About us

We’re settle, a resident-focused housing association. Working in communities across Hertfordshire, Bedfordshire, Buckinghamshire, and South Cambridgeshire, we provide more than 23,000 residents in over 10,000 households with a place to call home. A housing association that puts residents first, we know that everyone is different, so we ensure that we provide a service that is as individual as our residents are. There is something special about working here. It’s in the values that shape us and the people that make us – us! And it’s in caring not only about the work we do, but also how we do it. We are a team of around 300 colleagues with a wide range of experience working in the housing sector and beyond. What connects us is our passion for social housing and the power it has to transform people's lives. Leading the team is our exec, who work together to shape our strategy and help guide the direction of the organisation. They ensure that every area of settle is in tune with the rest and working effectively so that each team plays its part in contributing to our overarching purpose and delivering the best possible outcomes for residents.

  • Yesterday, we were proud to welcome colleagues, partners, and stakeholders to celebrate the completion of Phase 2 of the John Barker Place development in the Westmill estate, Hitchin. A huge thank you to representatives from North Herts Council, including Chair Cllr Clare Billing, Cllr Nigel Mason, and Council Leader Cllr Daniel Allen, as well as valued partners from Homes England, Lovell Partnerships Ltd, Hunters: Architects, Building Consultants and Civils & Structures, and Potter Raper for joining us to mark this milestone. Phase 2 has delivered 24 new homes for social rent, alongside 22 shared ownership homes, building on our long-term commitment to the area. Our Executive Director of Development, Fiona Coulson CIHCM said: “We are truly delighted to have delivered on what we set out to do when we started planning these homes over a decade ago. We know how important it is to deliver new affordable and high-quality homes that provides people with a foundation to build their lives on.     At Settle, we’re committed to making our workplace and neighbourhoods welcoming and inclusive for everyone. 🏘️ ✨ We’re proud that colleagues from across the business—especially those in resident-facing roles—have recently taken part in Understanding Sight Loss and Deafness workshops, delivered through HQN by the brilliant Julie Ryder.   • We're delighted to have recently marked completion of the new homes at Phase 2 of the regeneration of John Barker Place in Westmill, Hitchin. 🎉 🏡This latest phase delivers 24 homes for social rent and 22 for shared ownership, providing high-quality, affordable housing for the community. We were proud to speak to new residents Heidi and Rhian, who shared what their new homes mean to them. Heidi summed it up: “It was an amazing surprise to see our new home - the space we have here, the wonderful balcony, the doors… a lovely new home.   • At Settle, we pride ourselves on being inclusive, creating a place of work and neighbourhoods where everyone feels welcome and free to be their true selves. Today, we were proud to host our first live webinar for colleagues and residents in celebration of #LGBTHistoryMonth! 🌈✨ Co-hosted by our Managing Director Dean Anderson and Training Lead for Stonewall Housing, Alexandra Duffy, we were privileged to hear real-life stories from service users and former colleagues at Stonewall Housing, giving us a deeper insight into LGBTQ+ life over the decades. 🏡 The webinar sparked meaningful reflection, and we’ll use these insights to shape our ongoing work on equality, diversity, and inclusion—ensuring our commitment to this runs through over services for both residents and colleagues. We're also committed to working towards the LGBTQ+ Housing Pledge - a scheme by HouseProud-LGBT and delivered by Stonewall Housing, which ensures that LGBTQ+ residents have a voice at the highest levels of our organisation.     At Settle, we’re proud to support apprentices in building their careers. Tom completed his carpentry apprenticeship with us last summer and has already taken the next step as a trainee multi-skilled trade operative 🏆. Reflecting on his career to date, Tom said: "My apprenticeship at Settle has given me the confidence and belief to progress my career further. I gained so many skills while working alongside colleagues, and that’s really helped in my role today.     This National Apprenticeship Week, we're shining a light on Sofia, who is in the second year of her Level 3 Housing Apprenticeship at Settle. Reflecting on her experience to date, Sofia said: 📣 “Over a year into my apprenticeship and I have gained so much knowledge of the housing sector and a clearer understanding of where I would like to be when I complete my apprenticeship later this year. My confidence has grown and the support that I've received from each team at Settle has been invaluable. They have provided me with the help and knowledge that I need to continue to complete my studies and take the next steps in my career.'   ✨ Apprenticeships can lead to great careers!     Last week, we marked our annual Health, Safety & Wellbeing Week for colleagues! From sessions on awareness of invisible disabilities and the launch of our new Health & Wellbeing/Neurodiversity Colleague Passport, to activities like crafting, yoga, health check-ups, and even a pool competition, over 70% of sessions were delivered by our amazing team. 🙌 A huge thank you to everyone who participated! ✨

    Last week, we were thrilled to welcome a new cohort of team members to Settle and to our award-winning Housewarming induction week! 🎉 Our new colleagues spent the week meeting other teams and getting out into our neighbourhoods so that they could get a real understanding of all the work we do as an organisation. 🏘️ Rhe, who has been working at Settle for two years shared her experience of the week as she begins her new role as Neighbourhood Co-Ordinator 📣- “As a current employee of Settle, I thought the Housewarming Week may not be relevant to me. However, I was surprised with how insightful it was. I got to learn new areas of the business and meet colleagues I may never have crossed paths with in my previous role. I think Housewarming is a fantastic addition when moving or starting a new role, allowing colleagues to feel welcomed and educated on what we do and the ways we work. “ We wish them all the very best of luck! ☘️ #onbording #proud #collaborative
