    This week on The Home Builder Digital Marketing Podcast, Qadra E. of Zillow New Construction joins Greg and Kevin to discuss the 2024 Zillow New Construction Consumer Housing Trends Report and what the results reveal about new construction buyers. ➡️Zillow’s most recent housing trends report takes an in-depth look at new construction buyers. Qadra says, "…it tracks 2,500 buyers of new construction within the past two years. And we are learning about how they shop, what they're looking for, what draws them to builders, what draws them to listings online, and then we can help guide builders to give these buyers of new construction what they want." The purchasing behaviors of new construction buyers vary from buyers who are looking to purchase existing homes. Qadra explains, “They're wanting different things, and they have to shop differently because new construction isn't something that they can always see, touch, feel, go into, so they're shopping differently. And they want different things when they're buying a new construction home. Maybe they're looking for something they can completely customize. They want to put their own stamp on this home. There's some reason that they're drawn to new construction over a used home. And so, that's what we wanted to learn through doing these surveys is what do they want and how do we get them what they want.” Home builders should focus on helping buyers recognize the benefits of buying a new construction home versus a used home. Qadra says, “…figure out a way to educate buyers on the value of new construction. Whether that be the features that you offer or the incentives that you can offer that help them offset their monthly costs, really be able to take a pen to paper or a pad to finger, whatever you're using, and show them what it means for their bottom line.     This week on The Home Builder Digital Marketing Podcast, Leah Kaiz Fellows of Blue Gypsy Inc. and Carol Morgan of Denim Marketing join Greg and Kevin to discuss the 4th Annual Online Homebuyer Mystery Shop Report and how home builders can use the results to improve their follow-up process. ➡️The data in the Online Homebuyer Mystery Shop can help home builders understand what questions to ask when evaluating their follow-up procedures. Carol says, “You know, I want to know how I'm performing. So, of the leads you're getting, you know, how many of those came in for an appointment or how many of those have you been able to close? What is the quality of the lead that we're driving to you? And it's sometimes surprising how many builders can't really answer that question.”  This report helps home builders assess where changes can be made in speed of follow-up, frequency of messaging, and diversity of touch. Leah says, “You've got to constantly take a look, audit, evaluate, figure out where the areas are for improvement, and that's really what this report is all about. What are the areas where we could focus on improvement? And for those builders that really want to get ahead of these other builders that are on this report, there are plenty of ways to do it. There are plenty of ways to stand out in the crowd.” Home builders can boost follow-up practices with email. Carol says, “…set up drip campaigns. You know, set up a campaign for your company as a whole, and then if you have new communities coming online that you're setting up VIP lists. Set those up individually for different communities as well. There's a lot you can do with drip email campaigns. And I think as an industry, we still have lots of opportunities there. I think that email works and we need to work it better.” Management of leads can determine how valuable a follow-up program is. Leah says, “Make sure you have a lead nurturing program, not a lead distribution program. And when I say that, what I mean is there's one person or one department, depending on how big you are, that all the leads go to, there's one way, there's a method to the madness on how we're going to develop those leads into viable appointments and then send them off.” Listen to this week's episode to learn more about how home builders can make the follow-up process better for potential home buyers.     This week on The Home Builder Digital Marketing Podcast, Sara Gutterman of Green Builder Media, LLC Media joins Greg and Kevin Weitzel to discuss how generational marketing can help home builders attract and engage the right home buyer with the right message at the right time. ➡️Every generation is shaped by experiences which then impact their attitudes, perspectives, and preferences. Sara explains, “Each generation is shaped by its own unique historical context. So, things like cultural events, wars, elections, climate events, and natural disasters, certainly the economy, recessions, times of boom and bust, so to speak. But as we look at the purchase drivers and behavioral patterns of those 4 main generations that are impacting the housing sector, there are trends that track with those historical events that I just mentioned, and also the specific nuances and pensions that each of those generations have. They are translated into their general purchase drivers and behavioral patterns for their homes.” While not every home buyer will fall perfectly into a general category, there are still valuable insights that can help home builder marketers identify how to reach buyers in each generation. Sara says, “…it's kind of like a bell curve, right? Where you're going to have outliers and you're going to have both ends of the spectrum that may not fit into what the median data reflects, but if we kind of take out those outliers or the ends of the spectrum, and we focus on the main subset of each generation or the majority, I think that we can gather some insights based on the data that is pretty representative generationally.” Understanding how the nuances of each generation can help home builder digital marketers connect with home buyers better.
