About us

Board & Vellum is a multidisciplinary design firm based on Capitol Hill in Seattle, offering architecture, interior design, and landscape architecture for residential, commercial, and civic projects. Our cross-disciplinary ethos inspires deeply integrated, comprehensive design solutions, and enables us to work seamlessly across complex project teams. Whether public or private, indoors or outdoors, we focus on elevating experiences and designing for thoughtful impact not only on the immediate surroundings, but on the environment. Guided by a values-driven, client-first approach, Board & Vellum’s projects are not relegated to a single design aesthetic, but anchored in a vision of creating beautiful, enriching designs for individuals and the communities they share. Board & Vellum is proudly majority-LGBTQ-owned, an active member of GSBA Seattle, and our collaborative group of design professionals is guided by a nearly-80% female leadership team.

    We recently launched a new portfolio project, The Mercer Island Bike Skills Area. Completed by our landscape architecture team, in collaboration with American Ramp Company (ARC), the new bike skills park in the northeast corner of Deane’s Children’s Park on Mercer Island, is designed for skill building for all ages and abilities, as well as easy maintenance and minimal impact to the surrounding natural area. Board & Vellum provided local support to the project lead, American Ramp Company, leading public engagement and providing environmental code review. Our goal for public engagement was to provide fun and accessible opportunities for a broad range of community members to share their thoughts, ideas, questions, and concerns about creating this new park amenity in a well-loved park.     Keep your eyes out for the latest issues of Portrait Magazine (Seattle and Portland editions) — where you'll find our project, the Mount Baker Historic Craftsman featured. "When Paul and Leslie Santarelli were looking for a home in Seattle in 2018, they were seeing too many houses that were just a little too new. “It was a lot of modern farmhouses,” recalls Paul. “There was nothing very old.” Then the couple walked into a 1912 Craftsman in the Mt. Baker neighborhood. They were amazed by the home’s historic detail, from the coffered ceiling and decorative stair railing, to the original tile around the fireplace and stained-glass windows glinting in several rooms. “This was a house that I’ve always dreamed about living in,” says Leslie. “It had so much beautiful character and potential.” After living there for a few years, they realized the few pain points: mainly, that there was only one bathroom for the three upstairs bedrooms, which wouldn’t work for the family of five, and the kitchen was worn and tired after an 80s remodel, resulting in a stylistic mismatch. For a remodel, Paul and Leslie sought out a team to design and build the project who was equally excited and passionate about historic houses. “For us, it was really about finding a team that had the same appreciation for the historic parts of the home that still existed,” says Paul. They found it in interior designer Hyrel Mathias, of Board & Vellum and later Hyrel Mathias Interior Design, Lance Hayes, architect at Board & Vellum, and contractor Brad Wageman of Ambrose Construction. Wageman, who began his construction career in fine carpentry before starting a firm that remodels all types of homes, has a particular satisfaction for working with century-old houses like this one.     PSBJ BizSpotlight: Board & Vellum Expands Its Multifamily and Mixed-Use Portfolio "Board & Vellum gained early acclaim as the design force behind projects that became neighborhood staples, like the adaptive reuse of a historic home into local favorite Ada’s Technical Books & Café on Seattle’s Capitol Hill, and the Lucille on Roosevelt, a mixed-use apartment building with a ground floor experience residents readily made their home-away-from-home. Board & Vellum was also the multidisciplinary design team for the commercial spaces at the Lucille: the Roosevelt location of Armistice Coffee, and the coworking space, Seven Starlings Workloft. In the years since Jill Burdeen, Principal, joined Board & Vellum in 2018, she’s leveraged her now 20 years of experience in multifamily and mixed-use projects in the Seattle market to lead the expansion of Board & Vellum’s multifamily sector. Stellar, an elegant 160-unit apartment building in Seattle’s South Lake Union neighborhood recently opened, in 2023. Stellar was developed by Pastakia + Associates, and Board & Vellum’s architecture and landscape architecture teams partnered with VIDA for interior design. Stream Overlake — a 224-unit apartment building with 1, 2, and 3-bedroom units along with over 4,000 SF of commercial space and a goal of LEED Platinum — is in the permitting process in Redmond, developed by Stream Real Estate. Tanager Apartments, developed by Euclid Development in partnership with HAL Real Estate, is soon to enter the construction phase, combining two adjacent sites in Capitol Hill, Seattle, to create a unified urban living experience sensitive to its neighborhood context. This year, a new adaptive reuse project by Board & Vellum caught the eye of the press, deemed “Seattle’s first office-to-residential conversion of the post-pandemic era.” Developed by Stream Real Estate, the project is transforming a prototypical ‘80s-era, ribbon-windowed office building into modern, market rate apartments."
