030 plan, ensuring we continue our focus on putting residents first and achieving the best possible outcomes for them.

🎉 We recently marked a significant milestone as we approach the completion of Phase 2 of the regeneration programme at John Barker Place, Hitchin in January. 🏘️ We were delighted to welcome key partners and stakeholders, including - Settle colleagues, the Leader of North Herts Council, Daniel Allen local Councillor, Cllr Nigel Mason, James Hick from Homes England and members of our partners at Lovell Partnerships Ltd to view one of the homes for social rent. Phase 2 will provide homes to 24 social rent residents and 22 shared owners. Residents will begin moving into their new homes between mid-January and early February. Fiona Coulson CIHCM, Executive Director of Development at Settle, said 📣 : "We're so proud of these new affordable homes and really looking forward to welcoming residents into their new homes from the middle of January, many of whom are already part of this community. I'm also very proud of our development team who have done an amazing job to get to this point. This follows the completion of Kingfisher House in July 2022 – the first step in this regeneration programme. We are also grateful for the support and funding that we have received from Homes England and North Herts Council which helped make these homes possible." #AffordableHousing #Regeneration #Community #Partnerships

We were thrilled to receive recognition for our innovative onboarding programme, 'Housewarming', which was named Recruitment or Retention Campaign of the Year at the UK Housing Awards. 🏆 Housewarming is an integral part of our Continuous Professional Development initiative, equipping our team to deliver exceptional services to residents. 🏡 We were especially delighted to hear this feedback from Alex Sinclair, a Settle resident who recently joined our Operations Committee and experienced a condensed version of Housewarming: “What an impactful experience! The day was amazing, and if that’s a condensed version I can see why you won the award for your full housewarming events! From the moment I walked in everyone was so friendly and accommodating, you couldn’t have done more to make us feel comfortable and valued. Whilst visiting all the different departments, and speaking with several of your colleagues, what really stood out to me was how much people cared about their individual roles and your values as a whole.” https://lnkd.in/eZjweFzP Find out more about Settle’s Housewarming experience from our colleagues in the video below 👇or email our team - colleagueexperience@settlegroup.org.uk.

📣 Great to see Fiona Coulson CIHCM, our Executive Director or Development taking part on this panel today at Housing Association Partnership Network (HAPN)

Raising Funding with Local Government 💸   Our presenters explored innovative strategies to tackle persistent funding gaps in housing delivery. Through a regeneration case study with Settle, we gained actionable insights into bridging financial challenges and driving scalable growth.   💬 “Our mission for regeneration is about quality of life and that standard our residents are living in but it's also to do with the social community make up and making our communities sustainable” - Fiona Coulson CIHCM 💬 “To development funding it's about making a project or organisation financeable by creating that long term business plan that provides the value in investing and spending money in a certain way” - Tariq Kasi 💬 “Our purpose is to one drive regional local and economic growth and the second is to deliver net zero by intervening where the market is providing enough finance" - Edward Wingfield   This session provided housing executives, finance directors, and community development leads with practical strategies to close funding gaps and drive long-term impact 🥊   Are you a senior leader within housing? Be part of these critical discussions next year 🔗 https://lnkd.in/e-FF265V   #SocialHousing #FundingInnovation #CommunityDevelopment #Partnerships
